pricing is off...too confident but cyber now many other competitor better value for money...better look at serin subsale or cristal unit...

if things doesnt change verdi SH will become another 'Gardenview residence'.... dah complete oso many vacant unit available for sale direct by developer biggrin.gif

The location for me actually is perfect....unfortunately its kinda pricy...950-1000sqf new unit in cyber right now market value average rm400-480k(im benchmarking this rate with serin 970sf subsale, mutiaraville, the arc)....they are selling it at 700k...of course quite slow response...ive seen the development countless times and been to their show room couple of times... my old unit is along this jalan fauna 1 road....so i seen the progress minimum 1 or twice per month when i go collect my letter at my postbox unit in crescent...

sad to say that after 2 years of launching only now they started to do the foundation and piling....you can go visit the site yourself to view it...

if no any other catalyst for attraction this development might become the next Gardenview residence in Cyber....looks nice from outside but inside many unsold units and empty tenant...cos pricing strategy in Cyber is too ambitious and kinda off for a non landed unit...

my honest opinion as an investor in cyber property for the last 10 years....

Let me tell you the history early residential development in cyberjaya the past 10-12 years....it has gone through a few cycles of booms and bust the past 10-13 years....i was a student in MMU cyberjaya there since 2001...

Those Cyberia Smarthomes penthouse, Crescent 1 and 2 penthouse....Cyberia Townvilla....Cyberheights villa....

this are among the early premium price development in Cyberjaya....the penthouse unit was retail @ 700k++ if im not mistaken 10 years ago...the townhouse at 400k++...cyberheights im not sure... and mind you this old unit is not 900-1000sqf but its 1700sqf-1900Sft units...double the size then what ur buying in Verdi...

sad to say that rental income only slight above the rate of the much cheaper cyberia condominium rate....but the price you pay for the unit and the maintenance fee double...as such early development in Cyberjaya have very little subsale demand...

i seen throughout my stay there the last 6-7 years where many of those premium unit auction for almost twice less than the price they were launching back then...the only investor survives in Cyberjaya old development is mostly condo owners...they went in with the most cheaper price and the rental benchmark is based on condo owners...

throughout the cycle of boom n bust in Cyberjaya property market...pray hard that you have remarkable strong holding power if u buy a premium unit here....it could only worth half if any of your neighbour unable to maintain it and being auction...which will effect your beloved unit market value as well...

if for own stay n u pay 20% or more down payment should be no issue. sadly majority of ppl that buying these premium unit hope their rent can cover their loan and maintenance fee...

cyber undoubtedly will go through another phase of correction when most of these development and studio complete within the next 2-3 years... even serin 3 room owner willing to rent out at 1800... i dunno does that barely cover their loan and maintenance fee? Most studio unit owner here gonna sweat in their pants with such pricing...competitive fight for rental is starting....

guess those who have good holding power can survive later...expect quite a number of units gonna be available on the cheap auction pricing in the next 4-5 years...

If u notice the road to verdi main entrance is called jalan fauna 1/persiaran fauna...this road is the address for development such as crescent 1 & 2, symphony hill, verdi, serin residence and cristal residence. Currently the road is being block halfway at crescent 2 entrance... Our crescent 2 committee have requested setia haruman to remove those blockade so that we can have better accessibility of the road n more safer...serin owner can have shorter access to school n symphony hill while crescent 1 &2 n sh owner can have shorter access to the domain commercial area. Hope it can increase the value of ur investment in this area with better accesibility.

Dont think 5k is considered middle class... Its subjective. Single prolly 8k above... Couples prolly 12k above... Anyway those buying this luxury dev. SHould at least b making 15k a month...

That is really laughable...Verdi is priced at premium...price starts at 450k iinm the size is only 650-700 sqft?

It might be priced on market rate right now due to other dev like hyve, third avenue, pangaea priced at similar or higher rate....

but when they launch more than 2 years back it is expensive and very ambitious pricing...

that time i come so many rich looking uncle and aunty flood the sales gallery...i thought fully sold out...heard still many unsold units left...if those group of ppl dont buy into the ambitious pricing...kinda red flag at that time...now still expensive but still not like mindfuk lvl 2.5 years ago...u heard the rate similar to latest pangeae, 3rd avenue, the hyve.....

maybe 2 years later once complete suddenly the launching price rate is benchmark as being affordable? we never know...

This project can jalan or not? So many unsold unit...concept idea upmarket feel all cun...obviously the price point deter most buyer...mayb they thought in malaysia too many wall street millionaire trader...money comes cheap....
