Yeap interest only for the 1st (or 2nd) 10%~~

the calculation should be as follows:-

Progress Claim x Interest Rate divided by 12 Months

(10% of 660K) x 4.2% / 12 = 231 (approximately)

Depends on bank if i am not wrong~~
U can even make full payment if u wan~~But that should attract some penalty depending on the loan agreement~~
for example, CIMB does not allow any full payment within three years upon approval~~penalty will be imposed...
but after 3 years that...there should be 0 charges if u made full payment~~

3rd billing is the structure of the building (unit)~~

I think the third billing should be level by level~~so the higher your floor the slower the 3rd billing~~

The previous project is at Permaisuri, which is also a condo~~expected to be completed soon...refer to their Casa Green's facebook page, the permaisuri project is one of the features there~~

recently they do update some pics at their facebook~~nothing much but structure below ground for block A is completed~~i think Block B one also almost completed~~

the junction is kinda weird in my opinion~~

As an owner im glad that they built whole new junction for it~~

But...I am referring to the design of the junction, if u are driving from Taman Tun Hussein Onn side~~the road becomes a S shape which the angle is quite steep and narrow, the priority is given to the sri minang and casa green people~~where i think they should have done a better job~~

Casa Green originally selling around RM320 to RM350 psf...

imagine upon completion it grow to RM410 psf (RM60 gain psf)~~due to the large size~~
a typical 1795 sqf unit will appreciate RM108,000~~(if appreciate 20% then easily hit RM125,000 gain)
personally i think the appreciation is very reasonable and achievable considering that nearby development NOW are already selling above RM500 psf


Dun agree with peri's statement ~~i think buyers are more likely to buy it for own use instead of trying to flip such huge units~~(no doubt there will still be investors though)
anyway as far as i know~~few of my friends also bought it for own stay instead of investment~~
