Tropicana is selling it at RM143mil. SERIOUSLY, can you not read... CAN YOU SERIOUSLY not read till you need to ask such question.
the 9.2 acre central park is worth RM800mil. They sold a 9.13 acre land for RM143mil. I wonder how much profit did they make out of this sale, can anyone who read this project account statement tell me how much profit they made?

So you are comparing gross development value with acquired land value...

Good move in comparing apple with orange...

So what is your argument point actually? You constantly saying no comments and not refuting my points but you die die also wants to win. How?

Either the project is that bad or the customers buying the projects are all defaulters. Either way, it is not a good sign.

So you mean any property with auction unit is bad sign?

I don't know man, you tell me... since you've seem to got everything figure out... Refuting my points all so confidently but without bringing any actual argument points so you tell me... the ball is in your hand now, do some research and refute my point. No point for me to constantly dig up points when your only retort is just vague questions.

So can I infer based on your points

Sri Hartamas is bad, as there is auction unit out there

KLCC area is bad, as there is auction unit out there
http://www.auctionlist.com.my/auction/inde...d=230915107670&

Bandar Sunway is bad, as there is auction unit out there
http://www.auctionlist.com.my/auction/inde...d=230915108451&

Basically everywhere is bad as there are aution units out there

Do the above-mentioned make any sense at all?
No, of course not!

Once a purchaser signed the loan agreement, the bank has already confirmed the person has financial ability at that time.
There are many reasons units being auctioned.
One of it is ppl got bad luck... e.g. lost jobs, accidents, etc till can't pay the premium
It's just someone's misfortune
Relating a project's good/bad to whether there is auction unit or not is completely irresponsible.

Forget about the predictions and forget about assumptions.

What I really wants to know from an actual buyer for TMP like yourself is how do you feel after moving in to your new apartment and living there right now.

From what I can gather so far including feedback from individual TMP project threads like https://forum.lowyat.net/topic/4084615/+120

- The workmanship quality is bad
- The central park is dirty, smelly and looks underdeveloped
- Unappealing surrounding area
- Sub-par bridge linking to federal
- No commercial building being built yet and no commercial shops near TMP

From the outlook, it seems pretty bad but nevertheless, if it is a comfortable stay, it should at least make it tolerable to live till the commercial complex is up and perhaps the central park further develop. So, what say you?

I haven't formally moved in yet. My reno just completed few weeks ago and it's Lunar 7th month now (not suitable to move in yet).

- To be frank, I wouldn't say the workmanship quatity is entirely bad. There were only few minor defects I reported to TMP. The only issue with them is the rectification took long time. I think rectifying approx 600 units in short duration is difficult task with only 2 sub-con available.

- Perhaps there is problem with my nose, I didn't encounter any bad smell. Dusty (instead of using dirty) is probably due to the underconstruction Paisley. The water in the park is no longer stagnant. Underdeveloped...Hmm, yes, for now it is.

- Unappealing surrounding.... Hmm, that's part of the reason I chose this place at the first time.

- Linking bridge: I think you should experience the driving . I seriously feel there is nothing wrong with the bridge.

- Yes, there is no commercial building within TMP yet, but you still can go to nearby Batu Tiga. There are 2 speedmarts (one near to Batu Tiga KTM; another one somewhere near USJ height), 7Eleven and mini mart, food shops and stalls, car wash, dhoby, clinic etc. At least you don't have to be trapped in a heavy traffic outside in order to do your daily stuff.
