Is that consider that the IJM has delayed the Inwood project to owner?

I think the SPA is 4 years and this inwood project had launched back in 2014

There is no commercial activity in pantai sental park at all.
Even IJM launch the commercial tower today and still need 4-5 years to complete.

I hope the expat and ppl working and staying in bangsar south area will come and rent here in inwood/secoya
as these 2 condo are much more high end, quiet and more facilities

Just rent for 2.5k....its bit low than what i thought.
Bank installment + condo maintenance fee....easily take you 3.5k to 4k.

2.5k for 1050 to 1100sqft with 2 to 2+1 room...the rent market in bangsar south already more than 3k. I think 3.5k.

In my opinion if econony or market condition is not bad...go for 3k.
If only worst scenario rent lower price.

what has LTV60 got to do with securing tenant? and wouldn't lower LTV gives you more disadvantage in income tax declaration? unless you want to help deepen gov pocket.

First time see ppl ask other raise rent...beside inwood, secoya still in construction so...moving in now actually got noise, dust, etc...

The market in bangsar south now is actually around 2.3-2.5k, fully furnished as well.

Been viewing around and the market is not that hot...

The rent rate is driven by market and demand for sure.
About the bangsar south rent rate...do you refer 1 room unit for 2.3 to 2.5?

here should be at least 30% lower than bsar south. here only got highway access to npe upon vp. apart from that, apa pun takde. Bsar south got lrt station, many offices with mid-big MNC, shopping mall/retail space, hotels, convention centre, multiple highway etc.

Well, they can take the highway access to skip the normal jam plaguing the current exit from the NPE to BS. Much better than the latter exit where there are lots of cars parked by the roadside.

But once the commercial element is completed and tenants start to move in along with the working crowd, then have to wait and see how bad the traffic will become. hmm.gif
