apparently it'll take 4 yrs instead of the usual 3 yrs for completion of this project, hence they prolly opted for 5% disc instead of DIBS to the purchasers. but yea, my concern is also of the non-movement of the project...with lalangs n the abandoned alam damai showroom still there upon my visit to the site last week. high risk high returns i guess. cant find anywhere for a sub-RM400 psf 3r 2b condo with a decent facade nx to a monorail station at that location...only if execution can be done that is!

Yes I do agree No DIBS but come with 5% discount is about the same. But the problem is for those 1050sqft need to fork out 25k in cash for additional car park.

this mean, 5% DP about 20k (CASH) + 25K (CASH) car park + 3years bank loan interest will be different game liow compare to previous 40k + DIBS, and wait.


remember, 3 years loan interest is about 20k too.

from what i understand, we are able to obtain financing for the carpark also. hence, it works as follows:
assuming purchase price RM420k
carpark RM25k
d/p for condo: 90% x RM420k = RM42k (-5% discount) = RM21k
d/p for carpark: 90% x RM25k = RM2.5k

total d/p: RM21k + RM2.5k = RM23.5k

haha, its almost the same la actually. given a choice to choose btwn 5% d/p or DIBS, would still prefer 5% d/p as the initial cash outlay is less siong. but DIBS would exert pressure to the developer to complete projects fast, which is def a plus point.

Guys, the reason I am asking if all 3bedroom really is compulsory to purchase the extra carpark cos my sis in law also a 3room was not told about the need to buy extra carpark. Which this is fishy. I am waiting for an aunt who booked 2units of 3rooms to give me the confirmation if she was told to buy compulsory extra carpark.

i was told its compulsory. besides, would prefer for the 3r 2b unit to have 2 carparks instead of 1 for the main reasons:
i) for renting purposes, 1 carpark is definitely not enough for tenants, unless a single person with 1 car is renting the whole unit which is unlikely
ii) no perimeter to park the car outside the condo compound if you have more than 1 car as its a 1-lane road in front of the condo
iii) if most of the other 3r 2b units have 2 carparks whereas ur unit only has 1, it would be harder to sell/flip later

Apparently one of the proposed intersection station between KVMRT 1 (Sungai Buloh-Kajang Line) and KVMRT 2 (Sg Buloh-Serdang-Putrajaya line) will be at Plaza Phoenix. I really hope this becomes reality.

they changed 4 conditions.

1. No more DIBS

2. Downpayment is 5%

3. Construction time is 4 years.

4. 1050sqft buyer must take additional car park lot for extra 25K
