Yup, leasehold, but if you having a 700ft2 unit, lease hold wont affect much.

Opis technically is office.. legally not residential...
so it means this project is mix of office and residential

so those stay there as residential has possibility seeing employees goin there to their opis and sharing common facilities like lift and whatsoever there.

I believed the purchaser majority will stay there and will not use for office.. But might happen small group of buyer will use for office..

The entire project is mainly for own stay... Due to the title and the quota ( based on SA), so some unit need sell as commercial... The other i can think off, for those investors to skip their LTV 70% if buy commi unit.... smae like other developer come out SOFO, SOXO unit... not much different...

Thats mean i can use that add 3.5% rebate to offset my 2nd 10% billing....
And how about commi unit? still left many?
Is SA mentioned that RM5000 booking is non refundable once they bank in the chequ no matter loan reject or cancel.. ?

im still holding back bit for this prop..

Since lvl 1 - 6 is under commercial, lvl 7 above is resi...

I checked with OCBC, they only offer resi loan for this project.. no commercial....

If i buy commercial unit but apply loan from OCBC, they still treat it as residential loan.. thats what my ocbc banker told me.... maybe wrong..

But still not understand how developer to determine it...

Commercial and resi for this project is under "H" also.. Just commercial stated - "office" / "pejabat" in SNP and resi stated "SOHO" in snp..... basically both covered under H and follow progressive billing after completed according the stage..

Actually does it makes different if based on this?
