Lets discuss the future of this township. Will it grow? Is it good or bad place to invest / stay? like to hear opinions from the experts.

Nilai Impian is a 680 acres freehold “Lake Garden Township” built for garden living with lakes, playground, pedestrian walkways and bicycle paths. The township is strategically located within the booming KLIA-Nilai-Pajam growth area, ensuring good capital appreciation of value.

The township also features low density residential development, 2 landscaped lakes and open parks to promote recreational activities.

Located off the KL - Seremban Highway, within the Southern Klang Valley Growth Corridor , the township also features low density residential development, 2 landscaped lakes and open parks to promote recreational activities.

i went for iluna..waiting to sign SnP too..haha...ppl didnt reply..so decided to take the risk..hope this area will bloom soon...so..what attracted u to nilai impian?

Good choice. I think nilai still under price at the moment. Here need more big developers coming in to create better value. What i knew that ireka group also in nilai now for a 8years project.

kewl. im attracted to the location over price wise. as im working in KL n has possibility to be transferred to Putrajaya, Nilai Impian seems to be the best place. n the accessability seems better than seri pajam too, eventhou seri pajam's finishing is alot nicer sweat.gif

I heard they are making another interchange..so this one is for North south highway also? i thought NI is close to hiways already.. blink.gif

The price is still acceptable. Nway bro wat bank did u went wit ur loan? Mine using muamalat but seems tat they cannot armotized the MOT charges as SD insisted the buyr to pay 3mths time after S&P sweat.gif

I tried with HSBC..they wont absorb MOT and loan legal fees, they say need to pay the interest for the amount taken out by the developer (progress interest)..once developer take out final payment from the bank..then start paying full monthly repayment..

anyone know any HSBC panel lawyer? maybe can kawtim the fees.. tongue.gif

Delfina is better than Medina. Medina is near HTC, light factory, etc.

Delfina can see the lake, jogging track. Nice .... rclxms.gif

1 thing i dont like about delfina is there's a cemetery beside it... apart from the sqft. (if compared to seri pajam la).. but overall, the deals for Nilai impian or Seri pajam seems fair.

Want style, exclusive - go for nilai impian
Want value, Bigger - go for Seri pajam (Aria Type C).

Just my 2 cents. I prefer to listen others opinion... thumbup.gif

Putra Nilai is across the NSE from Nilai Impian. Both share same exit. From Shah Alam you can also exit at KLIA, then drive east through Bandar Baru Salak Tinggi.

You may see recently launch of kasia green, nilai by ireka as it is in putra nilai area. If u compare it's surrounding development with nilai impian, it make more sense in term of investment or for own staying. Of cos it is subject to individual preference, but I'm kind of like it's environment, peaceful and relaxing township.

My dad has a house in Nilai Impian and I think that this place will surely develop. As you see many University's are coming up and also the place is coming up with all the necessities with Giant and Tesco within 5KM of driving and is also 20 - 30 mins away from Kuala Lumpur .

I think its a good buy for landed property.
While its been built,
1) consider a job that is nearer to your new house
2) be prepared to take komuter train to work

Sime Darby has a lot of plantation land there, future development potential. KLIA2 is also coming up.

By that time already 70% awake and very hard to sleep in train. was doing this last 5 years from Seremban to KL to work. definately some walking that make you sweat. Those condo near LRT has disadvantage where hard to change malaysia mentality to travel by public transport and it take time improve the like as london underground and public transport that efficient.

try asking the SA..

hahahhaa..at first...my opinion...its a good township..
as its been develop by well known developer SimeDarby..
so i placed a booking....Medina

but..
after awhile...when I visit several times, and do some inspection..
at both Media or Delfina project..not appropriate planning..
as you can see..for Medina:

1)the main road for this Medina is shared between Medina and also industrial zone of Nilai 3...about 300m from the last house of Medina, you can reach 1 of the industrial factory...
furthermore..they are building more and more factory at that side..

2)medina VERY2 near to the TNB power cable tower, I suspect radiation would have reach within the area..and this is not good for the children development..

3) Safety wise..as it quite near to industrial zone, so perhaps many worker (mainly foreigner) would have walk-by near to neighborhood.. as I experience this before (close relatives house).

