EG 2.5 storey Type A, was from 738K
EG 3 storey Type C, was from 838K

just curious, usually landed properties need only 2 years to complete, but why m residence 2 need 3 years. I remember my SA said it's becos it's g&g. But how does that justify the additional year?

can anybody pls enlighten me?

It is strata title like condo, so can take 3 years to build.
The developer also nee time to build the club house, beautify the Lotus lakes and etc

i tot the guard house will b constructed at the same time as the houses? e.g. for m1, the clubhouse is completed even before the houses r ready...

It is only the schedule of completion btw strata title landed and individual title landed.

MR1 is Individual Title, so schedule is 2 years, developer can build the houses phase by phase first and option to build the public clubhouse later on which they didnt.

MR2 is strata title and hence 3 years is applicable, thus, developer must complete the houses together with the said facilities and clubhouse within 3 years time, however, they may opts to rush it to complete by 2 years.

No. Not all phases.

I mean the clubhouse and facilities must be complete together with the Phase 1 as this is strata title and it was mentioned in the DMC.

Phase 2 can complete later as it was launched later and where after 3 years of Phase 2 completion, the clubhouse and facilities already up sometime dy.

Individual title township is different, dev can complete Phase 1 or 2 first then only build clubhouse unless they market it together with the Phase 1 & 2 launched or else kena bash by earlier batch of owner.

MR2 b**** is slow now with the 508K, the developer is now pushing the MR1's sales.
MR3 wont be cheap either, heard their 22x80 link wont be cheaper than 700K

yeah, developer is smart in a way that they use MR1,MR2, and MR3 to push the each other's sales.
They have all the cards they want n their hand. They are the host...and we are the disadvantage players rclxms.gif

i personally think m1, m2 & m3 beneficial each other since MS may want build big GnG township in RAWANG to create milestone.
Hope m3 able to have shopping mall to enhance the development.
Now Rawang do not have proper neighbourhood mall beside hypermall A*ON, TE*CO, GI*NT.
