Sorry, have to clarify. I took 89% loan. So I have to pay that 1% before the bank disburse the 25%. The letter seemed to say I have 90 day grace period.

You can bank in to their RHB account, fax or scan the payment slip for them. That was what I did.

Sorry, for the confusion. I was the unsuccessful balloter. The unit I was talking about upthread was my wife's, who was the successful balloter.

Yeah, I just received SMS that Phase 2 balloting is coming on 3 Aug in Holiday Villa, Subang. Have to bring RM10K Bank Draft. So, if it has not ballot, how do you know sales is bad. Unless you mean there is no take up from their own internal selling?

If anyone is going to the private ballot, take photos. Would like to know if it is as packed as Phase 1. And if anyone bought it, please share the plot design.. ha ha .. I am just lazy to go!

Thanks for the update. Looks like Phase 2 is not as popular as phase 1. Probably less than half from Phase 1 returned. Meaning most of the Phase 1 people are there for investment. I'm guessing not many would invest in Phase 2... Perhaps this project is not as hot a IJM hope.

Not all? What do you mean? How would they choose who to invite and who not to? My guess is that they invited all those came for phase 1 balloting - they have that list - and SMS them. I think not many of those came back due to various reasons.

I am of the opinion that Dijaya is always the parasite and latch on other successful townships.. and then used their infrastructure without needing to build their own.

Phase 1 not necessarily will make money. Sure Phase 2 is more expensive, so naturally Phase 1 will also sell at the same price as the min of Phase 2, but is there any buyer? There may be many Phase 1 sellers who flipped.

Why wouldn't he agree to fence up? I'd think that it is to his advantageous seeing how dangerous it is to live in Malaysia these days. People have many motivations but I can't figure out this motivations at all - is he afraid he has to pay monthly fees for security?

Yeah I also find it strange (but glad la) that they send us progress statement but still the bank has not draw down. Made me panic.. ha ha .. but the lawyer already asked me for Stamp Duty. Ouch ouch... say, for Phase 1, there is no S&P charges but have Stamp Duty right?

Can't believe you haven't seen the Master plan. Didn't you have to go to IJM office to pay the remaining 8% or whatever it was and have to sign S&P? The master plan was laid out in miniature form in the office.

I like the idea of having the stair case at the back. Coming down for a drink in the kitchen will not disturb those in the living room. But it may create an environment of lesser interaction among family members especially if one has teenage kids.

But I don't like the void for the central courtyard. What a wasted space which seemed to make the Master bedroom smaller. That is a huge space wasted for some light. I bet many people would renovate.

Oh oh! Here comes the costs! Just got call from lawyer for the MOT and loan legal fees.. total come up to $23K. OUCH OUCH OUCH!!
