Hi guys, dunno whether you know this new project will develop in Kepong Metropolitan Park or not, the project call "Fortune Perdana Lakeside". Actually I had received an invitation letter for Preview Event or I think pre-launch.

Might anyone knowing what is the launching price??...

Design is really nothing to shout about. Like another high density flat development. Entrance is through Kepong HSBC road and leasehold. Called the marketing staff and was told that starting price is RM504psf rclxub.gif rclxub.gif rclxub.gif No more mood to check package. Other than the name "lakeside", I really don't see anything attractive. Just my observation. Cheers!

You should talk longer with them then you will find out they are asking for 15k under table somemore, TNS!
AP havent out yet mean the project is not officially confirmed and they just wanna untung. vmad.gif

Price aside, do you think it will be very easy to rent the unit out? What is the rental around that area?

But true, leasehold is quite a turn off. But luckily it is at the heart of Kepong. How is the traffic there going to/from KL during peak hours?

Yesterday sales damn good, uncles aunties decided not going pasar but to gallery sapu.
Lakesides view from RM500k finished, believed finish by internal or 15k undertable.
Anyways... I like their foods.. brows.gif

The semi D in front of this condo selling at RM520/sq ft edi. First residence now going about same rate edi.. Anyway, those cheap unit all kena sapu edi. only left top levels.

Bought a unit too facing the lakeside. Was lucky as many units taken up for the lakeside units. But i did not pay any undercounter $$$. Sales staff who attended me , was good and clear. She said no agents allowed for the projects. Well, those who paid agents must be con by a scam !. Get your money back folks.
Looks like it is good buy; so many people at opening day and many sold. Need comfort - 1st house -lah.

Lakeside view high floor all gone. I was approached by the agent 2 years ago, 250/ft back then, initial plan was only 14 (10+4 parking) stories as authority not allow higher than 10 story beside lake (refer to fortune avenue). last year revise to current price and became 20+ storries, 15k minum kopi for lakeview unit, 100k for shoplot.

90% gone, the developer didn't even bother to print catalog and leaflets, very damn confident.

FR is better for own stay if the price is same. location better, no need to wait.

Went with some relatives to have a look - the show unit (1292 sq ft) give a very good impression with the design - i feel it utilize the space very well.

Block B and C all nearly sold out - left some units here and there. Block A is not released for sale yet.

Range from lower side of 400 (lower level) to near 500 (upper level)

I staying in Kepong and it is a great place to stay, 500k is a reasonable price to buy a property there, but for this high density condo (or flat??), need to think twice..u can get a second hand condo with cheaper price nearby..and can get 300-400k for a second hand single storey terrace house if you don't mind..

This is a "bao" sell project, the developer didn't even bother to print catalog and leaflet to promote. The salesgirl damn lansi act dont want to sell like that.

I went there just few days ago.
According to them,if I paid deposit within this week, then should be sign SPA by end of June.

somemore, I saw few post Re-sell their units which mostly facing the lake. which Developer's selling price is RM530-540000, the buyer then sell at 560-580000.

But the units left is quite weird with the design, esp their kitchen....suddenly there's a small room inside;
Living area is large enough, but when you look at the bedroom 2 and 3, its even smaller from Fortune Avenue....

I'm not quite sure, but they didn't have AP approval yet, SPA also cannot sign ler.......
When I ask for units left, they told me those units cancel due to loan rejected will first reserve for those who alrd registered????

If this FORTUNE Perdana just ask for 5k deposit, I will still give it a bet...

Last time, the case in Cyberjaya Smphony Park, RM250000 shoplots develope by Tan Yew Lai Deve. S/B....alrd kena....they get the AP approval but the documents submit later on all rejected.
But developer still collect deposit from buyers.
SPA is signed but we never get the original copy for 1 year alrd~
They throw all this problem back to government, telling us government rejected their application......
but why they still sell their units if they alrd know the project is pending for approval???

Since I live in Fortune Avenue, thus I also get updated that residents want to sue BH Realty for making empty promise which the land of Fortune Perdana should be garden or green park instead of building such high density service apartment. So they alrd appoint a lawyer as their representative.

