QUOTE(BUNNYCANDANCE @ Aug 13 2013, 01:34 PM) QUOTE (ronn77 @ Aug 10 2012, 02:00 PM) emm.. what is related SPS to this? One thing you should note that SPS is not the old days SPS which last year has been taken over by PKNS. Do you know that Datuk Liew has began disposing his stakes in this company since this year? If the chairman does not see the future or putting effort to expand the company then I can't see how this project going to be a successful one. Without Datuk Liew, SPS will be like PKNS which you can judge how well this project going to be or it could be next white elephant although I do not doubt the potential of Semenyih. Sorry but I don't think this will be next Setia Alam. https://forum.lowyat.net/topic/2464259 |

QUOTE(humms @ Aug 14 2013, 09:21 AM) comparison between townships differs much and depends on many other factors other than the tenure alone. and AI under MBSA , BR under Kuala Langat, so commercial development wise sure better those under MBSA.factors including location, accessibility, township planning, design, quality of workmanship, infrastructure and public amenities provisions, etc. from what i can see is that Alam Impian has the following pros: location, accessibility and freehold BR pros: green masterplaned township (i think better than AI), accessibility (maybe slightly better or worse, not too sure since BR don't need to pay toll and can enter via many points), price (1st phase only), they have large common parks, the arc, clubhouse etc, and knowing IJM, most likely they'll have proper roads and infra put in. |

QUOTE(eastken @ Aug 14 2013, 09:54 AM) Why those people so interested this BR this project! Because nowadays ppl love concept and township instead just a home. IJM also build more than 500 arces for environment and facilities purpose! Even DPC and SA also did that, instead of just house + garden only. And some upgraders, just because of certified GBI green township. Many KK parents also buy for their kids also, because scare next time their kids cannot afford and also can stay near them. |

QUOTE(hondaracer @ Aug 14 2013, 10:03 AM) Hmmmmm.... Look at the power of SMS for phase 2 ... One blast of SMS to registered potential and ALL sold out. Is because before the sms blast, most of the unit sold to those very keen and always check status with developer.I am not a "hater" as labelled by some people here, I was curious how come got so many units leftover for phase 2, and felt angry thinking the public was "over-marketed" on this dev. Little did i know that..."Looks like they expected the ribu ribu people to remember and return" ... without advertisement 😎😎😎. How to take out cheque when you do not know ? |

QUOTE(Clueless07 @ Aug 14 2013, 06:01 PM) This is always a grey area. Authority never allow to install as we understand ( except for strata title). I could be wrong. if old area sometime a bit hard cause many public road / entrance.I was part of RA committee in my area, my still collect money and install them ourself. We also manage to get Sunway to contribute some money to us, but the contractor is appointed by the RA. Sunway does not want to do it directly to avoid legal issue. Infact, MPSA or any other municipal could actually take it down. Jus that they rather not do it except if there is any safety issue. The road belongs to public, we can't just block it off and cut others access, though all new layout is such tat the residential area are a corner by it own so municipal dun kacau. For phase 1, I can't only recall IJM willing to construct guardhouse ( we actually signed a consent letter ) but they is no thing mention abt fence. Of course we could request IJM to sponsor the fence, else it would be very costly. A meter run of security fence would be around 200 ringgit. There is easily 500 meter of fence for each phase, so it would be 100k. Not all willing to pay, and not all had move it yet. So this would be some slight issue. but RB is design in this way, just hope everything can get done to fully GnG. |

if talking need 90% resident to agree, then would be no problem at all since IJM bear the fence cost and all people will agree.

QUOTE(oldman8088 @ Aug 15 2013, 03:46 PM) I am one of the phase 2 purchaser. Another 'lucky' guy next to my counter was forced to give up by registration person due to refuse to sign fencing up agreement. Therefore, you have no option whether fence up or not. You must agree to fence up, else ijm will not sell to you. Wow, got such thing, really amazed me, ijm deny the sale and most amazed is got such people dont want fencing up |
