The existing low/medium cost apartment rental in Putrajaya already hovering around RM1200-1500. There are limited supply of High-rise Condo in Putrajaya (only 2 currently : Saujana Aster & Dwiputra Condo). Tamara location @ Precint 8 boulevard is undeniably strategic and superior with easy access to ample amenities (commercial, hospital, public transport hub, etc). Hence, owners should aim for higher rental considering all these factors~

Yes, agreed. Just got letter from PJH stated VP is expected before end of Dec 2016.

Seriously expected rental at 3000-3500?
Think you should be realistic based on current soft market..summore at putrajaya?? 3000 better rent at garden residences.

Have you check the market rental there? I was referring to Garden Residences Semi-D not the service residences, even SEG and Symphony Hill terrace asking rental 3000 per month..
Not to mention 2sty terrace at presint 11 asking rental less than 3000. Dwiputra also if can rent out at 2000 per month consider lucky enough.

I not sure in future whether rental can reach 3k or not. But from my personal view tamara and dwi putra is totally difference in term of density, amenity and spec. That is why tamara was sold out in 3 day during launching.

Density :
Tamara is 440 unit in 9 acres land + 1.4 acre neighborhood park + a full size football field (total around 12.5 acres), dwiputra is 880 unit in 11 acres land that all.

Amenity :
Tamara is walking distance to ayer 8 & promenade, for dwiputra u need to drive out to the nearby precint 15 or alamanda. I not sure presint 14,15 got any petrol station but I can confirm there is in presint 8 and many orther amnity like bank, pasar, shop, food court and gov school even hospital and police station also within driving distance less than 2km.

Spec :
Tamara all are 1200ft come with complete kitchen facilities as shown unit wihouth the 3G glass (kitchen cabinet, hob, hood, oven and microwave), Dwiputra there are 950ft & 1200ft with only kitchen sink is provided, if owner add in kitchen cabinet there maybe only simple cabinet with hob & hood.
Tamara all bed room is laminated timber flooring, dwiputra are just tile flooring.
Tamara come with 2 aircon as well, dwiputra i remeber correectly is no aircon provide unless owner add in air con.
Tamara bath room is come with glass panel (if i remember correct), dwiputra bath room is just basic.

If say dwiputra 950ft rented out RM2k, why not tamara rented out higher?

Just my own view.

Well, Im not sure how to compare market rental between condo & landed property as I believe there are different pool of tenant for high-rise v landed.. Thats why earlier I shared the rental index for The Hyve @ Cyberjaya as prepared by respective property agency as reference...u could verify with the agency on the info they provided and share with us your finding. Not sure about rental rate of Dwiputra Residence, but another condo at Presint 11 (Saujana Aster ) are currently leasing around RM2000 per month...and the location is really out of nowhere. shakehead.gif sweat.gif sweat.gif

I visited the site area today and looks like the VP is very near. Just that, there is no wall surrounding this apartment. Are they going to install Anti Climb Wall?
