Hi,
Not sure if my post fit to this thread but I'm in need for some help/advice I'm a first time house buyer, and recently I went the new launch event under Glomac Lakeside Residence in Puchong There are one 2-storey selling at RM900k. Went to check few loan calculator, with the current interest rate, the monthly repayment should be around RM3.9-RM4k I'm gonna try to submit the necessary document to see if I can grab that 90% loan. I'm having a gross salary of RM 9k for the last 2-3 years until now, no car loan (2nd hand car fully paid), no outstanding cc record, no other commitment, few question here... 1.) what are the documents needed for me to prepare in order to submit my house loan eligibility since I'll be trying few banks, just in case...? 2.) I'm trying to apply all by my own, without putting my wife as joint applicants, is it possible to get 90% or will it be successful? 3.) What are the other legal fees / S&P fees, etc that will be involved for buying a first house? Appreciate all the professional feedback Thanks. |

Document needed - i/c - 3 months payslip if your gross income is the same every month without OT / Commission etc / 6 months payslip if your salary is + OT / Commision - 3 months / 6 months bank statement - epf - borang BE & tax receipt / EA form - booking form / title SPA - FD / rental income / SPA - for asset support documents |

First of all, thank you to all who PM me the much-needed assistant and professional advise. I believe I learnt a lot today from this forum. Thumbs up to all who are so co-operative in helping my case. There are still some that I haven't mange to reply, but rest assured, I will reply each of everyone of your PM Thank you once again for all the helps. I still have more learning to get myself understand about house loan mortgage, especially on the S&P fees, legal fees, loan agreement fees, etc (everything is all about money) but at this point of time, I'm thinking ahead on what are the latest interest rated being offer, as of today, for all the banks available in Malaysia, be it local bank / international bank? I went to this website http://www.comparehero.my/housing-loan#all and it does show all the house loan interest and their package advantages. I'm not sure if this is real or not updated. Also, I would like to know what is the process to purchase a house?

I have a fully paid low cost house
Rough estimation on market price is about 70-80k Planning to refinance the house anybody can comment on the procedures and fees i need to pay if i opt to refinance the house Fees to pay 1. Lawyer fees ? 2. stamp duty ? 3. Insurance ? |

what i know spread rate remain same for whole tenure while BR will be revised by own bank every 6 mths
spread + br = effective rate so the best is choose lowest effective rate with lowest spread rate.. can anyone comfirm this, correct if im wrong |
