I went there today, was told fully sold. They even closed the show unit due to all units sold.

Previously this was called Austral. What happened? Anybody know?

I thought land size 22 x 75 with RM 680k onwards???

If RM 800k+, then is what size???? If smaller than 24 x 85, I guess it is quite expensive.

"guarded but not gated" means what huh? Means no perimeter wall surrounding the entire project?
If so, how do they "guard" the project? Just check entry points? But if no perimeter wall, you can enter from anywhere hmm.gif

As you pass Tesco Puchong on your left side, go a bit further and after you pass the row of shoplots (with HLB and MBB) you turn left at the furniture place - this is Jalan Perindustrian Puchong.
Go straight in and pass by Lake Edge on your left. You will see it once your make a small left turn at the factory/warehouse area

Went to the sales gallery yesteryday. It is exactly the same gallery previously used by Austral. What I heard (but did not verify further) is that Austral had financial difficulties and taken over by Glomac. The legal issue Glomac had with the land owner is still ongoing though (did not get further updates either).

I visited the show house which is the type B (smaller built-up). I can tell you that the specs are disappointing especially at RM680k++ onwards. Small built-up only 2120sf for a 22x80 foot print. Low ceiling with a dated design and poor quality tiles and fittings. I wonder if those who bought even looked at the show unit. Would advise those looking for similar product within Puchong to also consider secondary market within the area.

I think 680k is for Phase 2 and 816k for Phase 3.

Just to enlighten few forums.

I'm one of the owner of P1. Project launch in year 2004, completed in yr 2007 by Glomac Alliance Sdn Bhd.

Due to some legal land issue, Glomac finally settle & acquire the whole pcs of land in last yr 2011.

Austral was never part of Glomac plan, developer is one of Penang co.
Not too sure is Glomac going to compensate those Austral buyers ?

Anyway, at moment Lakeside is fully guarded. surrounding is gated using 3M height Steel fence.

P2 Sonata was fully sold at 1 day soft launch @ 680k. which is quiet a bargain price.
Original P2 Plan Melody have been remove. Price is 380k

additional info, due to delay of facilities & project.
Glomac have never collect single sen for mgmt fee from P1 buyer.
FOC 24 hrs of Security guard since 2007.

Austral is not done by Glomac. I believe they will take over and complete the project.

Average price of Sonata was 706K, starting from 680K. Phase 3 will be around the same price, or so they tell me. This is becuase the built up will be slightly smaller.

Phase 3 will be sold via ballot only to pre-registrants. I registered online, so we'll see. apparently launching Dec or Jan

So hot? Wonder where is this 5000 registrants come from. Seri Intan / Kasturi 1450 units medium price apartments also got such amount registrants but this is limited units of terrace with not cheap pricing. Salute!

Any idea wat is the land and built up?

RM 728k is not a cheap pricing and looks very tough based on the previous phase small built up sold at RM 680k onwards.

Phase2 is based on old design which was partly completed (some rows) but the developer did some cosmetic changes to update the exterior. Unfortunately it is not possible to upgrade the interior. Glomac should have free rein to totally upgrade Phase 3 design since they can start anew but since Phase2 sold out, they might just reuse the same design. Its back to price and size .. whether its worth it. A good study whether it is value for money will be to make a comparison with LakeEdge. But for most people, i expect they will just grab as the property fever has not subsided yet.

If you go and see the showroom unit, then you will know what type of lousy quality this developer is giving...

For 730k onwards, its really not worth it! The quality sucks...who going to buy from you in the future?

If u Compare to its neighbour, Lake Edge...you see Lake edge houses got quality.

Plus No DIBS. 730K for a 2 storey house, got a lot of options in Puchong Jaya with better location

Precisely agree with you.

I understand the price is expensive since it was by Glomac and master plan looks great. But I still unable to swallow RM 730k for a leasehold house at such location, which I deem, not so cool but ok lah, quite good for ppl who work in Puchong or nearby, but not really a great wow buy for those who works in KL or PJ. I rather top up another RM 150k to get a decent and new freehold via subsales at Bandar Kinrara.

But, don't lah compare with Lake Edge ...

Kinrara Residence can get at RM 850k? I thought RM 900k onwards.

