QUOTE(keneeth111 @ Jun 12 2013, 09:58 PM) thanks tmc boss latest photos......... The staff there says they work day and night.yeah, agreed with oxm8 that the progress is slow........@@ anyway, its better than no progress =) I am not civil engineer but if I were to make a guess, I think they use ancient piling technology. |

QUOTE(keneeth111 @ Jun 12 2013, 10:31 PM) most probably....i guess it has been close to 1 year since the day the snp signed..... According to the info which I have, the SNP's where signed in multiple batches. Some batches are earlier and some are later. I guess you belong to the earlier batch if it's already close to 1 year.with the current speed of progress, are they able to deliver on time?? But anyway need to monitor it closely. It might come to a complete halt if not careful. |

QUOTE(keneeth111 @ Aug 9 2013, 10:55 AM) Received a call from devoleper last few weeks and asked to prepare the next 10% payment and to verify our hand phone are contactable....anyway, please get the works done first, we are always ready to pay..... Does not mean much actually. Got a few times of false alert already on the next payment schedule. If you go to the site, you can still see quite a number of piles lying on the ground. Not sure how long does it take for all the piles to be driven into the ground. Unless those are extra/redundant piles ...... |

QUOTE(keneeth111 @ Aug 11 2013, 11:21 AM) According to fren who had checked with the uncle whom believed to be main-con on the site the other day, Let's do some calculation.the slow progress due to the followings:- 1) Soil is too soft, more pilings are required than normal site.... 2) The earlier pilings for abandoned shop-lots weren't sufficient, they have redo............ 3) They have to stop work at 5pm sharp, as there's some complaints lodged by the residents nearby..... Noted that's only one piling machine crane there which is really inadequate to cope the speed and fight with stipulated completion time-frame.......... but there's progress................better than nothing.................. Late interest charge, say = 10 % per annum Let say it is late for 3 months, Average property value, say 400,000 Total number of units = 412 10/100 * 3/12 * 400,000 * 412 = 4.12 million. Is my calculation anything wrong ? |

QUOTE(keneeth111 @ Aug 11 2013, 03:57 PM) tmc boss, is that too early to calculate penalty interest?? I am just trying to highlight that it's a significant amount of money. If machinery is the bottleneck, it will be in the best interest of the developer to bring in more machinery to complete the job earlier than to "drag" the construction. I believe they should be at least a few months behind the stipulated schedule already.completion of the building within stipulated timeframe is more important than anything else for every purchaser........... |

QUOTE(Seventh7 @ Aug 11 2013, 11:35 PM) The S&P agreements were dated in multiple batches, I believe the first batch would be about 1 year already. As the standard agreement requires developer to VP after 36 months from SPA date, and since 1 year has passed, it would mean the developer have 2 more years to VP to the first batch buyer, and perhaps additional 1, 2 or 3 months for SPA dated subsequently.Progress ? The developer hasn't even performed the first draw down yet, ie the work below the ground has not completed. Based on these info, please determine for yourself to see how far it is behind the schedule. |

QUOTE(cal82klm @ Aug 14 2013, 11:35 AM) Does anyone has the latest photos of the construction work? Do you know how many times the developer has mentioned the same thing to me already ? Every month they say the same thing, same sentence. Easier for us to judge the construction progress. I called the developer and they said the 2nd progress billing could be out this month. I suggest you go to the site and look at the number of piles they have lying on the ground. And they only have one machine running now. This post has been edited by tmc: Aug 14 2013, 11:52 AM |

QUOTE(cal82klm @ Aug 14 2013, 12:07 PM) Thanks tmc. They have been doing that to me as well. It is the 7 time already. Seriously I don't mind if they missed it and still able to complete. Deadline for completion will definitely miss. My biggest concern is that this is a small time developer with small paid up capital. If they missed it too far and cash flow is running negative too much, they might consider drop it altogether. |

QUOTE(cal82klm @ Aug 14 2013, 12:32 PM) I have just spoken to my sales agent from whom I have bought the property from. He last visited the site 2 months ago. This is what I learnt from him: (Need to take this with a pinch of salt) I say this is not true. 1) The developer has requested their banks to approve their 2nd disbursement. It is likely that we will get the 2nd progress payment claims in 2 months time. 2) Sub-basement completed or almost there. Developer has been expanding the road and infrastructre (near the food stalls) along Jln Madrasah. 3) Piling will take about 9 months (since they have the sub basement). Piling was slow in earlier parts of the year due to heavy rains at the site and soft soil. A few pilings have to be reworked. 4) Once piling is completed, the structure can be built relatively quick? Item (1) :- 2nd disbursement is based on consultant engineer signing on approval of the stage completion and the letter should be sent to you as well. Did you ever get any progress billing letter ? Item (2) :- I last visited the place just a couple of weeks ago, I still see the pilings lying on the ground and the piling machine working hard on one place. Item (3) :- This might be true but sorry, if machinery is the limit, then they should increase the number of machineries. |

QUOTE(cal82klm @ Aug 14 2013, 12:49 PM) I also agreed that most things may not be true. Hopefully the 2nd progress billing will come in November assuming if approved. Haha did you notice that you are getting contradicting info already ?Nevertheless still need to monitor the project closely. 1. The call you made to the developer says you will be billed this month. 2. The info you got from the agent says you will be billed in two months time. I seriously don't understand why their billing has to get bank's approval. Are they talking about their borrowing from the bank instead of your borrowing ? Sounds like the former. QUOTE(cal82klm @ Aug 14 2013, 05:59 PM) I never have a good impression of the developer for the past few months. Don't waste time calling MPJ number, the lady answering the phone does not have an idea of the construction progress. Ok that make sense. My sales agent said MPJ is waiting for the progress claim to be verified by the engineers before the bank can authorize their disbursement. |

Want to mention that today received the stage 2(a) progress billing which was dated 14th August and the stage completion certificate was dated 26 July 2013. I think I will go to site another time to make sure indeed the ground work has completed.