So therefore..I withdraw from this project...even though, the unit I booked was corner unit and spacious...

this is my 2 cents opinion...and others people my think otherwise...

last visit i notice they advertise institutional land for sale and some apartments are coming up soon. i wonder if this will help to increase chances for a mall to be built. hmm.gif

Just booked Medina. Hopefully Jusco comes in. And there is a new access being built for medina so that we don't have to share it with those working in the factory.

This thread seems quiet. Not much interest in this area? I went to nilai impian recently and found out a lot of land clearing activities are being done. Went to the sales gallery to get further info and it seems promoising to me. The Delfina DSL looks good,just a little too close to the nearby Nilai 3 imo. user posted image user posted image

The build up starts from ~2500sf. The land size im not so sure. But should be bigger than 22x73 which is offered for the previous phase,treeo. Yes I agree that nilai needs a decent shopping mall,something like setia city mall or aeon seremban 2, which can give the place a more vibrant atmosphere. I was told that the massive land clearing just beside the PLUS highway after the nilai exit is meant for the commercial centre, but still no confirmation of any mall or cinema.

Treeo & Quattro are nice and the price is reasonble, however they are on low land which is not so nice IMO. SA from SDP said they are talking to AEON to open a mall in NI.

With SDP launching Bdr Ainsdale, buyers are comparing the prices between these 2 townships!

Quatro was launched about a week ago I think?

Yes, quatro was launched just recently. Compared to ainsdale, NI price is higher, maybe because it is located closer to KL, and nilai itself is a more mature township. Ainsdale seems to focus more on affordable housing.

Boss, no doubt NI's location is better but their current launches are either too near the industrial area (Medina) or the cemetary (Deflina phase 1). That is why SDP is giving lots of freebies to push sales. Treeo & Quatro's locations are better but on low lying area.

What I know is that SDP will be launching some super link units in the future. Their website listed Premora bungalow units as the future launch.

I hope they can bring AEON to open a mall there as it will bring up the prices of the props there.

The are doing the land clearing for the commercial area. Hopefully SD will manage to bring in big names for that. The new flyover is in progress, which will make the access from PLUS Nilai exit easier. Also they are in progress of developing what looks like a lake and recreation park beside the road opposite the old sales gallery.

I have saw the quatro floor plan, it is indicated about 19200mm for the length of the house, about 64". However the total house length should be 73", which means behind will have about 9" empty land? By the way, does it will completed on the end of 2014 instead of 2015?

Congrats bro for getting a Treeo unit! U buying for investment or own stay bro?

CIMB's tactic is that when you apply for their housing loan, automatically you are considered to have applied for their credit card also. CIMB is better as they allow you to swip3e 3 times within 2 months to offset the RM50 govt tax, no such promotion from Maybank!

Hard to tell. Depends on other surrounding developments in Nilai area. Also depends what SD is planning to do with the cleared land beside the PLUS highway. If they can get the commercial area right, the value of the residential area should go up as well.

And yes, hopefully they can make the lake/recreation area looks as good as the picture in the booklet. Btw, Delfina buyer here.

Not sure want to live there or rent/sell. NI needs a few more years to blossom, but it is a good prospect.

Rumous aeon at NI..??? Aeon malaysia prefer at bkt mahkota. But aeon japan prefer nilai impian. Aeon malaysia set low price if they want to buy land at NI new commercial area next to toll. Plus they also need an area at bkt raja to estb aeon. SD refuse with the t&c and negotiation still running..SD most likely will built their own shopping complex n rent to aeon.

I went to the project site. Camelia is just next to it. D Camelia showroom is just next to the site right? i saw high tension cables behind the site if not mistaken.

there are some examples condominiums next to high tension sold well and also well-occupied.

this high tension is small type one. not the big one like in subang.

Delfina phase 1 still available? Which unit did you take? Some row at the back is quite near to the high tension cable I think.

It depends what do you want. Does it fulfill your requirements for your own stay? Maybe you are just starting a family and need a bigger place? Where are you currently working? If in KL, are you able to withstand the everyday traffic going and back from office?

NI is quite far for residents working in KL IMO, however it's OK if you leave your house early to go to work to avoid the jam. However, unless you are self employed or is a big boss, you cannot leave your office early to avoid the jam to go home after work.