But I see the better facade and layout in 2 1/2 and 3 storey much more than 2 storey.

I hv not seen this layout for quite some time already, in old days, double storey house build up was relatively small (house length fr 33' - 40') build up fr 1,300sf - 1,800sf, in recent yrs, most of the new projects will try to maximize the land at front and backyard, extend the building to maximize build up, sell at higher price.
I am trying to say, the developer shd build a larger house if they are selling at this price tag.
Anyway the response seems very encouraging still, many people just dun look at the details of the building.

Was at the launch today, was not successful in the ballot. They sold out all units, only some bumi units left.

I registered again for the next phase.. no price yet, but one guy told me around 800K...

Looked like they had around 600-800 people for 90 units.. some were sold to staff before ballot.

They said Phase 4 in April.

The condo's are on the opposite side of the road and will be separate from the landed residences. Its marked on the layout model.

They said it would be like publica.

Is phase 3 really only 40 ft building length? That is very short by today's standards.

I think phase 2 was 50 ft building length.

Good buy for own stay for those who really wanted Puchong, since the location is not bad, but certainly, one of the best among all new landed launches in Puchong currently. Affordable pricing of a decent landed with Lake Side and Gated & Guarded.

I think investment wise, needs to hold for short term after completion, because the price tag for such size of 22x75 is not low and not that cheap at RM 775k, higher than previous phases and leaves some wild card is needed for cap appreciation / bigger jump into the fold flip for current Phase 4. Furthermore, it could be Glomac itself a bit aggressive on phase by phase launches, and the only selling point I keen on here is the Gated & Guarded concept with promising master planning, which is something lack in landed nowadays.

Haha, for me, leasehold no longer the big concern since the price of landed is really high side. The most crucial for me is the concept of the development, the catalyst, the developer and the prices.

I assume if this is Freehold, the 22x75 price would be estimated RM 775k x 20-25% extra premium = RM 930k - RM 968k

I would still much prefer to buy it for own stay at RM 775k @ Leasehold and opt for somewhere else, if this is Freehold for RM 930k onwards.

If 3 years ago, I would say no to Leasehold and trying to avoid it.

1) 110 units of Phase 6 will be launching June 2014. Indicative pricing RM830k.

2) Phase 5 skipped. Will only launch after phase 6 or even after Semi-D

3) There will be a SW / Publika alike mixed developement opposite the current residential project. to be launch in next 2 years.

4) Clubhouse to be ready together with phase 3 & 4.

betul betul 7% discount. It is easy to own, can pay as low as 3% downpayment (if take 90% loan) and own a landed house.

sold less than 30%, still got many to choose.

still got 2 more phases of link house yet to launch.

We have visited the sales gallery last weekend, still have many units available for Phase 6.
Then proceed to visit the completed house. Noticed that occupancy rate is really low and most units are up for sale.

Mind to ask where can I find 900k new terrace house with gated n guarded with clubhouse facilities in 'kind of' still centre klang valley. Not to mention Shah Alan, klang, sg buloh, mahkota cheras, kajang or serdang..

Just because its G&G (don't know whether its even strata title or not) and got clubhouse doesn't mean 900K+ for a terrace house is acceptable. Clubhouse still need to pay monthly fee or what not. If individual title no need to talk G&G. Its not according to law. And besides, it says 'guarded community', not gated guarded. Hissshh..

i think still left 50% the day I went sale gallery. The sale person told me still got phase 7 2sty not launch yet but is 20 x 70

may i know why rm900+k for landed property in heart of bandar puchong jaya is not acceptable? old landed houses in wawasan and bandar puchong jaya also going for around that price but bear in mind these houses are at least 10-15 years old. the newer ones in kinrara and bandar puteri is already going for >rm1million. Even the lakeedge by ytl just beside this development also already > rm1million. further the new condo skypod or whatever in puchong already going for rm900k for a 1k sqft unit. so base on what you say that landed for 900k is not acceptable?

