I've got offer letters from 2 different banks but both are not to my satisfaction. is there anyone who is not from public bank n citibank here ?

Why not to your satisfaction? You means the rate they offer? Before LO come out have you ask the banker help you appear to better rate?

Share can it use as pledged?

I am having an ace counter(free share fully paid up)
but it is fundamentally sound co with 40 yrs appearance ,0 debt ,at yield of 7 %,bought at pe of 10,c apital gain 50% less than 3 mth
I only have one counter,concentration risk?

Ant chance to get loan RM240k approved with salary rm3.5k (b4 epf n tax). n total of rm700 asb monthly ? tq

Hi,

How old are you? If you are below 40 years old, should be no problem with only RM700 asb loan.
Get ready you asb loan offer letter showing it is asb loan with loan amount.
It could help up to exclude this commitment from dsr.

hi, i earn 5k gross per month and im turning 30 years old this year. with no commitment only 1 credit card, what is the max housing loan i am eligible? thanks

Hi,

I am estimately your monthly nett income at 4200
Eligible tenure at 35 years
Interest rate at about 4.5% (could be lower)
Entitle DSR 70% (Basic)

4200 x 70% = RM2940

If your credit card has clear every month, your commitment can up to RM2900
So, to be safe, you can entitle for 600k loan. Monthly repayment at RM2840

But be aware this is max commitment you can get the loan.

Hello any bankers here. I got a question to ask.

Let's say I'm buying a 2nd hand house (have previous owners), then the owner is quoting me at RM600,000. May I know how much will the bank loan to me if this is my first hse. From what I know, banks will loan the amount based on their valuer's report on the market value of the property. Is it true?

Bank will loan the amount base on bank value, not market value, market value sometime might higher. If 600k need prepare 60k down payment, if loan margin is 90% smile.gif

Thanks. another question now. How do a bank value the property? Seller 600 may not be bank's value. From what I hear, they have a valuer for it. But how does the valuer derive the value.

Yes, to check value, we need the property full address, build up, land size, property type, renovation? renovation cost.

Need your opinions about housing loan offered by different banks
I got the same interest rate from most of the major local banks....the one thing that differs is the base rate n spread.....
May I know the importance of let say
1. 3.25+1.2
2. 3.9+o.65

car loan rm 560

and now currently looking for house around 250k..

with regards to the interest rate offered by banks....

the base rate and spread will change quaterly....but looking at it, will it make so much difference

3 main banks, offered same rate but lowest spread i get is 0.66

any example with regards to the effect of base rate and spread??