How about the deposit??sometimes developer v good in throwing back all problem to government and deduct all MISC fees before refund the amount to you. Previously I bought from Tanming Berhad in Puchong area, they are v honest and kind, refund full amount to us as we cancel the booking later.
For Cyberjaya Symphony Park, not getting back our SPA and the deposit by 15k undertable, 17.7k for shoplot and 10k for car park....they seems like no intention to refund, asking you to sign the cancellation letter (but I think this sounds fishy also);when u refuse(coz this is not our problem) , they ask u to wait until there's other buyer, then they pay u back. They never promise how much they refund and when they will refund. This is the most headache part.......

Finally I have place my booking for Fortune Perdana......
After survey the Rawang Area and hopes to get ourselves a Semi-D or Terrace by the same price or might slightly higher....Results turn us down,That area still need more time to be matured.
The roads in Rawang also make me v dizzy and quite scarry if I have to went back home alone....

Previously I got saw 1 unit RM619000(also 1292sf), owner fail to get loan......
Facing the lake...Since I live there alrd few years, so it's really damp during raining season....sometimes also have malay boys racing motorcycle around the lake area;Thus, I rather purchase the unit facing Fortune Avenue

Compare with others Service Apartment in Kepong, RM581000 (1292sf) can get 3 parkings, I think its alrd v reasonable...
The things I dun like just the design of the Wet kitchen and its water pipe location lorrrr....

Even in Rawang, the landed property now can sell at RM7xxxxx...
but when I got there, I really feel like im enter some kind of isolated island.....The price just not worthy lee.....leasehold also....

Coz I saw there's still many empty land~
Remember back to 10 years ago when my parents want to buy Valencia,ppl around us just thought my dad is Siao alrd~
But now bank value , even the Single storey (bungalow) at 3.6m....better than DPC always over-valued by developer themselves lor.
Inside my memory, 10years ago, Valencia looks like a some kind Big Forest~always can see cobra,python,wild dog and biawak.......

Went there the 1st day of soft launch few months ago, all lake facing units were booked. Try my luck this afternoon surprisingly there are four lake facing unit available and price not increased, still got the 3% rebate. Book 1.

yes. so call GBI "gold". But, we dunno what developer applied on this building still now. even can't source it from their website. I did really ask the sales person, but sorry to say them are just sales guys/ gals not really know about GBI. Just ask u refer website. Actually, buy facing lake view unit not absolutely a right choice. Cause there are some "rubbish" smell from lake to everywhere. Hopefully not affect those stay at high level. I know it well cause I stay nearby (laman rimbunan).

For me, traffic is not an issue. Nowaday, KL jam everywhere. Kepong still consider good if compare with cheras. Actually, access way to main road not only two way (HSBC road / side of big aeon), u can go to main road through laman rimbunan area or pass through jinjang to main road (use it during school holiday). There are so many small road to kepong main road.

Just couples of my opinions.

Anyone here alrd get their copy of S&P???
coz I signed in May.....until now no any news update from them
But I have seen them chopped off the trees and start to work on the land(right hand side), the left side still not done yet;
thus I not so worry about the SPA, at least they alrd commence the work.

signed S&P and loan offer letter last month and opened bank account for hosing loan, now also waiting reply from lawyer.
maybe quiet amount of S&P to process? Since this project so high demand and sold out like hot cakes.

most of the bank offer same rate blr -2.45. just sign the bank offer letter. s&p not yet. waiting loan agreement then sign together, since same lawyer firm. should ask for legal fee discount.

As like everything is agreed and done then now suddenly ask for 6 month extension due to have more time for the garden part. The 6 month extension had approved and already have permit.

I was offered to see the blue print layout plan more than 2 years ago by an agent of the developer, it was a 14 storries building as the authority does not allowed the building structure to be more than 10 stories like the phase 1 fortune avenue due to soil problem(close to lake and ex rubbish reclaim land or mining land). I was told the developer is trying to lobby the authority to keep the 10 stories as living space with additional 4 stories of car park, that how it came to 14 stories. To do so, some undertable monies need to be channelled to the right person. I was asked to pay an undertable of 100k for shop units and 15k for Aprt unit.

