QUOTE(twincharger07 @ Jul 18 2017, 11:00 AM) Because they save a lot of money without doing much advertisement.. they dont need to as they have a lot of buyers.. so the original piping & wiring still conceal under the wall rite? They dont do fancy makan-makan like Tropicana, SP Setia and Eco World They dont do fancy marketing stuff that pass the cost to the house owner They dont have big fancy office and gallery They dont do fancy landscaping, water fountain, theme park They dont do DIBS they dont need to have too much cash to roll as units are taken up fast.. unlike some greedy developers sell expensive house, developer need cost to hold this houses as they take longer time to sell.. thus have to factor in holding cost.. They dont waste their land like others having big courtyard.. BA have moderate density.. Imagine, all these unnecessary cost are passed to home buyers Other than that, yes, walls are made of concrete slab rather than brick walls.. you cant hack the wall, only use casing to conceal your wiring Transloyal bought the piece of land much more earlier than the rest of the developer around.. But other than that, it is a normal house that are good enough for most ppl.. Good old fashion way of selling their houses... Other developer selling expensive houses due to high marketing cost, use of land and landscaping QUOTE(nakedtruth @ Jul 18 2017, 12:37 PM) the launching of the 3 storey is for 300k+ only? I think that was back in 2012 during launchingi guess i missed the boat. there are so many development on going at this area compare to serene height which one has more value? thinking to invest in this area. |

QUOTE(twincharger07 @ Jul 18 2017, 03:01 PM) Friend bought and stay there.. initially I was introduced to book in 2011 (pre booking), but I pull out due to invested in other places.. thank for the feedback bro..So far no complain from my friend, quiet place.. I have been there twice.. there is a hypermarket.. straight access to highway about 3km away.. there is a KTM station (Station Bangi) nearby Quality wise, need to compromise using casing to run additional plug points and wires... you cant hack as it will crack the wall.. other than that no complain from my friend so far the price for bangi avenue seems like reasonable. planning to buy any available unit there. See lot of pipul advertise to sell it. On concrete wall, i hope not so thin until we unable to drill any single hole. currently I stay at apartment which constructed with rc wall too. So far no prob on any crack issue, except really hard to drill a hole. |

Most flipper in hard situation now.rental for BA is not so good to cover the monthly installment. to find a tenant oso difficult nowdays, coz lot of house available now. how much you think 2 storey selling price can go now? unless at center of kl, thats different story. |

QUOTE(twincharger07 @ Jul 19 2017, 04:34 PM) there are units rented out actually. yes correct. There are landed houses in Kajang that initially I tot impossible to rent but there are some demand When house price escalate to 500k, one need to pay RM2000 for installment. So, some will resort to rent it at RM1300 for the time being. No hefty up front fee like downpayment, legal fee, MOT etc For those owners who bought at 300k, as long as the tenant able to pay rent that is enough to pay off the interest. So it is a win win situation.. Tenant get to stay in landed worth RM500k and only paying RM1300 rent with no upfront, while owner has tenant that help them pay down the interest... I have another fren renting in Kinrara which the corner house worth RM1.3mil, but he is only paying RM2000 rent. He don't see the point of buying, and his landlord worry my friend wont rent from him in the future... amazing... In next few years, I think there will be more ppl looking to rent than buy due to cheap rent and hefty property price.. I just imagine pipul who buying house with price 600k above for investment. to rent it out, seems like negative cash flow. to sell it out, how far the price can go up? still, it will depending on location. |

QUOTE(dreamer2020 @ Nov 6 2017, 06:16 PM) my fren unit I already went there viewing the unit.the wall was too thin and weak, not like the concrete wall in condo or tropicana aman using u ask agent bring u there to hv a look u ll know what i mean Not see any problem with my bare eyes So what kind of problem u referring to actually? Normal brickwall thickness is around 250mm (1 brickwall) For concrete wall I not really sure, I presume 150mm thick. So what is the issue? weak until can collapse or what? |
