Anyone watched the 8tv 8pm news ? There is one bunch of buyers for the commercial units sitted on this same location who paid their initial certain sum of money about 8 years ago, now they are making noise about it.

Basically they said the previous developer is not contactable anymore and could not locate the people responsible for it. Contacting dbkl also useless.

Maybe people search ntv7 or 8tv website, might get more info.

2005年,房屋发展商和吉隆坡市政府在这片位于吉隆坡鹅麦美拉蒂花园的空地展开联营工程,准备在这里兴建3层楼的店屋,并已公开发售34个每单位65万令吉的店屋。但投资者支付头期、定金和签署买卖合约后,发展商从此音讯全无、工程停摆。

店屋买家罗绍权:“如果8年前不是投资这里,而是别处,我就不必承受太大的精神压力。能赚到的钱,不必落到今天的下场,什么都没有。我以为这是和政府合作的工程,不会被人欺骗,给了超过6万令吉,一无所有。”

店屋买家刘逸菘:“当时他们说building material贵,要换图测,他叫我们等,我们就等。”

更甚的是,买家等不到答案,几个月前却赫然发现,有关地盘已经重新动工,但说好的店屋,竟然被改建成2栋共400多个单位,每单位售价至少40万令吉的服务式公寓。

民政党全国投诉部副主任刘博文:“为什么发展商要从店换去serviced apt?因为他们要更高的利润。房地部应该谴责,管制这种条规,不能让发展商为了更高的利润危害了无辜的受害者。”

而买家由始至终,对有关工程毫不知情。

罗绍权:“我来看见有关工程已经换成公寓,我本身也愣了一下。要求拿回自己的店屋,但电话没人接,发展商办公室搬了,但发展商没换。究竟发生什么事?没人知道,所以我们找民政党帮忙。”

民政党全国公共服务与投诉部主任刘开强质疑,何以发展商可以在不征求买家的同意下,自行更改工程蓝图。

民政全国投诉部主任刘开强:“整个发展是从a改去b,商业改去住宅,你要再次申请。在这个程序上,难道地方房屋部没有看那个用途的吗?你在批第二次时,第一次的买者你要怎么去处置他们 你怎么去保护他们的权利?”

发展商控政治化课题 市政厅拒绝插手

刘开强带领受害者找上发展商,发展商代表却炮轰买家不应政治化这起事件。

发展商代表:“今天我见了3名买家,我要求他们让我知道其他涉及的买家。但是他们拒绝,说让民政党来处理,民政党和此事有和关联?让媒体自行评断。我会回复民政党,我们也会找买家,寻求解决问题的方法。”

与此同时,吉隆坡市政局也以不曾和买家签署合约为由,拒绝承担责任,导致受害者无处伸冤。刘开强呼吁其他受害者主动联络当局,以方便协助他们争取权益。

Mega Planner Jaya Sdn Bhd is still the same old developer who was earlier under KPKT blacklisted list prior to

change in directorship/shareholding and approval granted for DO/DL/AP for this serviced apartment project.

Anyway, the new directors possess vast experience and proven development track record in the past projects in Klang.

More importantly, DBKL won't barely leave their scarcity land in KL an abandoned project.......Not impossible, but non-completion risk is relatively low.

having said that, nothing much we can do since SPA signed/down-payment made. Hence, let's pray for smooth progress until full completion cool.gif

To all, since I'm staying and working nearby, I will always update the latest construction pictures here. Let all of us supervise this construction.

I like your optimism about the developer and DBKL, which absolutely does not make sense. Kakaka. If DBKL can do anything, it wouldn't have let the previous attempts to construct to fail miserably.

And I also like your pessimism as a buyer, but your attitude will be more liked by the developer. Kakaka. Nothing can be done ? Recommend you to read the eve suite thread in this forum. That perhaps will give you some ideas.

Thks aabbb boss for ur update. I was told no work allow on Sunday due to complaint so it is normal nobody in the pic. Was told developer changed main contractor in march. Not sure the reason but I take it as as possitive sign

According the earlier news, DBKL didn't sign any black and white docs with the earlier shop-house buyers?

The way I understand it is this. The agreement was made between the developer and the buyers. DBKL's role is just land owner and so has no legal binding with the buyers. DBKL was not the developer or the joint developer.

If this is correct, the old agreement with the previous buyers is not any different from the new agreement with the current buyers.

The S&P agreement is always made in such a way that DBKL is not responsible for anything.

Maybe people who have previously purchased the property can tell us if this is true.

If you think your current purchased is signed with black and white agreement with DBKL, think again ! DBKL has no endorsement on this project.
