Just came back from showroom. Been following this thread for sometime. A product of GDP architects and SD Landscape Architect (seksan design) merging could make Verdi to be one of the better looking condos in terms of design and landscaping in Cyber.
All smaller units in Block A is sold out except around 10% of the bigger units. Block B has already started selling but i reckon they will pump out their marketing after the Ramadhan. So far i judging from the info i get from the SA, most of it is own stay (young couples, young families and such) and investors are defo not looking at students rental market but more towards the working crowd / expats. Got potential la this one.

Oh yeah, possibly picking up a unit here also. Crossing my fingers by the time this development is done, cyber is thriving with life! lol

Although a little expensive compare to other development, but you pay for better quality lifestyle there.. With green surrounding... It's like staying in a resort... I'm loving it...

If you have the budget, the 2 rooms is pretty good value. I find the 700 sq ft layout is not that great especially the part where the kitchen is behind the sofa.

I like the environment and the way the developer do it.

I did check out cristal, cheaper too and big space as suggested by a forumner. I am not sold by the tandem parking concept nor the views especially for the 1300 sq ft bu. Having a separate building for carpark will prove to be a challenge if you have a lot of stuff to carry from your car to your condo lift. The plus point, value for money, big space and cheapest psf in cyber.

For me, i will still put my money on verdi if i am looking at 700k budget.

sell until now still cant finish sell..

but nvm...supporter will say this is luxury product, mostly buy for own stay, and those afford must be damn high class ppl..so no worry..

Phase 1 oso many unsold unit left... Hope developer complete those two tower...later only 1 tower naik the 2nd one cancel...

Tower 1 90% sold? And tower 2 not officially launch, and it's 20% sold? For me, traditional condo are too much... Ppl r upgrading their lifestyle.. So it's worth to Hv something different from other developement... I believe most of the ppl will like the concept... Just visit the sales office to figure it out yourself, go witness by your own eyes..

Sa says expected completion 2016 but may drag to early 2017. Tower 2 launching in Sept. I like this condo out of so many soho in Cyberjaya due to the reputable developer (hence better maintenance) and lots of greenery.

One bedroom show unit is very spacious. Two bedroom layout seems a bit wasted space on the "hallway" (not sure the right word to use) of the master bedroom. Kitchen looks same size as the one bedroom layout. Anyway, no show unit for 2 bedrooms; so I could be mistaken in my opinion.

No problem if it is for own stay, as long as u like the development n affordability is not an issue.

For investment really needs to think carefully not only for property in Cyberjaya but also other locations. Nowadays too many people goreng property and keep thinking property price will continue to go out. This may not be the case in the coming years. Many may sit on negative equity if home price corrected. Beware.

The location for me actually is perfect....unfortunately its kinda pricy...950-1000sqf new unit in cyber right now market value average rm400-480k(im benchmarking this rate with serin 970sf subsale, mutiaraville, the arc)....they are selling it at 700k...of course quite slow response...ive seen the development countless times and been to their show room couple of times... my old unit is along this jalan fauna 1 road....so i seen the progress minimum 1 or twice per month when i go collect my letter at my postbox unit in crescent...

sad to say that after 2 years of launching only now they started to do the foundation and piling....you can go visit the site yourself to view it...

if no any other catalyst for attraction this development might become the next Gardenview residence in Cyber....looks nice from outside but inside many unsold units and empty tenant...cos pricing strategy in Cyber is too ambitious and kinda off for a non landed unit...

my honest opinion as an investor in cyber property for the last 10 years....

Let me tell you the history early residential development in cyberjaya the past 10-12 years....it has gone through a few cycles of booms and bust the past 10-13 years....i was a student in MMU cyberjaya there since 2001...

Those Cyberia Smarthomes penthouse, Crescent 1 and 2 penthouse....Cyberia Townvilla....Cyberheights villa....

this are among the early premium price development in Cyberjaya....the penthouse unit was retail @ 700k++ if im not mistaken 10 years ago...the townhouse at 400k++...cyberheights im not sure... and mind you this old unit is not 900-1000sqf but its 1700sqf-1900Sft units...double the size then what ur buying in Verdi...

sad to say that rental income only slight above the rate of the much cheaper cyberia condominium rate....but the price you pay for the unit and the maintenance fee double...as such early development in Cyberjaya have very little subsale demand...

i seen throughout my stay there the last 6-7 years where many of those premium unit auction for almost twice less than the price they were launching back then...the only investor survives in Cyberjaya old development is mostly condo owners...they went in with the most cheaper price and the rental benchmark is based on condo owners...

throughout the cycle of boom n bust in Cyberjaya property market...pray hard that you have remarkable strong holding power if u buy a premium unit here....it could only worth half if any of your neighbour unable to maintain it and being auction...which will effect your beloved unit market value as well...

Yes... I guess during your time the police are still wearing short pant.. And there are still no shopping mall and no proper food, and I guess tat time you need to go hunting to hv some food on table too??
I think the growing shopping mall will light up cyber, even shaftbury are quite convincing.. With coming up dpulze and gem in mall, I guess this place will be a lot merrier.. Let see..

I prefer greenery place... Verdi concept js suits mine...

Oh ya... Buy within your mean too.. To avoid force selling....
Check also when is the last property burst in Msia too.. Or maybe coming 1 or 2 yrs? Who cares?
