LOl.....off course i look at it everyday as I at least passby 2 times daily go and back to my home....if u fail to notice tht I mentioned I stay in Lagenda Mas for the pass 7 years....and I knw this area inside out....and opps if i fail to notice the hill slopes at the side of the condo and the hyundai showroom....dnt misunderstand me for telling the truth....you yourself can go and see...and walking distance to MRT...station via where...Cheras main rd...??? you knw how bad is the traffic during morning?? and access rd ...until they build only talk coz we tmn mas and tmn lagenda mas residence been asking since God knw when....as tht piece of land so called access rd is belong to PDRM...it a high security area unless you bulldoze the whole pdrm camp.....plus your tht development facing newly build big onion...so prepare to hv daily alarm call....

Also....i am not any wotp buyer...i jz spoke the truth abt the sentiment around tht area coz i reside here for many years...before tht this area is peaceful....nw with 3 condos...builts...it jz simply add congestion to this area without real living space...without proper planing to be sustaiable area...jz simple built without considering future infrastructure...jz becoz their tag..."Green and nearby MRT"...later if u hv time pls try to walk fr tht Tmm Mas traffic light to Cheras sentral MRT station...i can join u walk too if u like...see you enjoy walk tht distance in such busy rd or not???

MRT - I couldn't agree more. I can't claim to be an expert in this area but I went to take a look at the "proximity" and environment of the road to the MRT. Laugh die hard - ask the developer's SAs go for morning walk everyday see what their response is...

if u look aroind tht area...no nearby amenities to support those living there ( 3 condos residents) ...a western cowboy restaurant only open at night, a hair salon, a 7-11, kim leng restaurant and a mamak shop...and behind the shoplot witha low cost flat nearby resided with myanmar UNCR refugees squatter...at least tmn lagenda mas resident abit lucky coz walking distance is CS and some makan shops..and do u knw if u drive to cheras sentral fr green residents i only can comeback via cheras rd u-turn fr tmn segar ramp??? and u knw how bad is cheras rd.. and if u used the backway..u hv to turn in fr len seng side u hv to drive all the way though lagenda mas and tmn tun perak back to tmn mas??? the problem with green residence location is look very near actually no access to anyway...only can see but cannot reach type of location.

is 'walking distance to MRT' is a selling point for GR? Did any sales person mention that to any of you all out there? or any banner/catalogue/leaflet state that? just wondering, coz its clearly not a comfortable walking distance..

If it says 'near MRT' then its another thing.

Seriously, if i buy for own stay i wont prefer a lot of shops around my condo. I lives in setapak before which u can get eveything by jz walking down from ur condo but after few years u dun even wan to eat or walk ther..u get bored. Somemore, your surrounding wont be peaceful and clean.

If i m not mistaken, the developer din say anything about walking to mrt..instead they say they will provide feeder bus..duno how true is tat..

To me the location still ok..jz the big u-turn is the problem. I dun understand how is tat "can see but cannot reach type", access to green residence is never a problem..pls clarify. Hopefully with the mrt and suke highway the traffic will be better

can see cannot reach....mean let me put into this perspective ...if u are cheras folks and familiar with cheras, here the example :
1. cheras sentral aka phoenix plaza...why until now still like dying even face lift as compared to leisure mall?? coz u can see cheras sentral but entry into the carpark dont knw where..access problem...
2. Tmn Connaught new condo near Econsave...nice visiblity fr cheras rd..but how many knw where the entrace access rd???
3. Cartton hse aka Tmm Ria...many ppl knw cartoon hse which the roof shape like a pencil nearby tmn lagenda mas...visible fr hway...even taxi driver dont knw tmn ria but cartoon hse.....but how many knw how to access??
4. I had seen many condo around this area over the years especially cheras bt.9 onwards ..end up failure..i.e venice hills, youCity will be nxt, and another new one in Tmn Suntex/ cuepec opposite the hway...
5.own stay ok..sub sales problem as I see end up many hv to rent out to negro like venice hill and connaught condo - econsave

I agree with u the example u listed but not green residence, to me green residence is easy to see and access.

I would say is a nice location for ppl like me planning for own stay, peaceful and greenery environment but nt too deep like sg long, the only con i can say is the bad traffic at the highway.. i really hope the mrt at least help some..

Subsale wise i think after 5 or 10 years i think the capital appreciation at this area will be good.. mrt/ suke highway/ ekocheras/ youcity/ leisure mall.. and also there are huge pieces of lands in this circle for future development..

Green residence is more for own stay.in fact most buyers are own stayers 596 units in 10 acre land is not high density n in fact luxurioous of space.surprise forumer said high density.acess road should be improve n i fully agree.this property was never marketed as a mrt property.in fact them supplying 2 vans to mrt means not walking distance. Facility is good compared with condos nearby with huge swimming pool indoor badminton court n small water park n full basketball court.compared surrounding condo way better facilities.acess highway is good with almostfurnished like water heater, kitchen cabinet with hib n hood, ovenwarddrobe n air cond is great value

you are about to share neighbourhood with apple court nearby aka myanmar refugees camps and the entire old factory shoplots reside with bangla and nepal worker and futher down the rd is bangla worker mrt quaters.....so how to be peaceful?...and pls check out the 10m drop slopes.....alongside hyundai showroom....such a high rise developement without any proper slope stabilising work....hope they will do something before completion of the property...if not everytime it rain really no peace of mind..

Seriously I m not aware that apple court is full of Myanmar refugees? What i know is the resident there even own a camry or altis..i saw this before..maybe myanmar refugess get so rich now..

Pls tell me which project under construction without foreign worker around..the factory row i saw mostly chinese mechanic workers..

I dun know whether it need a stabilizing work for the so called slope or not..but to me as a layman i dun have a dangerous feeling while looking at it..
