QUOTE(Nano22 @ Jul 7 2013, 10:45 PM) I'm struggling whether want to take it or not because of the maintenance fees.. very headache!! Assuming the maintenance fee is RM280pm, i.e. RM100 per month more than what u expected, it would be then decide by the JMB to decide if the RM280 is too much? and can based on majority votes to bring down the cost when necessary. I believe the absolute price of MR2, is more significant than the maintenance fee when deciding whether to buy, what if u can get RM180 pm maintenance fee somewhere else but the selling price is 20% higher? What is your call then?

QUOTE(meow_1978 @ Jul 8 2013, 12:07 AM) Call SA and find out. It will be in our original SnP... Has anyone signed the SPA and sighted the RM280pm included in SPA?

QUOTE(meow_1978 @ Jul 8 2013, 12:18 AM) All the SnP signed is pre-signed only. All the maintenance fee information is from SA. Alright.... usually the maintenance fee will be listed in the Deed of mutual covenance. When one pre-sign SPA, DMC would be signed together.

QUOTE(Chris Chew @ Jul 8 2013, 01:05 AM) I also dunno why suddenly the thread was hot about APDL out and sudden changed to RM 280 m/f per month. +1 By spreading the RM280/ pm rumour, some worried and wanna cancel the booking, try to think from other side of the coin, who is beneficial fro this? The competitors I guess.

I believe the SA simply say out rm280 pm to get the public response. I asked them to show me black and white like internal memo, the SA said the management hasn't finalised yet.

We don't hv to create unnecessary fear over the forum, RM280, RM380, RM480 pm and so forth, I only trust official annoucement and black and white.

QUOTE(Deathscythe@@ @ Jul 10 2013, 11:00 AM) RM 280 maintenance fees? sure or not? I thought RM 180 as MR1 RM 120? There is no black and white on the increment of maintenance fee to RM280. Some purchasers get panic and emotionally affected for what may or may not happened after 4 years time.

QUOTE(rachel_xxx @ Jul 10 2013, 12:59 PM) yes no black & white but some mentioned already confirm with SA and SA represent MS. What is their intention to say that if not instruction from management? You check with 10 different SA, the 10 SA will give u 10 different answers. You do not know which of the 10 represent the developer. There is no internal memo circulate in their office on the issues of finalised maintenance fee. As a purchaser or own stayer u need to ask yourselves what is the maintenance fee u willing to pay after 4 years (3 years constructions + 1 year free maintenance), if RM180/RM280/RM380 pm (or whatever finalised amount) is too much, then u can make your decision to go ahead or withdraw from the purchase NOW, since many has not signed the SPA yet. QUOTE(Deathscythe@@ @ Jul 10 2013, 02:32 PM) That is ridiculous. 3 years construction time ady bear so much interests, if maintenance increase.. very burden as what i personally felt. Cos i play around with the loan calculator then realised quite disadvantage to the buyer. 3 years construction, usually 1st year no drawdown or the most 10%. U either buy cheaper serve progressive interest during the under con period, or developer offer u DIBS by increasing the selling price. Either way, u r the one that paying the interest.

QUOTE(viennafoong @ Jul 12 2013, 06:17 PM) What is the purpose for you sign on pre s&p?? Any protection on buyer? No protection. Developer just want to filter out the uninterested purchasers. But they cant do that until their APDL is out. Without the APDL, purchasers can choose not to sign at this stage. With the pre-signed SPA arrangement, developer can know whom are very keen and can't wait to sign it.

QUOTE(twins9 @ Jul 13 2013, 08:02 PM) I think 10 sens psf is reasonable maintenance fees. Alpine's BU is 1885 sqft, with RM180 monthly maintenance fees, means less than 10 cents psf.

QUOTE(rachel_xxx @ Aug 28 2013, 11:39 PM) sorry just to make it clearer, lawyer called and i requested them to email me the draft agreement to read so in the email they mentioned the dateline. i suggest to write in to MS hq via their website. At least to alert them on the lousy service provided by their panel lawyer? they only have 2-3 legal firms handling all units. Understaffs.
