QUOTE(whoopsylai @ Mar 5 2015, 02:55 PM)
hello,
planning to apply loan for my second property
the property cost RM300k + carpark RM18k
Downpayment RM15k

the house i am currently staying in is under "me and my wife" and loan from Public bank.

question 1:
under such circumstances, is it better for me to get another loan from Public bank or other bank. can anyone help with stating out the pros and cons with regards to sticking to the same bank or going for another bank.

question 2:
can i include the amount for my carpark RM18k into the loan as well

question 3:
the apartment is meant for investment, thus under such circumstances, will there be any difference in terms of loans with lock-in periods compared to loans without lock in periods

question 4:
which bank offers the LOWEST INTEREST !!!!!!!!!
or could anyone suggest me a BETTER way than ME calling each and every bank
*
Question 1. it's not really and issue, if document and repayment is good why don't submit to few bank and see the rate that they offer

Question 2. If the car park is additional purchase unit, yes can, it will be counted as total purchase.

Question 3. Meant for investment means you plan to sell it off within 3-5 years?

Question 4. It's still depends on your profile and we judge grading from there.

I'm applying loan soon. Not sure should take 30 or 35 years? Noticed the longer tenure (35yr)
has extra 63k interest in overall. I'm planning to settle lump sum every year, at least 20k directly to principal.
I want a lower monthly installment but save more interest by the time loan is paid.

Anyone can advise?
*
My advice is go for 35 years. You can make extra instalment payment every month and lump sum payment every year to save the interest.
Let's say instalment amount is 2k for 35 years and 2.2k for 30 years, if you get your loan at max tenure 35 years and you pay 2.2k every month, the interest paid will still be more or less like 30 years.

The reason of getting 35 years financing is to lower your monthly commitment so that when you have to get financing for future purchase, you will have more room.

If you wanna save more interest, maybe can opt for full flexi loan.

I found recently HSBC offering the ZMC package which bank will bare the loan legal fee for buyer. Has any HSCB agent can share the details info? Such as lock in period, interest rate and etc.
*
Yes, afaik, HSBC & BSN are offering ZMC loan.

for HSBC, 3 years lock-in period, interest rate for a case that i came across, loan amount 4xxk, the interest rate is 4.75%.

Hello....my investment refers to long term investment...selling it off maybe but at a much later later later date...but in the mean time, renting it out to yield some return to cover bank loans....so thats why I am aiming for the lowest interest rate....even if the bank plans to lock me in for 10yrs but with good interest....I might consider....just saying

thanks

if long term lock in period shouldn't be an issue for you i guess. actually with or without lock in it wont effect much in the interest rate

DSR burst even haven't add on your asb and credit card. unless you able pay more downpayment or have any others support income such as part time job with pay slip, rental income "tenancy agreement with stamping" etc

Dear All

I have somet questions to ask

I currently booked a SA in jb and a first they offered me 10% discount as my down payment and i will goin to receive 8% cash back when i got CCC.

But

I have reply fm bank which offer me only 85% loan ammount of my unit then the developer offer me 15 discount on that but there is no more cash rebate whn CCC.

So you think is worth to accept the 15% or i can wait the others bank result?

Please advise.....

HI, if I buy a property at home town but I'm in KL. After signing the booking form at home town, can I bring the booking form to apply loan at KL and settle evrything in KL? To minimize the travelling.

I have car loan, cc, and personal loan. I missed Jan 2015 car loan payment by mistake, but others got paid. would it affect loan application ?

Yes it doesn't matter where you apply. err if missed the car loan when do loan submission request the banker attach with explanation reason where there's a missed payment should be no problem.
