Yes, 10k upon signing SPA. Balance to be paid within 60 days if I am not mistaken.
SPA lawyer fees by developer. You pay for Loan Agreement lawyer fee. That's normally paid when u sign the loan agreement.

RM10k upon signing (balance of 10% within 60 days). MOT 50% by I&P, remaining we've to pay. Legal Fees on SPA is borne by I&P, Loan Agreement legal fees we've to pay. Pretty descent amount of cash to be paid, including Interest during construction (since no DIBS)

The picture below is latest update of a week or so before raya. My unit also not updated yet. According to Agent, at least 2-3 units already signed SPA, but not updated on map. Including mine, 4 units not updated. This is for Tenun.

Pentas 4, good bookings, but signed SPA same pace as Tenun. I booked Pentas4 too, but decided to take Tenun cause it has ~19-20 feet land for corner units. Pentas4 only has ~10ft land (although wider built-up of 3ft xtra, 25x85). At least a few Pentas4 bookings need to removed on the board.

bro i did purchase p4 corner unit....u mean p4 only have 10ft land? i was told during booking it should be more than that..can be just 3m wide....worry eh...

amyways, which corner unit did u purchase? The ones at the sides? Those seem to have plenty of additional land. The corner unit im referring to are the ones in the middle.

Bro, can explain what's the pin and sticker mean? Sticker sold mean sign spa? And pin means book? How abt the red and blue color? Looks like the south facing row, facing factory is the slowest. Well, hopefully by the time I&P launch next phase and price up and up, ppl would start buying that too.

Yeah, we also need a larger group to get fencing done. Since the perimeter on the south will have fencing provided by developer, we only need to do the north perimeter.

Bro, I assume your unit has 4138 SF land.

If I divide by 85Ft height, your width will be 48.68ft wide.

48.68ft - 27 ft (build up width for corner), you are left with 21ft ++ of side land.

But if you go and see no 1 or no 2 which also have similar land size on paper, you do not feel that it is actually 21ft of extra land.

Pin means Booked; Red is Bumi, Blue is Non-Bumi. Sold sticker are those that have signed SAP Agreement. If u want to know who purchased the lots with sticker, agent can let u know, either bumi/non-bumi.

Based on the photos, there were only 4 corner lots.

Any idea why the end lots tarak laku? What is the price and extra land given for end lots?

Boss, additional 21 feet land x 80 feet long is quite big enough and sufficient for a mini garden or gardening area with ponds.

the 1st row facing junction? fengshui out?....

i choose pentas for the spacious built up and land...during purchase quite worry as the s&p plan does not indicate the actual land size apart from indicating in numbers...does anyone who owns pentas corner unit checked if ur s&p plan shows the actula plan with land size??

Probably 1st row facing junction issue.

Btw, I&P does not indicate actual plan with proper size in their S&P? That is weird given their reputation and since the individual title is out, it should be more easier for them to state into it.

Btw, I notice in Alam Damai and Bdr Kinrara corner lots, the I&P did stated the size in the S&P.

For individualized title but actual dimensions were not stated in the S&P, I think it would be a bit risky and probably facing the issues of actual dimension upon handover would be slightly different. If few inches up to a feet, still okay although a feet lesser for some buyers are long or big enough.

But if say 3-4 feets lesser upon VP ( ex. only 18 feets ) compare to during buying time ( ex. 21-22 feets as per master plan ) and not stated in the S&P, the home owner would be unable to sue the developer.

I think I&P should not have big issues given their reputation in landed / township track especially in Bdr Kinrara and Alam damai, quite established and long enough or else, sure got owners complaint kao kao.

Ohh, main dimension is given, I thought it is not given at all and not inclusive of the dimension of extra land size ( floor plan attached in the schedule )

Yes, I also think I&P would not change it purposely or cheat anything.

But I have 2 or 3 friends encountered some changes of the dimension and wrong floor plan of floor S&P or brochure and somemore, all from big developers but definitely not I&P.