I heard that the place always flooded when its heavy rain due to over flow off the lake.
If developer can guarantee that I will buy for sure....
Those already purchased or staying there, I am sorry and they had already keep their mouth shut as I have friend staying there....had experienced 1 foot flood into his house in this area. Correct me if I am wrong. As I am also a potential buyer and not from any developer. Thx

there are so many that is available for sale. i have viewed and the place seems decent but the eagerness of the agents/owners to let go makes me suspicious. is there anything that is making all the (almost all) purchasers want to let go...? is it lack of holding power? or something like a big mosque coming up nearby - no offense to muslim bros and sisters.. just looking at it objectively and from market perception.

the post above mentioned flood - would lake edge also be prone to flooding?

in short - is this a good place to buy for own stay?

Too many investors is the real reason. 8 out of 10 buyers are investors.
early phase, Sonata, got many staff purchased it, all investors.

Many years ago Mutiara Puchong flooded, but ever since like no issue already... As for Lake Edge no flooding issue

When I went to d office last Sunday, was been told that phase 5 n phase 6 facing south both left 1 unit. I booked for phase 6 facing north..house no is 11..facing north still got less than 10 units I think, not very sure, u may call to ask.

Phase 5 stil got unit? Was told sold out when i placed booking for Phase 6. Phase 5 external look at least better than Phase 6😅

FYI, sales agent informed that club house is under construction and will be ready before handing over of Phase 5 & 6😁 Hope Glomac can deliver their promises with good quality product.

Pre launch phase 7 -alia ,22*70 / 22*75 , after discount estimate price from 7xxk. I ask my sa why this price cheaper phase 6 , she explain phase 7 built up smaller about 1700sft++. 3+1 room & 3 toilet

It's wise for Glomac to build it smaller then sell it at more affordable price. Nowadays it's tougher to secure loan especially with ever increasing spending. Gotten the detail from SA.Attached Image

V went checked out the house today, plastering is finished..quite excited to see this..
But the problem is v can't find our house as been told before our hse no is 11...but there is no sign of 11...start frm 20 something to 50 something... Our unit is phase 6...
We r going to write a letter to the developer regarding this issue

How about the car port side pagar and main gate?is a dark green color? Bcoz I find this photo from Facebook. this dark reen color , really omg.

the really OMG is the windows frame.. very light and easy to bend, pull harder a bit also can bend.. Gotto spend a little to change it to a better one.

Thanks ur latest photo and update.

Back left 5 feet , still can extend. U want extend 1 or 2 floor?
I not plan extend back side, maybe plan install polycarbonate or glass roof , then sun dry the clothing.

Maybe due to the angle of how the photo was taken.
Mine is phase 6, but exterior wise I'm kind of like the phase 5 design.

For own stay, how about you? Corner unit is too near to TNB, not easy to sell.

Non-bumi lot fully sold out? Last week I visit showroom , bumi lot still left many. But phase 7 total 66unit only.

Last week I go to visit site , phase 5 all touch up work complete, all doors & windows locked already. Phase 6 just block A complete & locked , block b still touch up.

cover road and install tnb/syabas meter , almost can collect keys. Cf I think still need waiting .

This is a much better website that Glomac finally put up in order to gain more attention from potential buyers. It would be even better if they can provide latest information about the project to many property websites as they showed outdated information right now.

Glomac take over whole lakeside land , no sold to mahsing.

This 2.5 storey is under austral sell but no process build abandoned project .glomac take over then discuss buyer (maybe buyer top up price) then continue process build. This 2.5 storey no under lakeside master plan .

hi, anyone know would it be separate entrance for new phases or all phase will be sharing the same entrance? as of i know from the master plan in sales gallery when checked out phase 4 its seems glomac will have another entrance on sales galleria side.

Regarding the link road to USJ1,
it has to be depending on who's the future land owner's for previous Festival lake city land that Tan Sri Hiew to be sell to.

Glomac doing landed development, will definitely not spending such a Money to built link road.
This is rule of thumb in Malaysia and not many developer's will built bridge to boosted their sales for landed development unless it's located in ulu area just like Semenyih, Cyberjaya, Ijok...

yeap. subsale. bought it a year plus ago. was considering between symphony and sonata. phase 4 wasnt ready yet. i preferred the sonata design.

Hi, you can use google earth to check on the location. you can see that location is fill up for long time. more than 30 years. so far not hearing any complain on this issue.
