I currently planning to buy house at that area.
Seems like a lot of advertisement selling the house with price drop summore

What happen? that area not well develop?

Landed for Bangi Avenue is always cheaper I wonder why ? Even nicely built 3-
storey can get it at around 7xxk .

tis developer cut cost to max
their wall structure not reinforce concrete, not brick
just like cheap thin cement, once crack not easy to repair
still hv many better choice around

workmanship is not bad
but the material is very cheap
based on their price 300k+, no complain

Yeah could be one of the reason but few years back they were already selling at 5xxk.
Wasn't too far from Mid Valley though - and rent-able for target groups.
Can KIV as upside if has budget to keep ONE.
Better than Rawang, Sg Buloh, Semenyih which located almost the end of north & south.

Because they save a lot of money without doing much advertisement.. they dont need to as they have a lot of buyers..
They dont do fancy makan-makan like Tropicana, SP Setia and Eco World
They dont do fancy marketing stuff that pass the cost to the house owner
They dont have big fancy office and gallery
They dont do fancy landscaping, water fountain, theme park
They dont do DIBS
they dont need to have too much cash to roll as units are taken up fast.. unlike some greedy developers sell expensive house, developer need cost to hold this houses as they take longer time to sell.. thus have to factor in holding cost..
They dont waste their land like others having big courtyard.. BA have moderate density..

Imagine, all these unnecessary cost are passed to home buyers

Other than that, yes, walls are made of concrete slab rather than brick walls.. you cant hack the wall, only use casing to conceal your wiring
Transloyal bought the piece of land much more earlier than the rest of the developer around..
But other than that, it is a normal house that are good enough for most ppl..
Good old fashion way of selling their houses...

Other developer selling expensive houses due to high marketing cost, use of land and landscaping

the launching of the 3 storey is for 300k+ only?
i guess i missed the boat.
there are so many development on going at this area
compare to serene height which one has more value?
thinking to invest in this area.

Friend bought and stay there.. initially I was introduced to book in 2011 (pre booking), but I pull out due to invested in other places..
So far no complain from my friend, quiet place.. I have been there twice.. there is a hypermarket.. straight access to highway about 3km away.. there is a KTM station (Station Bangi) nearby

Quality wise, need to compromise using casing to run additional plug points and wires... you cant hack as it will crack the wall.. other than that no complain from my friend so far

the price for bangi avenue seems like reasonable.
planning to buy any available unit there. See lot of pipul advertise to sell it.

On concrete wall, i hope not so thin until we unable to drill any single hole.
currently I stay at apartment which constructed with rc wall too.
So far no prob on any crack issue, except really hard to drill a hole.