Few months before launching, I was approached by the same agent and to my surprise the design had been changed and it had escalated to 28 storries. The agent offered me a 15k undertable to grab a lake view unit. I had been followed up this project for few years and very interested to get a unit there, gut feeling tells me to stay away.

according to developer, fortune avenue residence find lawyer to take legal action on developer that developer promised last time to built a park on the land, but developer say the title of the land is commercial title, so impossible to build a park.
and fortune avenue residence also take legal action on DBKL to complaint DBKL approve this project.
so developer stop for 6 months to wait court result. so now they win , so project continue!

There is a proposed incinerator site located about 2km from this place. Check out my signature too....click the link.

This incinerator, if the Government build it, it will breach DOE setback line....trouble really trouble.... An NGO is protesting very fiercely. Can you also help?

And all other Fortune Avenue residents or their JMB Chairment?

It will affect areas within 7-10km depending on the wind directions. The government has yet to carry out Detailed Environment Impact Analysis (DEIA) but chose to go ahead with tender process. They also havent done any Air Dispersement Study to evaluate how much incinerator can affect places like Fortune Avenue, Fortune Court, Rimbunan Hijau, Metroprima, Ecosky, Lakeville, S18, Kiara East, Intan Baiduri, Sri Murni, Indrahana Kepong, Maluri, Menjalara, Desa Park CIty, etc....

u need a nearby valid address (owner) to submit ur surat bantahan. If u are Fortune Perdana buyer u still cant submit, i suggest u go around there and talk to those uncle auntie staying nearby about this development and ask them submit the surat bantahan.

I believe most of the buyers already get the letter for extension again. Is really a surprise. This round they didn't inform us at all, just send to inform they have get approval. So now they had extended for 1 year. We as buyer have to bear another 1 year interest. Indirectly they escape from late deliver so they don't need to pay the late penalty.

This is really not fair to us. We should write to them regarding this matter. Anyone here have the same thought?

Yes. Those above 35 floors will normally take above 4 or 4.5 yrs.

Most developer would want to complete the project fast so could collect progress claim early. Developer asked for extension may mean facing cash flow issue to pay suppliers/contractor, not many units were sold or need more time to sell the remaining units.

If you notice the news this morning, i think you will be thinking the same thing as well. We might stand a chance to claim LAD (late delivery damage) from developer as the extension of time is invalid.

It is unfair for buyer to bare the unnecessary bank interest because of late delivery by developer.

I personally have contacted my lawyer, they say we are able to seek for LAD. This court case has been won by the buyer, which is similar to what we are going through.

So, i would like to gather every buyer together to have a meeting and discuss what we can do to seek for LAD.

Hi both, thanks for reaching me via PM. I am other project buyer. Is that mean now the max contruction is 36months instead of 54 months that we granted them via the signing letter? Is that mean that letter no longer valid? I ask my lawyer but she can't comment anything for now. But she said should apply to all.

MRT is convenient if you stay near it; otherwise, you get caught in the traffics to get to MRT.

We cant't claim LAD, because we were acknowledged by our developer that extension of 36-54 months and it has already been stated in our SPA during signing in front of lawyer. Is this similar to your case? or you guys being issued an EOT after agreed period in your SPA? Thanks

Dear BUyers, you CAN claim LAD base on your SPA. If the SPA stated 42 months, the developer has NO right to extend it to 48 months or whatsoever. Read out the newspaper, Minister has NO RIGHT to issue extension for developer once the SPA stated clearly the months of completion.

Hence, you MAY claim LAD from the developer. The extension letter from Minister is USELESS. Refer to this news:

arent buyers acknowledge the extension of completion date? if so why still sign the SPA?

according to TV news, the buyer said the developer modify the 36 months to 48 months when the SNP in the process of being stamp....

btw, the new project from the same developer sell like hot cake.
