Is it good for investment? Please share your view on this project

Low density with 386 units, freehold, located at subang prime area, next to japanese international school.

They are having booth at level 3, fashion Avenue in Pavillion KL - RM630 psf with car park

Saw their booth in Pavillion today and make my first booking. Overall is a quite promising project as the retails lot is manage by Pavilion Group. Heard that the first phase is selling like hot cake for more then 70% being sold out. Phase 2 will be launching soon with 10% increase.

Luckily i secure a good unit facing North but disadvantage is the facing is towrd highway but cheaper 50k compare with facing the garden view.

Selling price is from RM 520k onward with 5% rebate, DIBS package, semi furnish

What is the freebie furnishing n how much is the maintenance fee?

All are 2 rooms unit?

3 rooms abt 1500 sq ft at around RM800k negotiable

If not mistaken got 4 types, small unit likes 855 and 890 sq got two bedrooms, bigger types are 1200 and 1400 sq. Those big units are selling at RM700K and above with two car parks. Small units with car parks selling at 530 to 560K respectively and depend on low or high floor. Please check with SA in pavallion. They claimed this is a last piece of freehold land in Subang.

Mine is after rebate price. 855sq with 1 car park is RM620 psf (net net)

Includes kitchen cabinet with cooker hook and 3 air-conds.

so the side not facing highway will be another rm50k more for the 2 room units? That's rm 60 psf more!

If the building is too closed, then it's a con than pro. I don't think u want to open your window and see your neighbour which is from another condo. I would rather see the highway or empty field, etc. brows.gif

But the design of the project is very conservative, not impressive at all for condo at 630 per sqft.

Wondering any tunnel will be build ? If yes that will boast up the price in future by a walking distance of less the 10 min from nova saujana . The putra extension lrt is just ride opposite the condor plus citta mall is just right infront of the LRT station.

If Japanese school request to have a walkway to LRT station then it will be easy to get authority approved. I think chances are high..

How is Nova compare to Hijauan Saujana which is less than RM500 psf for its 1,372 sq ft 3 room unit?

Both are freehold...

Where is the access road for Nova? Pass through Amaya?

Bigger unit psf always cheaper than smallish one. Am not sure about Hijauan Saujana maybe you can shed us some light.

The Nova Saujana just located beside Japanese School. Got a dedicated road for Nova i guess.

LRT is directly beside Hijauan, so if I am not wrong, it should be a decent distance from Nova.

Nova small unit is 855sq with 2 rooms + 2bathrooms around rm620psf nett nett, DIBS scheme, partial furnished

According to the SA. lrt track will pass thru but not close as pacific place.

Why are you comparing with Pacific Place? hmm.gif I am talking about the design of Nova Saujana. For me, apart from location, I will look at the design and layout and see whether the price tag is justifiable. Sorry no offense, I know you have vested interest in this project.

You could rent out to Japanese maybe, because there is a Saujana Japanese International School nearby. I bet the old Subang Airport would one day be re-developed as a commercial hub. Excellent for own stay though, as this part of Subang is peaceful and less hectic.

if u buy this to target rent to japanese, then have risk, because this japanese school is going to move to dutamas area, near mont kiara there...one more thing, the design is really damn ugly, like apartment... sweat.gif

actually .. this arguement is flawed ..
if you are to rent to a Japanese ... because of the school, you are assuming it will be a Japanese family right ..
then I will assume the family will go for larger units like Amaya or the other surrounding larger family-sized units ...
855sf will not do, if the expat has the money ..

in the earlier comparison with Pacific Place .. again, this arguement is not valid ..
because Pacific Place *IS* within walking distance to the LRT station .. whilst for Nova - you have to cross the road, and walk about 800m to the station ? doh.gif

Small family will do and good for single or couple also. smile.gif
20 units retail shops managed by Pavillion and some anchor tenants already confirmed.
Amaya and Nova are the same developer. I think the question is why developer doing this Nova and why launching small unit why not in Amaya. I hope u get it.

Sharing is caring definetely no arguement. I would think is within walking distance an approximately 450m to the station. Maybe next time there will be a new bridge established from saujana to the LRT station.

The proposed Japanese school next to concerto materializes. I dunno is new or move from subang. Usually the word of "Proposed" is scary.

