not sure about the Scenaria, i do not live there , but so far didnt hear any complaints from any owners. They did complaint about the anjali and villa crystal construction noise, these workers sometime work days & nights

Hi ABD gor, just to clarify the school beside anjali is not SMK segambut, SMK segambut is the one located at jln segmabut next to the Chinese school, the school beside anjali is SMK segambut jaya , which is a sekolah agama...

I'm not sure how good are you guys in Malay language. This wiki page last updated around 2012 i think, but read the article, it's actually a good national school and the students do well in school competitions  rclxms.gif  thumbup.gif

my point is this school can only benefits surrounding muslim tenants or owners, good or bad got nothing to do with non muslim family, the nearest national schools is at sri bintang.

schools that chinese go to or even international schools will always face serious traffic problems at certain hours, i prefer not to be a direct neighbour to such school.

although smk segambut jaya being a good school will not be attractive to non malays, it is good for anjali in terms of property value, since the school was there first, we rather have a good one than bad one.

before i paid down payment for anjali, i monitored this school, if i saw kids loitering around, smoking, spraying graffiti and revving their motorbikes loudly or too many cars waiting to pick up kids and jam up the road, i will just forget about anjali.

because in future my potential buyer or tenant also would not like to see such things.

and also i actually have a relative who study in smk segambut jaya before, and is classmate with miss chinese cosmos, carrie lee  thumbsup.gif

ic, i heard about her too because my friend brother is also from that school, i think after that the school converted to agama type and relocate the students to nearby sri bintang.

DUKE Phase 2 project to be ready in three months


THE much anticipated Duta-Ulu Kelang Expressway (DUKE) Phase 2 project is set to be completed in three months.

It was initially scheduled for completion this month but the project was delayed by squatter issues in Kampung Puah.

“The project is currently 96% complete. We did not want to displace the squatters so we had to re-look at the plans,” said Ekovest Bhd managing director Datuk Seri Lim Keng Cheng in explaining the delay during a high tea with the media.

He added that initial complaints on traffic disruption had also died down.

“Bear with us. Most of the major bottlenecks have improved considerably,” he added.

On the progress of the Setiawangsa-Pantai Expressway (SPE), formerly known as DUKE Phase 3, Lim said the project was 8% complete.

The project is expected to be completed in 2020.

The 32km highway is estimated to cost RM5.05bil, and will stretch from Universiti Tunku Abdul Rahman, Wangsa Maju and Ampang to the Tun Razak Exchange and Kerinchi.

Phase 2, which was budgeted at RM1.18bil, will expand the existing DUKE from two ends; via a 7km link from Sri Damansara and a 9km link from Jalan Tun Razak.

i think that group of buyers are not majority, you thought they sold most of it during August 3 years ago meh.... takes longer time is better than cin cai handover and u need to complaint for lotsa defect later...
