 Aston Kiara 3 Condominium - Thoughts?

I see there is a 'small road' on google map which is near Aston Kiara 3 that connect to Jalan Duta Kiara. Any chance that road can be upgraded to a proper road for cars to drive? (I'm from other state so I'm not very familiar with the area near Kiara 3). Any suggestions or opinion on buying this property would means alot to me. Thank you.

i heard Jalan Duta Kiara will link to Jalan Kiara 3 by TWY, but TWY delay and i guess TWY only can take key in year 2021, but this info not sure just somebody mention before.

my view also it will link because
1. Mont Kiara traffic need it😅
2. TWY 2 is opposite TWY of Jalan Kiara 3, if that is no link mean this 2 same project at different road.
3. Jalan Kiara many progressing project, main developing road now and also Jalan Kiara 5.

On going project on this road have, Inspirasi, Pentamont, Safina, Adera, Bon Kiara, Kiara Kasih, TWY 2, u can search their status yourself.

For own stay this price very good dy, 1598sf lelong rm550k where to find in mont kiara😅
but i bought from UK owner, lelong is because foreign feel disappointed coz the market price drop, if you search back launch price is about rm1million, freehold somemore (richmood is leasehold with same developer) Aston Kiara outlook modern, inside ceiling height not bad (better than other old condo) fully furnished

Richmond is freehold also. All land in MK is freehold.
Only 1 particular project that is leasehold: Inspirasi by MKH. Not sure what's the exact story there on why the land turn into leasehold.

during one property fair in kl, i asked mkh staff, who owns the inspirasi land? is it federal territory?

the mkh staff said uem sunrise owns the land. but i'm sure by now some buyers know the actual details.

Refer to the POS. Normally high court auction all cost will be borne by new buyer, auction house one usually bank cover maintenance

Take note that it doesnt matter whether the property is freehold unrestricted like this property here, freehold with restriction (limited freehold) or leasehold property.
Direct transfer is 100% solely depending on the developer decision.
This developer not allow direct transfer to the new buyer.

Is better and much safer to get units that already perfected the title.
If from the lelong market, then is from those auction conducted at the high court / land office.

What’s the outstanding amount. Need to add that back in to the total purchase price. I think it should be minimum rm.40 Per sqft. That’s rm 640 per month. For three years add another rm 25k + interest etx. Maybe still worth it- but burning question why no one keen? And looks like quite a number up for grabs.

Looking at the number of units up for auction - wonder what the banks valuation would be?

Prospect buyers I think should either get a pre approved loan or be prepared with the cash