Personally i don;t think so the Japanese school will move out. Because of these:

1. Saujana surrounded by green environment & nearby golf course make it very conducive for staying at this place. Japanese likes to stay here.
2. Accessible via major highways such as the Federal Highway, SPRINT Highway, Damansara-Puchong Highway (LDP) as well as New Klang Valley Expressway (NKVE).
3. Citta Mall is just across this project on the other side of Subang Airport Highway.
4. The Saujana Kuala Lumpur Hotel, Pan Pacific Glenmarie Resort Shah Alam, Saujana Golf & Country Club, and Subang Jaya Medical Centre.
5. There are Japanese communities in Mont Kiara, Saujana Subang and OBD condominium in Taman Desa. There is a Japanese school in Saujana Subang.
6. There will be new LRT station within walking distance 450m.

pass by nova saujana today and notice the plot of project actually is quite small and it is just right infront of Amaya. Luckily i have no regret to secure a unit facing highway rather then facing the garden. Heard from SA that phase A facing highway all sold out. Only left few units facing garden.

Phase B will be launching soon, but if the demand is so good, developer can save up the advertisement cost.

The Subang-Saujana corridor has been seeing a lot of action lately. The latest addition is Malton’s Nova Square which consists of Serviced Apartments 850sf, priced around RM650k. The project is located directly in front of Malton’s Amaya Saujana, totally blocking Amaya’s view. The lower floors will be a shopping mall, which apparently will be managed by Pavilion KL.

Malton will be offering the full “Package” with 10:90 payment and DIBS all thrown in. Nova Square is in direct competition with UOA’s Kencana Square, both entering this market late after earlier hot launches of Pacific Place across the Subang Airport Road in Ara Damansara. However, Nova Square is expected to be Freehold while Pacific is Leasehold.

As i know that Amaya Saujana Block B and C almost fully occupied. Maybe Japanese don't like to go gym. smile.gif

If really want to check the construction quality please arrange an agent to look see the basic unit in Amaya Saujana. Because is same developer. smile.gif

Retail shops will be managed by Pavillion Group, outsider is accessible and 5 or 6 anchor tenants confirmed so far, but they can't commit to bring bank in.

This project currently asking for RM620psf and without car park, among the highest in saujana area. so is there any room left for appreciation? i really doubt abt it. But the neighborhood and developer is good. Really good buy?

which type of unit is much more easier to sell ? 850 or 1312 ? planning to stay for the first few years coz working at subang airport..not much diff on the maintenance fees only 100 difference.hmmm.dilemma.

Assuming for 2 bedrooms need to purchase 1 carpark (must have right whether for own stay or sell later), then the psf is RM618 psf for 850 sq ft and RM611 psf for 1320 sq ft. The difference is only RM7 which normally should be more and psf higher for smaller unit

If your question is to sell maybe 2 room easier due to lower price point but for own stay if budget permits then the 3 room facing tennis court would be better than facing highway. Highest is 15 floor, so 14th Floor will be high floor also...

plus the 1312sqft is dual key unit.which means,i can rent out the whole studio unit,and i can stay in the unit that have 2 bedroom.

Quite unreasonable not to provide even 1 carpark for 2 rooms. At least leave it to purchaser whether want to pay for second carpark...

How is this compare to Hijauan Saujana, which is so much cheaper and just 1 minute drive down the road...

Nova can access direct from old airport highway, no need to go through Amaya ...
but nto sure if that will be the future access ? must be lah .. its right next to the main road ..

Hijauan is deeper in, must go through tunnel shocking.gif

LRT station is work in progress dy .. take a drive there, u can see it ..
it's right at Pacific Place .. drool.gif

Nova is right opposite Citta if not wrong .. build a bridge there, u walk up .. cross Paws, then dah sampai LRT station dy ..

it depends.for me every investment have their own risk.

thing that we should be able to do is manage the risk properly.of course some of the risk is beyond our

control eg interest rate.so just plan it and prepare for the worse.

i don't pass use that subang road that often, but every time i do, the road to the airport and back is pretty jammed up but strangely no crowd over at Oasis... doh.gif

i think Amaya buyers will definitely have to most gains after Nova's completion...

