QUOTE(yschaw @ Oct 2 2013, 10:42 PM) For those waiting for anggun 3, d link houses will b open for preview to previous anggun purchasers this Sunday, dsl from 668k, 3 storey terrace from 818k b4 discount. With this kind of pricing, MR2 - RM438K, and Emerald Garden 's 3 storey link from RM738K, 24x80 compared to to Anggun 3's 818K, seems the earlier looks cheap.

QUOTE(asil66 @ Oct 8 2013, 11:44 PM) just curious, usually landed properties need only 2 years to complete, but why m residence 2 need 3 years. I remember my SA said it's becos it's g&g. But how does that justify the additional year? can anybody pls enlighten me? It is strata title like condo, so can take 3 years to build. The developer also nee time to build the club house, beautify the Lotus lakes and etc

QUOTE(rainman19 @ Oct 13 2013, 11:53 AM) Anyone can update sales chart of new phase birch? So quiet here. MS need to pick up sales M1, m2 n M3 coming somemore MR2 b**** is slow now with the 508K, the developer is now pushing the MR1's sales. MR3 wont be cheap either, heard their 22x80 link wont be cheaper than 700K

QUOTE(Glcotan @ Oct 13 2013, 01:47 PM) more than 700k can still do? once they launch mr3 with >700k, then mr2 will move again yeah, developer is smart in a way that they use MR1,MR2, and MR3 to push the each other's sales. They have all the cards they want n their hand. They are the host...and we are the disadvantage players

QUOTE(Yveatel @ Jan 16 2014, 11:42 AM) I went on Tuesday. I do not think there is any progress since last weekend. Got 30k rebate plus 8k ang pau. But it is written as leasehold and not FREEHOLD as introduce by the SA. Total only pay about 5k for booking and 25k during SPA. And prepare another 3k for loan reimbursement. He mentioned that SPA and legal fees were included and only loan reimbursement have to be paid by our own. I never bought a property before. Really wonder is that really a good choice. It could be loan disbursement

QUOTE(37 Exposures @ Jan 16 2014, 12:24 PM) Leasehold GnG Semi Cluster or Freehold condo better??? LH and FH does not matter for own stay as FH is getting lesser. Nobody in this thread can live till 99 years LH expired. Furthermore, LH is renewable, unless government want to use it to build public amenities. But when government want to acquire land for this purpose, FH or LH doesn't matter already. Both land can be acquired anytime, when necessary.

QUOTE(37 Exposures @ Jan 16 2014, 12:52 PM) I asked because many people still confusing, actually I prefer MR2 Semi Cluster among others At time I was quite stubborn, must only buy FH for investment, and I missed a lot of investment opportunities due to the pre-set rule. Must learn from Deng Xiao Ping's white cat and black cat theory, any cats catch rats are good cats.

QUOTE(Chris Chew @ Jan 18 2014, 05:47 PM) For cluster being set at this price and rebates, it is a very very good package compare to the previous linked houses. Quite exclusive for a small family Earlier 2s link houses package also quite similar. 438k minus 30k, repeat customer another 3k discount. Net 408k.

It is a strata title development, they have 3 years time to build, and basically 2 storey link house needs only around 15 months to complete.

QUOTE(tboxmy @ Apr 16 2014, 11:05 AM) Why is this location so deep in and far from the town? Can anyone tell whats the plus of this location? apart from being a "Mahsing" project? Price is correlated to distance to town. If u want next to Jusco or Rawang Old Town, be prepared to pay more. As simple as that
