Same like the 625 sf unit in Tropics, can fetch RM2600 rental

I agree SoHo is difficult nowadays, but among every Sohos in KV, seems only Empire Subang made me impressed due to it's performance. Glitz might looks good due to nearer to Empire Subang & other amenities as well, compare Suave.

Only the pricing could be worry.

Agree that location better than Suave. In fact if look at the entire masterplan for SJCC, Suave location probably the worst. Facing the TNB ppu.
SA did mention indicative price for Glitz is 1200psf.....

The Kencana Square office project is really a good buy. MSC status very hard to come buy for individual strata office units. Some more tenants will be sticky, hard to leave since MSC status and connected to new Putra LRT station. The yields will be over and above market. I have been looking at different projects and this always come out tops in terms of lowest risks and highest returns.

I am getting a few people together for a good discount from UOA. If anyone keen, please drop me a line with header 'Kencana Square'. We go in at fantastic entry price!

thanks for the great interest in Kencana Square strata offices. A few were sold through this forum over the last few days. 35 units left only.

I have scheduled a few tentative tenants already for my existing buyers. Looking at yields of about 8% minimum.

U should invest few given the high 8% yield, in fact the positive cash flow from 1 unit can be used to pay for the installment of the second unit...buy 1 free 1...pls don't miss out on this great investment opportunity or else u will surely regret

900 psf at 8% yield is getting RM7.20 psf rental... flex.gif flex.gif
