I wonder who's the target market for this project coz at RM 2.3 million price tag after rebates for one of the units, one can even get a landed 2-storey bungalow (individual title) nearby.

QUOTE(yslysl @ May 24 2019, 01:48 AM) which 2 storeys bungalow ? Just drive around Tmn Seputeh where this project is situated. You're bound to bump into one or two bungalows for sale. Just that they're old, though.

QUOTE(yslysl @ May 24 2019, 09:35 AM) I'm staying around this area... Any specific name for those bungalows u mentioned ? I just simply drove around there a while back and saw some 'For Sale/Rent' banners draped on some of these bungalows. They don't have a name attached to it since they're individual-titled houses. Last I recall they're priced around RM 2.3 million - RM 2.5 million. If you're referring to those Semi-Ds and bungalows in the GnGs such as Sierra Seputeh, don't expect this kind of price, tho. And yes, I'm living around the area too.

QUOTE(ER1009 @ Oct 2 2019, 03:03 AM) Ya, exactly. I even spoke to the law firm representing developer and lawyer told me they only stating original price in SPA as per instructed. Now waiting from developer on further action to provide assurance on the final purchase price and not claiming the original price. Any buyers who experienced similar situation, able to share advise? I bought a Sunway project and they gave me a booking form which states the rebates given for it and at what stage will it be offset from. It didn't state the before and after pricing, though. Did your booking form mention the above rebates? This post has been edited by DesRed: Oct 2 2019, 11:38 PM

QUOTE(ER1009 @ Oct 7 2020, 01:59 AM) Hi, anyone received updates on SP Setia absorbing 15 years condo maintenance fee? Giving one lump sum rebate or just wavier on each month? Absorbing? I recall the banner read it as more of a subsidy than covered by the developer. Hopefully, the maintenance still remains good after 15 years...

QUOTE(funfunfun @ Oct 7 2020, 08:51 PM) The maintenance subsidy is given as lump sum rebate to offset purchase price. So owner will still pay regular monthly fees. Anyway it works like any other rebate so it’s more like marketing. Sounds very misleading if you ask me. Might as well call it an 'extra' rebate if you still have to pay the full maintenance fees after the project is completed. Some prospective buyers will take it as paying lower maintenance fees upon the completion of this project.