I think it will take min 90 min to reach home after work if you leave office around 6-7pm. If you can accept this factor, then can consider staying in NI.

From my humble opinion..when we talk about DISTANCE..i do believe from time to time we will feel near/easy to access to the place that we think far before. example? SHAH ALAM 2 @ PUNCAK ALAM now compare to last 5yrs. as the UITM have huge land bank with new DASH approved by gov, now everyone start talking about PUNCAK ALAM even before many people say 'are u crazy to buy and stay in PUNCAK ALAM'?

With location of NI near to KLIA n KLIA 2, LEKAS Pajam toll exit, next to Bkt Mahkota (IOI project), commercial area planned and will be materialize in early 2016, this area will attract many people to play, work, meet and many things.

Trust me, nothing wrong with NI with SD. Cheers..!!!

yes.. i booked the house at last row... booking fees 5k.. they will full refund you if u get 3 rejection letter from diff. bank... or else they will refund only 4.5k only.....

My personal opinion is that low lying area is it's not so nice - can you imagine staying in a RM4m bungalow but next door is a low cost flats on much higher land - I wouldnt want to buy the bungalow for own stay! Of course for Delfina, it is not so obvious

Another reason is drainage problem - all the rainwater will flow to the low lying area from the higher area so if drainage koyak then sure banjir !

Yes, I agree that with the lake it is not likely to flood, anyway it's just my personal opinion as I dislike my house being on low lying area.

Only the road leading to the show house is done. The rest is still not tarred yet. Phase 1 and 2 I think can complete around 1H 2015. Nearly 80% completd already. Treeos and Quattros definitely takes longer.

Heard from the SA that this will be the next launching after the Delfina fever is over. Cant remember the name sounds like Meranti or Melawati something like that (not sure. Dont trust me. Haha). Expected to launch around 650k onwards. When? No accurate info but seems to be around the 1st half of next year.

Take up rate slow and the developer not as big as SD. How the developer will gain the confidence of investors? I'm waiting for SD announcement on their commercial area business concept. I got info from insider they are now dealing for FDI from Korea.

Regarding AEON, we can forget it as the AEON will be in Seri Putra / Southville

As far as i know nilai spring area belong to Putra Nilai or Bandar Baru Nilai.

For those buying property MEDINA Sime Darby, they will notice their property area declared as Nilai Utama in SNP. Thats because the master plan of that area designed by Nagara Properties before SD take over the township.

Probably early next year,in the first quarter I suppose. No news yet from SD. Anyway,for those buying delfina phase 2, have you start paying for the loan? For me still not yet,although the houses seems to be nearly completed.

But build quality over design? I prefer build quality rather than the design. If the design is top notched but quality is bad it is a headache also to the owner. mad.gif

Plus reputable developer Vs so-so developer only. Although the design is so so only, but the build quality from sime darby may set some benchmark for other developers.

Seri Pajam use IBS (Industrial Building System). They have own subsidiaries that doing IBS business. You must remember no renovation can do if the house is fully IBS. means the wall also made by IBS

I bought Delfina 1 last Sept..during booking, the unit I choose was RM450888..Since the system down during that time, I cannot get the sales form and official booking fee receipt. 2 weeks later, I got the sales form states the price was RM472888..WTF??!

Then I complaint this matter to the salesperson. But she can do nothing. I further bring this matter to her superior..Just the same and they can't do nothing. My wife so bengang with this two morons and scold them. Know what they say? "Go and report to top management. If you want refund..I can refund you. If you need fast, I can use my own money first".

This sure make me bengang also..Then I complaint to their top management..I email and cc to all the SDP's top management. After a few days later, I got a call from SDP..They will discuss this matter and she said there will be a good news. At the same time..they try to offer me other units that will be priced around RM450888. But it totally what we want..my unit is near to and can view the field/playground. It's a good unit though..

Now, I got the original price and already sign SnP and paid the down-payment..Just wait the loan to clear the money.

Hi guyz..i think it is my luck..when i went to nilai impian last week to book for the type b azalea which is 660k price range,got 1 empty slot infrnt of the lake..same row as the show unit house..i got it for 589k..previous oner cancel 2 days earlier as he wanted the type b azalea

No news sofar even earthworks almost finished. With a relatively slow market, is likely to be launched after GST or Q3 or Q4 this year.

