If one is a big player, setting up a properties investment company is the best idea.

If u are making good money, u don't mind paying the tax. Furthermore, there are many ways to run away from tax.

Next is student market.. IMHO, mostly international students will have those kind of $$.. how many local students can afford? Being an MMU student before, I can say we are still depending on PTPTN and most of our parents are not rich... maybe LKW students from rich family (I dont know la).. And guess for Cyberjaya student population, majority are from which country, UK? Japan? Korea? US? or Germany? you know what sort of tenant you might be getting.. some might say I am "racist", but hey i have enough of them around..

Quite depends.

I know many couple earning average about RM 20k, yet they still renting a house. Not because they cannot afford, but because they do not believe the price increase.

If it is just couple, simple eat out make sense. Once u have kids, different story. We experienced this. Staying near to the working place or fluent highway traffic, definitely save u a lot of good family time.

U from IT too? & Yes nowadays people with > 10 years experience, many drawing > RM 10k per month. When convert this into S$ 4k or US$ 3.3k, it is still cheap to MNC.

I wish to see more local family moving to Cyberjaya. Welcome to live @ Cyberjaya!

I worked close to 10 years... more than half of my time in this job posted overseas..

From MNC perspective, headcount cost is counted by compensation+benefit and other HR costing... if our salary is 5000, total headcount cost can go up to 15000 per person permonth, because 5000 salary, 10000k other cost.. because it is the executives that produce the output, thus the salary of our managers, secretary, admin, HR, etc are actually depending on executives to keep the business alive. also those hidden cost perheadcount is use to cover our benefits, allowance, EPF, IT support, office space, even down to the number of cleaners and security guards.. because the bigger the workforce, the more admin, managers, office space, cleaners, security guards you need..

When HR and managers dimensioning for headcounts there are much more other cost that incurred on a person than just his salary alone..

Yes, I know about the highrise supply, & I also puzzled since almost all are BBB...

One thing I see about highrise @ Cyberjaya, recent launch is priced about same like 2 years ago, see The HYVE as one of the best example.

I worked > 10 years with IT MNC. Frankly, I don't think they are paying good even in Singapore. More than enough, no longer working for so call MNC.

RM 5k is not a lot. I also agree with your calculation. But a normal graduate in Singapore is drawing S$3 k, many up to > 15 months package, company easily paying S$ 60k per year.

I worked with vendor from SEA too, honestly they are not cheap too.

Malaysia has many advantage, it is just how our government innovate the country to become like Singapore. There are so many solid Malaysian working in oversea.

Conclusion? We need a strong government. Else? By 2020 if people earning RM 10k "high income", HERs will be selling for > RM 2 M.

This is Malaysia trend, many matured area price is capped when getting old, funny trend.

Maybe some days all of us will move to Seremban, Iskandar, etc. Who knows? Haha.

From start of the thread, we like & prefer Landed only.

Seeing so many highrise launching, yet almost every project BBB, I asked flipper to think twice.

I am neither bullish nor bearish, the trend of launching highrise is almost everywhere, KL, Singapore, Penang, Johor...

U just have to know your own game.
