btw OT a bit,
I saw a lot of banner been hanged on lamp post
it says Cheras New Condominium
5% rebate with DIBS
free SPA legal fees
free 2 car park
free 4 air-cons
size from 1360 to 1478 sqft
RM410++ psf
seems like Cheras Property Market is getting booming??

That one is Cheras Heights~~
somewhat nearer than Casa Green to KL~~
the building almost fully completed~~
Completed unit definitely worth more than hanging gardens~~

Casa Green originally selling around RM320 to RM350 psf...

imagine upon completion it grow to RM410 psf (RM60 gain psf)~~due to the large size~~
a typical 1795 sqf unit will appreciate RM108,000~~(if appreciate 20% then easily hit RM125,000 gain)
personally i think the appreciation is very reasonable and achievable considering that nearby development NOW are already selling above RM500 psf


Dun agree with peri's statement ~~i think buyers are more likely to buy it for own use instead of trying to flip such huge units~~(no doubt there will still be investors though)
anyway as far as i know~~few of my friends also bought it for own stay instead of investment~~

Cheras Heights still got unsold units? Must be developer units being released now. Construction so slow.

got~~i saw one guy selling at lowyat forum~RM410 psf~~
he mentioned almost VP~~~but i saw construction like still going on for another block
unit size about 1400sqf~~quite a number of units are on sale now~~3 bedroom 2 toilets~~
any one know what is the ori price?

I know the one going to VP was first block, ori price was from starting price RM383,000++ around this range. Then 2nd block was from starting price RM400,000++. Cos I went to see also during 2nd block open for sale. Didnt buy la. Now the signboard leading to entrance there (near Peak) already change to from Rm500,000 ++

WOW, 275 psf become 400 psf??!! 45% increase for first batch buyers?!?

Sounds very good~~but if Casa Green increase by the same then become 870K~~hmm~~possible?

Yes increase so much, greedy rite? But 1st phase buyers always a good deal lor. They also take higher risk to be fair.

For Casa Green, difficult to say. After all the units are considered so large, suitable for own stay usually, not for flipping unless really necessary to sell, baru owners will sell. And these days, all also mickey mouse sizes being built (400-500 sf), Im sure there are demands for larger units kua in future. If in the near future the MRT Alam Damai Station is confirmed, then good lo. From station to CG, one straight road one end to another. Sure got feeder bus service geh.

just read the CASA GREEN OWNERS FB wall post
found out that there are 14 units of 3 storey hse (18X55) to be built by ANDANAS SDN BHD on a small piece of land behind of BLOCK B
what do you think abt it?
