After 13/01/2013 Singapore properties cooling measures, make us searching around again...

Landed:
1. KL >= RM 800k.
2. Johor >= RM 800k WITHOUT DIBS.
3. Penang >= RM 1 M.

Highrise:
1. KL >= 1000 psf.
2. Johor >= 1000 psf.
3. Penang >= 800 psf.

Always buy those in demand, what are those in demand? Those slightly above middle incomers' reach...

I am not sure whether it is entitled for commercial properties.

If u hold > 2 years & < 5 years, it is 5%. If your gain is RM 400k, the amount is RM 20k only.

Pay it bah, u probably can have better use in the future.

This is the game plan for Johor:

Say, a Singaporean buy a landed house for RM 1 M @ S$ 400k in cash.

10 years projection:

1. If he keeps in Singapore fixed deposit renew annually, S$ 400k x (1.01 * 10) = S$ 441848.
2. If the property value appreciates 60%, BUT RM DEPRECIATES TO S$ 1 = RM 3 THEN:

RM 1 M x 1.6 / 3 = S$ 533333.

S$ 441848 vs S$ 533333, cash rich Singaporean confirm BBB.
