Just read an article on BB, says Singapore may start to tighten like the FED..

Two things will happen..

1. SGD will appreciate .. after so many years at neutral stance since April 2016
2. Bond yield and REIT yield will go up (and prices down tongue.gif )

This is supported by expected inflation of 2% this year..

Actually SGD is the only currency which GROWs with inflation. rclxms.gif

I started investing in Mreit since Mreit first infancy, like Axreit, Starhill.
But late comer in Sreit.

Last time Mreit was having around 7~8%+ yield, so no urgency to look for other/Sreit.

Shopping mall is sunset industry... slowly all turning into food/restaurant court de. laugh.gif

Now most malls also concentrate mostly in food/grocery.. in order to survive, which is 40-50% of their rental earnings. Also industry consolidation is coming.. too many malls, only the fittest will survive...

Blame lazada, amazon and alibaba.. first to die will be book/electronics shop..next will be pharmacies..

In over-mall concentrated USA, roughly 1 mall dies every month.. sweat.gif

if you want invest .. invest in neighborhood malls.. those that cater for weekend family outing, and grocery..near HDB and MRT, FCT is one of it.

CMT is 50:50 some is neighbourhood, but the rest dependent on tourist etc..

You can see how much FCT price surge compared to CMT which is stagnant.. but FCT also gone through the roof liao..

Most of their income is from micro transactions...buying small items/features during play..over and over again, but of course it is all optional.

Advert is just very very minor income, in fact most does not have advert at all.. laugh.gif

If not careful.. you can end up spending thousands for these kind of games.. sweat.gif
