QUOTE(lochness @ Feb 22 2014, 10:42 AM) Why all of a sudden so many interested bumi buyers for the remaining bumi lots? Is the price of rm660k way below the current market price for phase 1? These are all converted units under bumi quota, released to non bumi. How come no such offer for phase 2 remaining bumi lots? As for phase 2, wait till > 50% construction progress developer will allow to appeal some to convert/open and release to non bumi. |

QUOTE(humms @ Mar 25 2014, 02:53 PM) alam impian by i&p or TTDI alam impian by Naza both have increased in value for the past 3 years. 2010 average pricing psf over land area is about RM250 - 300 psf, and recent transactions should be around 440 - 460psf over land area. Actually the RM 770K is bumi price after 5% early bird discount, full price before discount for typical 22x75 with min build up of 2700 sq ft ( 3 storey ) is RM 829K. 3 land sizes 22x75, 24x75 & 24x80. btw, received a sms from Naza stating that their latest phase, emerald will be launched 14th april, from RM770k onwards for 22x80sf (1,760sf) @ 438psf. looks fair to me, comparing to rimbayu's pricing at about RM380psf over land area. a 15% premium for freehold tenure? Anyhow the link houses at Alam Impian under NAZA TTDI are all gated guarded. I attended the soft launch on last Saturday, the 22x75 ( cheapest row ) was selling hot according to SA. Launching date will be in mid April. |

1 good thing about cluster homes, safer as no more dark back lane for outsider / robber to enter quietly.
Those days some Chinese may not like cluster homes because there is ' no back bone ' but I think now should be more acceptable to all already. |

QUOTE(Kenneth Foo @ Apr 16 2014, 10:29 AM) When I was visiting the sale office back in Jan, the sales person told me it is 850k+ for phase 3. So is the proposed price been reduced? Not a good news though for Phase 1 & 2 buyer. The price starts from RM 870K onwards before bumi discount, SA said hopefully can be launched on 26/4/14 but it also depends on when they can obtain the approval of their advertising permit to sell officially. |

QUOTE(Icecream lover @ Apr 16 2014, 01:29 PM) The best, go visit the Bandar Rimbayu Sales Office direct and check the location and their masterplan yourself. The model house with two different layouts are there. Remember to register for the coming launch. They are open on Saturday as well. |

Phase 3 total 460+ units. Phase 3A 190+ units, 140+ units are booked after preview yesterday. Staff booked 40+ unit. Left the not so good ( junctions ) or the premium units ( more than RM 900k ). The starting price is RM 875k, left a few at this price as mentioned by SA.
Today can just walk in and book but not many choice units left. Sales gallery busy as usual, Still can see a lot of ppl driving in when I left. This post has been edited by WL6016: Apr 27 2014, 10:51 AM |

Phase 3B not yet open for booking. Phase 3A+3B=460+ units. Ytd sold 140+ and staff units sold 40+, total only 180++ but not many units left? QUOTE(angelinetanxq @ May 11 2014, 01:04 AM) Not necessarily. The Advertising Permit price is from RM 1.12 mil onwards, applies to both phase 3a & 3b (464 units ), but developer is allowed to sell below this minimum price ( but not above). Phase 3a has been priced from RM 870k onwards. As for the starting price of phase 3b, very much depends on buyer response of phase 3a but normally will be slightly higher. This is the norm. |
