with this 2 goals, i should be able to live comfortable till 75 or even 80....
if i am luckly my EPF dividend should be able to cover my mothly expenses...

I am not sure if it's as simple as that, coz the bank might change and start charging personal loan interest when default happened. If standard personal loan interest is applied, all hell lose break. 🥶

It's still safe, until age50/55 where the bank can tarik the money from the person EPF. Actually this loan will be a 'poison' for those that don't manage their money well. Once they start defaulting and kena high interest rate compounded, age of 50/55 will be a night mare for them. Imagine a 15-18% compounding interest charge on RM50K. That would easily become RM200-300K owe to the bank after 10 years. shocking.gif

MBSB is charging 3% upfront for the takaful insurance. Applied RM50K, only get RM48500 .... Really potong stilm... biggrin.gif

that's why the Effective rate is 5.04% (this rate is closer to FD or EPF dividend yield rate, and should be the one used to do comparison).

Few things cannot touch in stock market, the risk is beyond many can take :

1. Margin trading
2. Contra trading
3. Buying derivatives products such warrant, futures

If you refrain yourself from the above, you can avoid many disaster.

This type of thing is same like some loan shark offering you money you don't have to gamble online. The higher the credit limit, the riskier your position.

Can get this type of return by just parking in US government bond. Dont even need to hire a single fund manager nor investment specialist in epf.
