rm700 maintanence a month x 12= RM8400/ year.

All the best to those new buyers for trying to play the Mont Kiara high rise condo games - more than 50+ condos available, multiplying by the number of units, you will understand why investing in Mont Kiara is a 'good' choice'.

It was, but not now.

Yup. Huge unit - that's their super plus point.

Location not too bad.

Maintanence fee is the killer. 10 years of maintanence is 72k min = it's like paying for an invisible vios with zero resell value.

Buying Aston Kiara 3 vs other condo in MK I think quite straight forward . Either u pay smaller instalment + high maintenance fee or higher instalment ( Property price higher ) + low maintenance fee. I think buyer would have  fix commitment a month and just need to work out how they want to allocate .

I like how you rightaway talk about appreciation. As for Kiara and, it hasn't been a flying property. Struggling perhaps. And those depressed price is an attractive entry point for sub buyers.

MK itself is mushroomed with too many condos. Prices have reduces over the years which is good for new buyers. But a must to own a car, doesn't make it attractive as compared to Bangsar or TTDI... But not right to compare that way either, each neighborhood is really a characteristic of their own. Overall having a LRT/MRT will be nice but I don't think that's happening.

So MK and appreciation - I doubt they make a couple. (perhaps a few but most will struggle)