Heard from the agent that Nova will only be launched by end of January 2013!!! I was told that it will be launched by mid of Dec when the booking was made.

I've called up since early December to check on the status but they have been delaying till now! Anyone know what is the reason on the delays??? hmm.gif

No idea.called Erina before I flew to states a week ago,she told me that the show house will be ready by end of this month.

SA told me show room will be ready by this weekend, so I will be going to check out the show room. Size 855 is very tempting.

Pacific place is right in front of the LRT, not sure how they widen the road cause now, its a very narrow road between the river and Pacific place. Pacific Palace land was a dump site before, saw they dig out like a mount of rubbish for piling.

How does this compare to Oasis Medella (Oasis Corporate Park)? Only thing I know is:

1) Oasis = PJ address on FH land while Nova will be under Shah Alam address (correct me if I am wrong)

2) 855 SQF smallest unit vs 703 (Oasis). Personally, I feel the 855 SQF unit easier to rent out

3) Facilities...any difference?

4) Oasis is next to Citta while Nova is next to Japenese International School (which is better?)

This is DIBS with BLR -2.4% rite? Any discounts? Whats the prices of a mid level 1300 sf unit?

Btw, is it good to invest in this area? Many new developments but past 2 years i dont see much development in this area. Developers keep building but for investors would it be good? What kind of pricing do we expect in 2015/2016? Rental yield?

Usually, the bigger units will have lower psf price. I would have inquired about amaya but 1500 sqf would mean RM800+k which is not my budget for now.

But u are right...Amaya will probably have much better potential in terms of capital appreciation.

Sori, i was comparing the 1300 sq ft Nova with 1500 sq ft Amaya, both about same price at RM800k+, so Amaya is much cheaper and still well maintained.

The advanatage of Nova is the dual key which allow 2 sources of tenant income if rent out. But understand that Amaya not so laku in renting out for some time

I also heard Amaya is not looking good on it's big unit due to owners asking high rental price and not much willing to nego lower.

If the Amaya do not have the win-win power in such situation to let off in it's insisted asking rental price, I have no idea how it would be a catch up with surrounded new launches too.

Only time will tell when the medium big units of 1400 sf onwards can hit RM 800/900 psf during subsales. By that time, it must be beaten MK by few miles.

Malton is kinna big developer.

They not only do condos of Amaya series but also landed like Mutiara series in Puchong and Penang.

wonder if the LRT is within walking distance?

if not, don't think it will be significant positive effect on the rental??

with 650psf and above in Ara Damansara, might as well we go for other developments with LRT within walking distance in compound.

Thats why I chose the dual key unit.which mean u can rent out separately,pass by the amaya almost every week,but not much residence there.just my 2cent bro.

Dunno how Subang Olives did for the dual key studios unit.

IMO, flip upon VP is higher risk than rental for such pricing n such medium big size, unless got holding power n keep it vacant / rental for short term, maybe got chance later. If MK condos price at this size remain stagnant / slow movement for next 3 years, I dunno how this can sold at RM 750-800 psf upon VP later.

Hmm...decided to put hold on the idea of buying nova saujana..I don't dare..I doubt people will buy rm 1.1million after VP...sounds nuts to me..my target group will have to be millionaires instead of medium core family..

One more questions, beside there is a Peremba square building around 11 floors (if not wrong). Like to know nova saujana (which is 15 floors) will it be higher than perema square? Cause I know for office building, each level height is higher vs residential building.

Anyone can advice on that?

Agreed with you. The selling prices is a bit high surrounded that area. I think Tenants can be bargained low rental to stay simply because too much od completed Condos. I could be wrong.

Its subjective... But In my opinion, if Block B is sold out within 2 weeks, I would say great job.

It's a quiet and low density service apartment, which is excellent for comfort and privacy. Plus, the retail floor is managed by Pavilion Group, that will add a bit of classiness to the property.

For me, I rate it as medium higher end. Most of the launches today, are quite similar of modern facade and a bit high end dy. RM 550 psf onwards is definitely not a cheap product for any condo.

Price too steep for me, and definitely am not that level to play these range. Rather play landed.

I think best is you pay a visit to both locations, if not done yet. That will give some perspective as to the difference. I have seen both, and prefer Nova, maybe its more accessible and maybe also its by Malton.

