Understand Sunway Velocity Mall (SVM) with 1 Million sq ft will be opened on 08/12. Timing just right. As SS is located very near to SVM we have another good venue to shop for renovations. Spoil for choices.

Friend, you do not understand the message that Sunway Velocity Mall is just a ADDITIONAL VENUE for your to do your shopping for renovation. You can buy your Curtain, TV, Refrigerator, Washing Machine, Air Con, Water Heater etc for your Shamelin Star from Sunway Velocity Mall if you want to. We are not comparing Sunway Velocity Mall with Ikea. It is up to you where you want to do your shopping. It is that simple.

Sunway Velocity Mall which located very near Shamelin Star and recently opened for business is really huge with many retail stores. Very convenience for residents of Shamelin Star to go shopping.

Most of the owners would have received the final billing from the developer. Follow up with your banks to ensure that they disbursed the balance loan promptly. Then collect your keys. Congratulations to all owners. If you are renovating your unit please share your design if possible.

Hi Milo118, are your submitting your claim for LAD? The most important factor is the completion period plus date of your SPA to calculate the delivery date. LAD claim cannot decided by majority owners but by each individual owner.

Thanks for your advice and update. I agree as buyers are protected under HDA. I understand Housing Tribunal is handling LAD claim and from what I read from the internet the procedure is fairly simple.

Friend as for water you might have to switch is on. I believe they have a room for the water meters near the lift. Glad that you like the workmanship.

Bigmamma, what you have raised is relevant. I tend to agree with Milo118 than if SPA is signed for 36 months to delivery vacant possession then the vendor is to deliver the property within 36 months. The SPA is a statutory document under the HDA to protect the buyers it is interesting to find out whether the terms and conditions can be changed by only 1 party after the SPA had been signed. The HOUSING TRIBUNAL may be the right platform to decide this issue. Any buyers with legal knowledge or past experiences that can help us.

Understand that for 800 plus sq ft unit only 897 sq ft unit available. Inform but not verify that the price is already RM6XX,XXX.

How big is your unit is it 871 sq ft ?
For the benefit of other unit owners how much is the renovation costs.
By the way I notice that your unit is not facing KLCC thus you have the benefit of enjoying morning sun and it is also quiet.

Renting to students is a different ball game.
How are you going to monitor how many students actually occupying your unit ? 3 or 6 or 7 ?
The tenancy agreement is signed by all the students or only 1 student (representing the other students) ?
How are you going to collect the rental ?
Do these students take good care of your precious unit ?

I am given the understanding that the 2 rooms partial furnished unit is presently rented out for RM1,600, RM1,700 pm and RM1,800 pm. Depending on the type of furnishing and the number of car parks.

The valuation is certainly not overvalued with the increase in labour cost, building materials cost and land acquisition cost etc.

The weak demand is felt throughout the whole property market due to negative consumer sentiment.

People are cautious.