Medina 1 owner here. Moved to the new house a month already. Previously stayed in Kota Seriemas. Work in KLIA.

Distance wise : NI to KLIA parking on peak hour take around 25 minutes
NI to Sungai Besi tol 25 minutes on normal traffic. Just make sure you slow down if you dont want AES to send a nice picture of your car tongue.gif (Near Kajang exit)
NI to Tesco or Giant around 7 minutes
NI to Subang tol around 30 minutes on normal morning traffic
NI to Shah Alam Stadium around 30 minutes
NI to Seremban tol 15 minutes

Price wise, it's still cheaper than Bukit Mahkota/Bandar Sri Putra since it has Negeri Sembilan address. Competitive pricing compared to other developer around Nilai (BBN, PNB Devt, TH Properties, Seri Pajam)

Comparison to other developer :

I stayed in Nilai since 2011. I've never liked city life and so far my working life evolves around Sepang/Nilai. Decided to buy a house in NI due to few factors

1) Location - SDP trademark, must be next to highway exit, otherwise they will build interchange for it. Excellent for me because, i can just hop on PLUS hiway to go South, North, or West. When i lived in Kota Seriemas, it took 20 minutes to go to nearest highway entry (KLIA or Nilai) so already wasted so much time there. Enstek has like the priciest house but so far from major highway. Kota Seriemas has an exclusive feel everytime you enter it. But then again... too far

2) Developer reputation - Cant go wrong with Sime Darby. Im not convinced by Seri Pajam. PNB Devt good reputation too since they are SDP parents, TH properties is syiok sendiri developer.

3) Pricing - Why would i pay the same amount of money to buy a house near landfill? I'd rather buy it near factories. Kota Seriemas is expensive, but design are very nice and landscaping is the best among other developers in subject (Nilai). Enstek.....some good some worse and build quality like crap.

4) Future potential - when they build their new sales gallery, im convinced that SDP definitely has plans for NI. Cleared land next to Nilai toll for commercial precints won me over. I hope when everything come into place, more people will move to NI, and price appreciate the way it should be. Can refinance and enjoy the money tongue.gif

Drawbacks :

Planning sucks - due to previous developer mixed up industrial and residential. I have some reservations about my house since its near to factory but now im contend enough because SDP decided to build parameter fencing. Fair enough. I'll just live with it.

No unifi yet - not even streamyx. already put my name on waiting list. TM said will be this year... earliest by June. But other taman like old laman isora, laman lili and all...they have unifi for years already

Lack of proper commercial center - no banks, no hospitals (nearest is NCI in BBN), very few shops around but they are coming with shoplots near Medina entry and the big commercial center. Not too bad actually, since Giant and Nilai is less than 10 minutes away

Flyover that took forever - seriously?? no sign of ramp completion. i started to feel immune already when i have to pass through factories in order to get home from Nilai.

Anyway, congratulation to Delfina, Azalea buyer. Real deal over there. Nice house with lake elements. Now i feel jealous sad.gif properly gated some more... Azalea is a good buy, big terrace house with that kind of pricing, u cant get it anywhere in Selangor, except maybe sabak bernam.

Nice review. Thank you. Hope everything work out well for NI. I was at the SDP carnival today and enquired about the flyover. I was told it will be opened once the pintu gerbang is completely removed. Only the base remain. Estimated another month or so.

I bought Delfina Quatrro and Azalea by the way, and I have stayed in NI for the last 10 years when there was almost nothing here.

Planning sucks - due to previous developer mixed up industrial and residential. I have some reservations about my house since its near to factory but now im contend enough because SDP decided to build parameter fencing. Fair enough. I'll just live with it.

No unifi yet - not even streamyx. already put my name on waiting list. TM said will be this year... earliest by June. But other taman like old laman isora, laman lili and all...they have unifi for years already

Lack of proper commercial center - no banks, no hospitals (nearest is NCI in BBN), very few shops around but they are coming with shoplots near Medina entry and the big commercial center. Not too bad actually, since Giant and Nilai is less than 10 minutes away

Flyover that took forever - seriously?? no sign of ramp completion. i started to feel immune already when i have to pass through factories in order to get home from Nilai.