I think it's very difficult since the cons hard to rent out by looking at amaya.plus dual key unit have the lowest number unit among all.good luck.

i think the jam is just temporary due to the lrt construction which has caused the bottle neck. 1 lane further up was closed.

Yes, there a few units left mostly 855sf selling from 625k and above. (before rebate 3%).If I am not mistaken not more than 10 units left. However been told that those leftover are facing lifts. That is the cons of it. Well, there's no news about the bridge.

Just curios about an issue. 1st loan disb already done. The project is under DIBS, however i noticed there is no interest payment from the developer side since the bank payment due date already passed. 1st Aug. Any issue on this? Worry will koyak my CCRIS.

Hijauan better, in terms of affordability and exclusivity. Isn't much room for appreciation for nova, if it goes any higher, one would much stay in a more prime area ie Bangsar or Mt kiara

I went there 2 weeks ago and there are quite a few 855 sqft left, mostly 13a unit and on the high floors. There's 1 unit of 890sqft going for about 7XX psf.

Both block A & B have leftover units. But by now I am not too sure if there will still be units.

BTW those units are actually not facing the lift but facing the entrance door (not sure what door they call it but it is some sort of security thingy so they have the door there to separate the lift and the corridors leading to the units) . You're supposed to exit from the lift, then swipe your access card to get through the door and into your unit.

they might have developer discount who knows?...saujana damansara area is high end place....do u look at centerstage at pj section 13 that fetch RM1200 above per sf? you will know what the meaning of luxury by then.......
for me..nova saujana is a good take.......

A simple search on I property yields the result that centerstage is going for 850-1k. Moreover, that's PJ and this is beside the highway
. At 650, the entry price is reasonable but if ur planning to flip it at 900 ish, well good luck!

Haha I think seremban sucks too but it used to be wayy too cheap. Those who held on to the homes in Seremban are yielding much btr profits than some Selangor props.

Actually Citta Mall is okay. They have decent food there, a pet shop, a supermarket.
Not too bad actually as a neighborhood mall that you might go on a weekday night after work.

But I hope that there's at least two restaurants in Nova itself for some lazy days. biggrin.gif

To me basic is OK. As long as it is well maintained and the resident don't abuse it. Too many facilities will sometimes lead to neglect and poor maintenance

I guess the pedestrian bridge is part of the lrt project which allows public to walk from lrt station to opposite bus stop.

From what i see,its about 300m from nova to the bridge and 200m from bridge to lrt..total about 500m..

I really hope they make a covered walkaway from nova..

But kinda dissapointed with stairs bridge..cannot cycle or use my segway..

They dont mention it,but they told me its in their proposal..

After all,this is good news to nova resident,the previos malton project behind nova,and for hijauan saujana resident..

It was sold in Malaysia for about 20k..but i got it for 14999..

So u didnt get any unit?

Now shah alam also i heard 700-800psqft..

Got my nova for 650psqft.

this project most probably will hand over earlier thanks to GST I think but on the other hand really hope they can boost up the progress so bank can release more loan b4 GST imposed. Then we can paying less for it.

Based on my limited knowledge of GST understanding, GST is standard rate for Commercial property, whereas Residential is exempt rate.

Whether SnP sign before or after GST implementation, there is no bearing. Do look at SnP if anything mentioned on tax and who to absorb, if the property is standard rate. Very subjective indeed.

I must say, the units closest to the LRT track are only 30M from the track n also few floors corner will be directly facing the tracks..

The station is also 600-800m away but NOT walking distance as 1 is near evolve mall/pacific place & other one near kelana business square..

Despite being right beside the elite glenmarie court, the 850psf price is not justified as its TOO close to the NKVE & LRT. Would be interesting to see the rental demand n subsale value as the facade is quite mid-high end..

Yes all these adds up to the noise from LRT n HIGHWAY (hijauan). i think nova would also face competition from many new AD/saujana condos in the area..

Are you talking about Hijauan Saujana? Cos Nova Saujana is nowhere near the LRT track.

And are you serious about no road from inside Saujana ?! OMG. That is a BIG FAT U TURN. Super jam during peak hours as well.
Apple told me there is last time. Plus I called up about a month or so to confirm they said yes.
