yes. hard to revive. guess the spending power is not there combo with poor tenant mix.
unless they can turn it to something special for crowd pulling purpose (eg 3d art, theme park concept, special theme floor, special theme toilet, artistic or futuristic design etc).
otherwise hard to see how to turn things around..

Visited this small mall again. More shops closed down now. At ground floor.
If upstair no need see. Should be even worse.

Ayam Penyet closed.
Big Apple got stall in front of The Store also closed.
The handphone accessories big shop also closed now.
Money changer closed.
Georgetown white coffee located at the main entrance closed like a year already but no one willing to take over that lot.

Expecting this M3 Mall to be wiped out once nearby Quarza Mall open this year. RIP.

It is not easy to make a successful mall out of such target consumers which have low purchasing power. To me, it's quite naive to even come out with such idea. It's a "design" fault.

For info, maintenance fees here just increased from 0.22 per sqft to 0.27 per sqft. (exclude 10% as sinking fund)
Developer winding up. Not sure any liquidator taking over or not.
Swimming pool also already out of service for almost 1 year.

Occupancy rate is high. Many arabs staying here and they like this area.
Willing to pay high rental of course compare to local tenants.

sometimes too many foreigner will also strain the rental for quiet a bit. Have some bitter experience with this tenant type though

Strata title confirm sure stuck.
Last transaction sale over here 1 year ago in Apr 2019.
No owner able to sell the unit thereafter until today coz no liquidator taking over at the moment.
