The Mont Kiara/Segambut/Dutamas zone you have to be very careful when selecting. I rented in Dutamas for 3 years and bought a property in MK recently hence as you would expect,
i have done extensive research,travelling,property visits and so on for a good 18 months in this vicinity before finally penning the cheque for MK.
The Dutamas cluster is lined up along Jalan Dutamas Raya with high density condos and only one miserable street leading out. There was a time when the traffic jamn would
stretch up to the French School (LFKL) and you would be sitting in traffic in your condo compound hoping it moved. The issue was the traffic lights at the T-junction near Prima duta
lasted approximately 10 seconds of Green light...and you have approx 8-10 condo worth of people going to work at morning hours. It took approximately 45min-60min to cover a stretch
of 600m to reach the traffic lights...i kid you not. Cars jumping queue only to make matters worst. That issue was sorted out a few years ago after the Dutamas group of condo committee
discussed with DBKL and increased the traffic light time to approx 40 seconds. However with new condos coming up behind Concerto as well as Dutamas 28 is gonna make matters just as bad.
The place is already saturated.
Now the not-so-mont-kiara part of Mont Kiara lies along deeper roads of Jalan Kiara 3. I don't mean to insult anyone who's staying there..the condos look nice but location matters.
When you pay for a property it's a long term if not lifelong investment. The value will hold your worth during tough times besides providing you a shelter. Developers try their level best to cramp
any inch of building in the vicinity of an affluent neighborhood knowing there's a growing demand..So fine, you get a mont kiara address...but bad roads ? open your window and you see slumps,
broken buildings, large trucks hustling their way through...and that's the same road you are going to use for a daily commute..tell me if you think that's worth your money. Once again, i don't mean
to insult the under privileged people who live in the slum areas, i'm lashing out at developers who mislead the common man like you and me.
Let me tell you there are options in the heart of mont kiara along jalan kiara where you can get comfortable properties going for rm650k-900k (yes you can find, you have to be diligent) which is
much more accessible and has value for your money. The whole deal is about human ego in the end. Every other new property has a "Kiara" "Hartamas" "East/West/North" attach to it.
Every other new property is like 10mins away from MK or 5 mins away from Desa Park City...it's like a trend setter and great way to lure unsuspecting new buyers.
So would you pay 500k for a deep inside MK property and face a daily gridlock,get stressed,frustrated, developed hypertension and screw up your life in the coming years living in denial of all that
for the fact of having a MK addresss...or would you spend the 500k for a comfortable easily accessible zone (distance doesn't matter, traffic jamns frustrate), come home to a quiet retreat and not
dread to go out once again when you pals call you for a cold pint of beer...
Think about it..been there done that and thank you.