Anyway, congratulation to Delfina, Azalea buyer. Real deal over there. Nice house with lake elements. Now i feel jealous sad.gif properly gated some more... Azalea is a good buy, big terrace house with that kind of pricing, u cant get it anywhere in Selangor, except maybe sabak bernam.

Hi nilai impian ppl,

I got my keys to medina phase 2. I noticed my tnb meter got this issue.. do you guys have any idea what is going on?

if i switched off all switches & plug.. the tamper warning will light up.. if i switch on anything ( light or fan ) , the tamper warning disappear.. whats happening?

Might be some sort of self test? I didnt even notice the tamper warning. Never seen the thing light up in my unit. You can consult with ur wireman.

Even the considerably much smaller NI commercial area is yet to launch after quite some time. Cant imagine how long it will take for all those big tract of land to be developed. SD is always taking their own sweet time. cool2.gif

Yah, as usual la, they are always slow, always postponing the launches! sad.gif So far their only JV on malls that I know is Melawati Mall only.

Around 620K nett non bumi price. I heard SDP is talking to Mydin to open a mall in NI, more or less finalized but the parties have not signed on the dotted line yet.

Aeon I heard also alking to SDP but since they are opening in Putra Nilai, I dont think they will open a mall in NI.

Perhaps SD should JV with Boustead to open another the curve/ikano/IKEA there to cater to south KV population. The land is very strategic and can capture the traffic from PLUS highway. cool2.gif

So far they only JV with Brunsfield and UEM Sunrise, it would be a good idea to JV with Boustead since both are GLCs. That piece of land is definitely big enough for a big mall! smile.gif

If you go Giant nilai after 7pm there will be traffic at the entrance. Business is good for giant. I think this is due to shops around the giant, not just giant. Tesco is so so only, but can still live.

Nilai lacks a proper mall. Aeon entrance into Nilai/sepang market needs a proper mall. Not another hypermarket/outlet.

By the time of mall completion i think the population will grow and people will be more attracted to buy house and live in Nilai.

Ikea/ikano type of development is good but at present time and 5 years to come i dont think nilai population can support such market YET. We all know ikea likes to take their own sweet time and they choose very carefully where to place their next stores. Their priority now lies with ikea cochrane and ikea batu kawan.

Losing aeon to putra nilai is such a big blow for us staying in Nilai Impian but it wont be too bad since its just 10 minutes drive.

I believe SD is holding for greater value as their land enjoys the best visibility from Plus highway and nilai exit. They know they posses a premium space so for anyone not willing to meet their valuations can go fart off.. Hehehe.

I think mall is a great news for nilai.not hypermrkt but actual mall.we go shopping in nilai 3 during hot afternoon,mall is simply a great place to cool down from the sweat and have a meal.now after shop in nilai,we go to alamanda putrajaya or mosque nearby.with a mall,i reckon it will do well.

An agreement has been signed on 11 June 2015 between Putra Nilai Development Sdn. Bhd. and AEON Co. (M) Bhd to build AEON shopping mall in Putra Nilai.

The proposed new AEON Nilai Shopping Mall set to be one of the biggest AEON mall in Malaysia with the total lettable area of 1.2mil ft2, which is about the size of the IOI Mall in Puchong or two times the size of AEON Seremban 2 or Palm Mall Seremban.

The AEON Nilai is located next to the Dataran Nilai or just opposite the Majlis Perbandaran Nilai. The mall is targeted to be opened to public by the year of 2018 which is three year from now.

SA told that they are finalizing the details with Mydin, so if successful they will open a mall at the land. He also told me that earlier Central Pattana was talking to them to open an outlet at NI but was "hijacked" by their colleagues from Elmina, so looks like CP will open another mall in Elmina? smile.gif

Definitely having CP is better, their malls in Bangkok are very nice & trendy. I guess having Mydin is better than no malls at all?

Aeon Big is not aggressive in opening new outlets compared with Tesco & Giant so will be difficult to find AB. I think these hypermarkets are more or less the same, some items appear to be expensive so have to wait for sales/promotion to get lower prices.

