Sori, i was comparing the 1300 sq ft Nova with 1500 sq ft Amaya, both about same price at RM800k+, so Amaya is much cheaper and still well maintained.

The advanatage of Nova is the dual key which allow 2 sources of tenant income if rent out. But understand that Amaya not so laku in renting out for some time

Hi guys...I'm looking at the property..any one has called up the developer and asked more info on this?

Any more big units left ? Is the LRT passing by the area?
Your kind advice and feedback is very much appreciated...

big unit yes,type d 1400sqft.dual key sold out i guess.

I also heard Amaya is not looking good on it's big unit due to owners asking high rental price and not much willing to nego lower.

If the Amaya do not have the win-win power in such situation to let off in it's insisted asking rental price, I have no idea how it would be a catch up with surrounded new launches too.

1400 + soft for r, 800k + ...anyone has any comment on this...the location seems good to me...but anyone has doubts when the selling stage come ? We gotto sell for at least for 1.1 million...minimum...anyone has any thoughts..advice..feedbacks..

and that's why i don't think there will be high cap appreciation.more for rental game.

Base on response of rental Market for bigger size units (1500 sq ft above) at amaya, the demand is not strong at this part as more own stay or investor. Can this area test rm800 psf above?? So far benchmark is set by aragreens. Understand that the last
Two blocks of aragreens small unit (700 sq ft) now selling at above rm900 psf but the fact is those above 1200 sq ft still doing only rm700+ psf

Only time will tell whether the big unit will hit rm800/900 psf which is on the high side base on current Market trend. Hijauan saujana big unit just further down now selling only rm550 to 600 psf

Only time will tell when the medium big units of 1400 sf onwards can hit RM 800/900 psf during subsales. By that time, it must be beaten MK by few miles.

Rental will be a good option...how many here bought the large units...?

Having the new LRT is a plus point to commute..

The developer malton..I have not heard of them..is it cus they do only luxury condos.. sweat.gif

Malton is kinna big developer.

They not only do condos of Amaya series but also landed like Mutiara series in Puchong and Penang.

wonder if the LRT is within walking distance?

if not, don't think it will be significant positive effect on the rental??

with 650psf and above in Ara Damansara, might as well we go for other developments with LRT within walking distance in compound.

Thats why I chose the dual key unit.which mean u can rent out separately,pass by the amaya almost every week,but not much residence there.just my 2cent bro.

Dual key unit. Good idea also. At least half own stay and another half rent out at cheaper cost to cover a bit for short term.

Dunno how Subang Olives did for the dual key studios unit.

Wow, 1419 sf for RM 851k after discount, its RM 600 psf net... If for rental dont dare buy, for flip lagi not dare to buy.

IMO, flip upon VP is higher risk than rental for such pricing n such medium big size, unless got holding power n keep it vacant / rental for short term, maybe got chance later. If MK condos price at this size remain stagnant / slow movement for next 3 years, I dunno how this can sold at RM 750-800 psf upon VP later.

But I see Nova Saujana much potential than Ara Greens and Verde.

Hmm...decided to put hold on the idea of buying nova saujana..I don't dare..I doubt people will buy rm 1.1million after VP...sounds nuts to me..my target group will have to be millionaires instead of medium core family..

What's happening to the market...it's so bloody crazy..3 years ago was rm 250-350k..now it's 600-900k..what the hell...
