Whether to meet the developer in Klang or not, I think it's secondary.

The thing is that the meet up must be considered representing a group of buyers and not individual. So far I think the buyers are mostly tidak apa.

Does anyone has the latest photos of the construction work?

Easier for us to judge the construction progress.

I called the developer and they said the 2nd progress billing could be out this month.

Do you know how many times the developer has mentioned the same thing to me already ? Every month they say the same thing, same sentence. cry.gif

I suggest you go to the site and look at the number of piles they have lying on the ground. And they only have one machine running now.

Seriously I don't mind if they missed it and still able to complete.

My biggest concern is that this is a small time developer with small paid up capital. If they missed it too far and cash flow is running negative too much, they might consider drop it altogether.

I have just spoken to my sales agent from whom I have bought the property from. He last visited the site 2 months ago. This is what I learnt from him: (Need to take this with a pinch of salt)

1) The developer has requested their banks to approve their 2nd disbursement. It is likely that we will get the 2nd progress payment claims in 2 months time.
2) Sub-basement completed or almost there. Developer has been expanding the road and infrastructre (near the food stalls) along Jln Madrasah.
3) Piling will take about 9 months (since they have the sub basement). Piling was slow in earlier parts of the year due to heavy rains at the site and soft soil. A few pilings have to be reworked.
4) Once piling is completed, the structure can be built relatively quick?

I say this is not true.

Item (1) :- 2nd disbursement is based on consultant engineer signing on approval of the stage completion and the letter should be sent to you as well. Did you ever get any progress billing letter ?

Item (2) :- I last visited the place just a couple of weeks ago, I still see the pilings lying on the ground and the piling machine working hard on one place.

Item (3) :- This might be true but sorry, if machinery is the limit, then they should increase the number of machineries.

I also agreed that most things may not be true. Hopefully the 2nd progress billing will come in November assuming if approved.

Haha did you notice that you are getting contradicting info already ?

1. The call you made to the developer says you will be billed this month.

2. The info you got from the agent says you will be billed in two months time.

I seriously don't understand why their billing has to get bank's approval.

Are they talking about their borrowing from the bank instead of your borrowing ? Sounds like the former.

I never have a good impression of the developer for the past few months. Don't waste time calling MPJ number, the lady answering the phone does not have an idea of the construction progress.

My sales agent said MPJ is waiting for the progress claim to be verified by the engineers before the bank can authorize their disbursement.
