For 1st home buyer scheme, you need fulfil the conditions stated here >> http://www.srp.com.my/en/

The interest rate for SRP is slightly higher compare to normal loan...
I have check with several bank..interest rate as below:
AMBank- 4.45%
PBE- 4.65%
HLB- 4.75
MBB- 5%
CIMB- 4.45%(For loan above 400k)

Thanks for sharing. Recently applied PB, only offers me 85%. It is very hard to get 90% nowadays?

Not exactly condition. They look at the property and reject based on 1) developer has no future development (according to banker) 2. Only main salary can be used. Part time are not allowed 3. Serviced apartment with commercial title is not entitle

Graduated payment do you means the monthly instalment is lower at the first 5 years? therafter it goes back to normal?

Anyone can advise, i plan to buy a house for rm950k.
Monthly income is sgd5,400, having a wife and three kids.
No property loan and no car loan as well. No CC as well.
May i know what is required for the loan application?
Working in Singapore now and plan to buy in Johore.
Any opinion whether loan will be approved?

Malaysian? Should be no problem as long as you able to prove your income. Base on your monthly income should be no problem for 950k property. by the way did you pay income tax either malaysia or singapore side?

since you plan to get a housing in near future please be prepare your to apply a credit card 1st
yes or not, bank will prefer to look at your repayment behavior at least through your credit card repayment and utilization.

Hi Victor,

Are you malaysian?
First of all, sounds you do not have credit facility in Malaysia, so it is consider clean CCRIS in BNM.
For this situation, most of the banks will slash margin maybe at 80%

And, you are holding working permit or PR status?

Assume 90% of 300k monthly repayment is 1.3k add car loan, dsr more than 70% "burst" already. Advice find joint name or borrow lower loan margin.

Even some of banks needed freelancer to have ssm registration.