Maybe Mydin should offer more variety of tenants. And focus more on getting better quality tenants rather than just focusing on their hypermarket business. Perhaps can open their Sam groceria as the grocer here.

As the area offers good visibility and accessibility from PLUS highway,they can try to attract customers from nearby area as well,and not just focus on Nilai residents itself.

Nilai Utama is the current location of Medina and Petronas. It's part of NI but separated by main road. But address is still Nilai Impian. Good to have velodrome. More cycling activities for the family.

The reason behind Kiara Court launch is maybe because of new ruling by state government. They want to increase affordable housing component in every new housing projects. Well, that one of the think that i can think of. Might not be true.

As for the flyover. I'm really pissed off man. WTF are they doing? SD and their contractors. Bandar Ainsdale flyover was completed in less than a year while it took forever for them to do NI flyover and it's still not completed!

Construction started early 2013 and now we still have to do illegal u turn to go into PLUS highway. Saw people kena traffic ticket by JPJ today. Will SD compensate? Wishful thinking.

Perhaps they are waiting for the opening of the flyover to coincide with the launch of new phase? From SD website it looks like NI is having a few upcoming launches. Azalea phase 2, Kiara court, Impian boulevard shoplots, new semi-D.

Hopefully it will be sooner rather than later...

SD will not slash down the prices bro, but they will give rebates and freebies to push sales. For example, The Glades, they gave quite good rebates & they also subsidized 50% of the maintenance fees for I think a year.

For MP they are still giving the freebies & rebates like 2%, kitchen cabinet, hob & hood and last time they also give additional RM10K rebate.

RM 305k for a 929 sqf is abit pricey, ascotte in Semenyih is sold at about that price too.

Really bro? I tot it is considered cheap oredi!

SDP will be launching new phases of Azalea soon, they have some left over units of 24x74 DSL selling at around 612K gross, looks quite cheap for this location.

612K is gross price, if got Prime card can get below 600K which is a good buy IMO.

NI nt much land left I think so their future landed props will be quite expensive.

Landscaping in NI so so only la bro, definitely cannot match EH & EM ! They have a lake near Azalea but didnt notice whether iconic or not as I just passed by only.

I was told Mydin more or less will open in NI and they still have a big piece of land for commercial next to the toll - this SDP very slow in developing their commercial land & their upgrade to the toll is taking years to complete! doh.gif

I think one of the selling point for NI would be the new AEON, which is fairly near to NI. Mydin impact is much lighter than AEON.

Taman Anggerik Semenyih also have a Mydin Mall, its impact on the vicinity is not very significant though..

To push NI to worth for its price, SDB should put some efforts on the landscape and infra.

MyDin anggerik serves well as neighbourhood grocery stall, but to become a recognized iconic shopping center in Semenyih still long way to go, like you said, quality tenants are essential.

Infra and landscape are the key elements for township development now. To justify the pricing in NI, SD should put more serious focus on this.

Still a long way to go I guess. Not enough population currently. Perhaps when more phases are completed and people moving in.

On the another note, the NI flyover already opened. thumbup.gif Azalea phase 2 also launching.

Price quite good as psft is cheaper than the other latest launch Mesahill by Green Target, also in Nilai.

This KC also very low density of less than 300 units and will have easy access to NSE via the newly opened interchange thumbup.gif

I was considering Azalea 24x74 2486 sft, fng for 590K+ nett but on 2nd tot, I still prefer Sgor landed prop. Very much cheaper than the props in Sgor like EM & SEH but of course this is NS.

This KC also nt bad with low density. Bro u buy one KC here la, cheap ma for loaded fellas like you! brows.gif biggrin.gif

I think living here will be good if got more commercial activity.. Went to visit yesterday and made a short trip to the wholesale centre nearby, apparently is largest in Malaysia, though slightly disappointed to only see a lot of carpet and textile shops. (if only got more shops selling clothes.. hahaha)

Saw another project (Sentral Bazar) when I was there, apparently is another wholesale mall.. Hope when the mall is opened it will be more lively!

Bro, u mean Nilai 3 commercial centre? Mydin should be opening here soon, hearsay from SDP SA but so far SDP is slow in developing the commercial zone in NI, hopefully with the new interchange opened, it will speed it up.
