Distance wise : NI to KLIA parking on peak hour take around 25 minutes
NI to Sungai Besi tol 25 minutes on normal traffic. Just make sure you slow down if you dont want AES to send a nice picture of your car

(Near Kajang exit)
NI to Tesco or Giant around 7 minutes
NI to Subang tol around 30 minutes on normal morning traffic
NI to Shah Alam Stadium around 30 minutes
NI to Seremban tol 15 minutes
Price wise, it's still cheaper than Bukit Mahkota/Bandar Sri Putra since it has Negeri Sembilan address. Competitive pricing compared to other developer around Nilai (BBN, PNB Devt, TH Properties, Seri Pajam)
Comparison to other developer :
I stayed in Nilai since 2011. I've never liked city life and so far my working life evolves around Sepang/Nilai. Decided to buy a house in NI due to few factors
1) Location - SDP trademark, must be next to highway exit, otherwise they will build interchange for it. Excellent for me because, i can just hop on PLUS hiway to go South, North, or West. When i lived in Kota Seriemas, it took 20 minutes to go to nearest highway entry (KLIA or Nilai) so already wasted so much time there. Enstek has like the priciest house but so far from major highway. Kota Seriemas has an exclusive feel everytime you enter it. But then again... too far
2) Developer reputation - Cant go wrong with Sime Darby. Im not convinced by Seri Pajam. PNB Devt good reputation too since they are SDP parents, TH properties is syiok sendiri developer.
3) Pricing - Why would i pay the same amount of money to buy a house near landfill? I'd rather buy it near factories. Kota Seriemas is expensive, but design are very nice and landscaping is the best among other developers in subject (Nilai). Enstek.....some good some worse and build quality like crap.
4) Future potential - when they build their new sales gallery, im convinced that SDP definitely has plans for NI. Cleared land next to Nilai toll for commercial precints won me over. I hope when everything come into place, more people will move to NI, and price appreciate the way it should be. Can refinance and enjoy the money

Drawbacks :
Planning sucks - due to previous developer mixed up industrial and residential. I have some reservations about my house since its near to factory but now im contend enough because SDP decided to build parameter fencing. Fair enough. I'll just live with it.
No unifi yet - not even streamyx. already put my name on waiting list. TM said will be this year... earliest by June. But other taman like old laman isora, laman lili and all...they have unifi for years already
Lack of proper commercial center - no banks, no hospitals (nearest is NCI in BBN), very few shops around but they are coming with shoplots near Medina entry and the big commercial center. Not too bad actually, since Giant and Nilai is less than 10 minutes away
Flyover that took forever - seriously?? no sign of ramp completion. i started to feel immune already when i have to pass through factories in order to get home from Nilai.
Anyway, congratulation to Delfina, Azalea buyer. Real deal over there. Nice house with lake elements. Now i feel jealous

properly gated some more... Azalea is a good buy, big terrace house with that kind of pricing, u cant get it anywhere in Selangor, except maybe sabak bernam.
