Dear sifus,

Is that possible to ask bank to perform valuation and show valuation report before I accept the Loan Offer Letter?

I'm buying a subsale home priced about Rm550K. Banker claims can get me 90% loan based on my profile and property value.

I afraid the margin may get cut off to 85% or 80% after I accept the Loan Offer and after I sign the S & P with the seller. If that going to happen It will not be possible for me to raise the difference which may go up to 50K.

I'm trying to avoid the situation where some of the forummers have gone through in buying subsale property where Margin of Finance got chopped off upon release of Valuation Report and after accepting the Offer Letter.

This is my first property.

Currently not servicing any loan.

What would be the best approach to avoid the foreseen problem?

Please advise..


P/s: I have placed 3% Earnest deposit with the Agency. Applied loan with the agent's friend. Pending outcome of the results. S&P expected to be signed 2 weeks from now.

Just a little, not like lump sum big amount.

For long term should be fine lah, hard to time the market also.

Your question is when the fund will drop more ? The answer for this meanz time and future BULL market wont stop.


Reason:
US QE3 & BoJ Abenominic still printing money the reason Dji , S&P500, Nikkei and othe Asian moving higher and higher.

The question when the printing money will stop definelty ?

US Qe3: until unemployment rate fall below 7percent
Japan Abenomics: lead Japan's economy to overcome deflation

Stop definelty happen when their country economic in sound good condition, therefore BULL will take over the market.

My 2sen whistling.gif , pls correct if wrong.

I believe most of the funds generate return more than 10% in 3 months time?

Me myself witnessed a UT fund managed to generate 20% to-date since March.

I was recommended by RM from Alliance Bank to invest on the following, priority by sequence. What do you guys think?

- Hwang Asia Pacific(Ex Japan) Infrastructure Fund
- Manulife Global Bond Fund
- Hwang Select Opportunity Fund
- OSK-UOB Asian Income Fund

hmm.gif i think this would be 50/50 portfolio,...do you need a 50/50 portfoilio?
could not get Manulife global bond details from its website. sure u got the name right?

sorry, newbie here. what do u mean by 50/50 portfolio?
i thought osk-uob asian income fund is 70 (bond)/30 (equity) and switchable
