Phase 1 was opened to public for balloting which attracted 2-3k ppl. Phase 2 only invited 300-400 ppl from phase 1 balloter who failed to get a unit earlier which ended in the less than 100% non bumi take up rate. That was a private ballot. I think ijm will open up for public ballot after aug for remaining units because dateline to sign s&p for private ballot is 30 aug to get 10k rebate.

Just signed my S&P and also got the bill for MOT totalling rm14k plus n loan documentation fee estimated ard rm8k plus 😱. Any idea how much would the MRTA be for this? Prop value is rm662k and say tenure is 30 yrs.

Regarding the courtyard, it is bigger for the 24x80. And for type ie staircase at the back, the dining area will be smaller due to the guest room location. Jus wondering if can move dining table to pantry and leave the dining area for something else so the access to staircase would not be partially blocked.

Dun think can get any disc for MOT as it is based on scheduled rate but for loan legal fee pls ask ur lawyer to give u a disc. Mine was initially rm8k plus. After request, they gave me 30% disc for their prof fee so total now just over rm7k

Mine initially verbally agreed to give 35% disc but later said mistake and gave 30%

Is it true tht the MOT payment can be delayed but hv to be paid before loan drawdown? Is it diff for strata title type property like condo?

Managed to sneak in by following a workers lorry. Wow, really impressed with the Arc. Nice landscape n ponds. Thr were loads of workers n machineries ard for final finishing. Didnt take photos though. Was raining n quite a few ppl looking at me wondering who am i. Though the sms says gallery now open on weekdays i think a few more weeks of work n finishing touches will make the visit to the Arc more worthwhile. Cant wait for the landscaping to mature. Wondering wht ijm will do to the arc when the whole rimbayu phases hv been sold out but tht will be amother good ten yrs at least. Now i really feel good hvg bought perennia after seeing the Arc. According to SA, p2 now at piling of foundation stage. Also noticed show hse for p3 under construction next to chimes show hse now. Nowadays, sometimes traffic already building up in morning goin to 1st roundabt to leave kk. Surely next time will be worse. Rumbayu residents can chose to go to town thru kk or skve n elite. Safety is kk now getting worse. Almost daily got reports of snatch theft or robbery. Ppl will move from kk to rimbayu jus like usj residents moving to kk last time
