Another info I got from the developer on my last visit last Saturday was the water heater has to be the storage water heater and not the wall mounted. Joven and Alpha as these models. I believe it comes with 15 liters and above. Normal water heater (wall mounted version) you need to hack the tiles for the piping and wiring.

I have not look around for the water heater, any suggestion where to buy and how much the cost of installation. icon_question.gif

I was told that we can only get the key by January next year. Hope it will be soon, I don't want to pay GST for all the renovation items.

Thanks for the info on water heater. This is one of my doubts that SA could not answer. Does the piping allow 1 water heater to serve both bathrooms on upper duplex?

I checked the specs again today. 2 water heater points for type B, means 2 storage-type water heaters! That's going to cost a bomb.

No news about keys - nothing at all. How to self-install aircon? I have tried engaging own electrician and the rate quoted is similar.

The price also included blinds for the kitchen and the master bedroom side window. The shop was not impressive but from the look at the floor, they have a lot of big plastic bags with ready made order curtains for their customers. If without blinds the price only around 4.7K with they say can nego further. For me, blinds, I am going to buy ready made from DIY shop which only will cost around RM300 for both windows.

Thanks for the details. I can only imagine curtains will be expensive, but not to this extent! :-)

I've never had problems with the guards. They just let me in when I point to the entrance of 280 Park Homes.

Imagine also what our guest would feel. What if actual intruder point to the park home and can easily pass the guards there. Larvendar people will not feel safe. Also I think they are in the process of implementing access card entry instead of just waving to the guard. If that happens, do we have to pay for the card also?

I noticed store rooms at the basement car park - exactly the number of units in the block. I guess each unit will get one, similar practice to a high-end condo I visited recently.

I have the same information too. CF has been obtained and will be forwarded to the banks this week. Banks take 2 weeks to release payment and it will already be CNY.

Contrary to info from SA, key handover will be done together for all phase 1 units.

Received VP notification today, letter dated 11/2. Need to pay 3.5k and bank in parallel to release final payment due on 13/3.

2+k for 4 months advance payment for maintenance. Why? I thought we get 1 year free maintenance?

Another 1+k for TNB deposit. So much!

The rest are standard items.

After payment, make appointment with developer for key collection.

Based on S&P price of RM 939,800, stamp duty is RM 22,194.

I am dissatisfied for 2 reasons:

1) Despite having cleared outstanding payments (loan disbursement and miscellaneous charges), key is still not ready for collection. Excuses given:
Mon 23/2: Accounts department has not verified payment.
Tue 24/2: Accounts department person is still on leave.
Wed 25/2: Payment verified but person in charge of keys is not around.
What's next? Loan interest is running and GST is around the corner.

2) Today is already more than 2 weeks after maintenance started. To my surprise, the whole area is pitch dark. Shouldn't common area lighting be part of maintenance?

I wonder if anyone has successfully collected keys. Please share your experience.
