It definately not worth 150k. ( you know la... SA.... don't ever need to be responsible on anything they say.). Though, 20k definately not enough. It involve more than ID- all electrical appliances, lighting , furniture are included. Also has this unique U-BOX cabinet which is very niche and save lots of space while offer sufficient storage.

Also- not to forget it save you a lot of trouble in design, getting quote and arranging for renovation works with contractors. It is an easyway for someone to move in soon, or rents it out.

YUP, i bought during launch. SPA sign long ago (July or so last year)
Though, they only make their 2nd claim in Nov/Dec or so due to slow site progress. So interest is for the 2nd 10% only assuming you pay the first 10% yourself.

On side note... most likely BLR will maintain in BNM Jan 2015 review. Next review will be in March, hope it stays.

Hey Jeff... The intend is for investment- though not sure how things will turn out in 3 years time.


Was at i-property fair yesterday and Potpourri does open a booth.
The SA claim it has been 65% sold.... and mentioned about 5% discount now. Means much lower entry price. I guess they had increased the selling price and give discount to make it easier for buyer.

What unit you go for? I've got the 1200 sqft type.

800sqft and below mainly for investment/rental while
1000sqft and above is more for own stay.

So i guess most buyer are aiming for renting out.

if base on current market- RM2000? Sure will kena bash that would be 3% yield or so.
But how would be the price like in 3 years time? Let's hope will get net Rm 2500, that will be like 3.75% still not enough to cover the interest.

This case study is based on the 871sqft @ 800k.

Well.... not sure if such view optimistic or pessimistic...

There is some discount. ... I think like 5%, that is after they raise the price by 8% or something. It will be more easy entry gua.

yes, many units still available.
It was around rm 900psf.... do check with sales office for latest update.

They have a few units ( circa 30??) at 1800sqft.
Large unit is only semi furnish- so it should be around RM700 psf


RM 900 psf were for the smaller unit, which are fully furnish.
The larger the BU, the lower the PSF

Tenant would prefer fully furnish. The rental will cost higher but it depends which market are we targeting.
Some are willing to pay, for nice furnishing. Mind you, SHC's furnishing is very complete.

Agree with bro KoChin, Potpourri has slight upper hand compare to the rest.
It is right next to the new SD commercial park, which is near completion.
Right adjenct to Citta mall ( still, many debate if the mall condition. For me, it is good enough).
It is 600m away from the LRT station... not ideally near, but we also dont want too near.

Close competition of this range would be Amaya, Nova, and Ara Green.
We know H2O layout out is very poor, it could fetch good rental for mid range market ( many small room) so it fit for different segment. The same goes to Pacific Palace.

Anyone has update on the sale/take up rate?
i see banner at road side all the way to Bukit Jelutong.

as said, the furnishing is already very complete. What more do you wanna add to make a different with the rest of the unit.
What ever effort you put, will only be small incremental. Cant justify with the higher rental.

Some like it yes, some not.
We need it for the convenience, but hate the traffic and noise as said.

There are few types of mall - those super congested like pyramid/One U/Setia Walk type probably cross your mind.
Though, my thought is those smaller scale type- like Center point.

You may see more condo are building some retail at the ground or mezzanine floor. (Like Nova). I wonder if only open to the tenants, it might not generate enough business to sustain itself. If open to public, then it need to have good system segregate/prevent them enroaching to the private space. (setia walk used to have some sort of issue). Again, who in public would like to attend to the shop under Nova, for example.

In the case of CittaMall- it is just nice. 2 separate plot next to each other. Citta being a small mall serving the local crowds. The business during weekdays lunch hour and some crowd going to the cinema and coffee house in the evening.

Note: i like it as it is, so I put my money there. ... Though, i am sandwich in between, some will say too crowded too noisy. While others will says it is a dead mall.

Presta not the first, certainly not going be the last.
At the same time, we also see a few prominent tenants surviving for some time already ( Chilies, BumbaGump, paparich, unique seafood), While few others like TonyRomas and Onde Onde also doing decent.

Presta gave people the impression that it is not that cheap. and the access is UG so limit number of Patrons. Apart from Presta, the 1st and 2nd floor tenants also get limited exposure.

Who is that famous person? u seems to know something leh, but dun wanna share? hahaha...
It need to be something special, if another "A Kau" kopitiam, people will not go there purposely. Also do mind, ppl from Ara Damansara need to take a long route to reach Nova. It is not accessible via the Japanese school, so it will be via the U-Turn near Subang. Right?

Population and mall need to balance, and most importantly is offices that bring up a lot of commercial activities. The concept need to be right also. So many malls these days.

NZX suppose to be nice new concept.... dont know what it became already.
