bump into a friend doing retail management, he mention DIY is moving out from the MALL. Not sure how true is it. Anyone know?

Been there once, really nothing inside. A lot of shops are close.
Empty mall will attract less patron, its very bad for the mall.

yes. hard to revive. guess the spending power is not there combo with poor tenant mix.
unless they can turn it to something special for crowd pulling purpose (eg 3d art, theme park concept, special theme floor, special theme toilet, artistic or futuristic design etc).
otherwise hard to see how to turn things around..

sometimes too many foreigner will also strain the rental for quiet a bit. Have some bitter experience with this tenant type though
