IMHO, apply outside means using their own loan lawyer instead of developer lawyer. Meaning if developer got free SPA legal fee, u might end up paying the SPA legal fee yourself if you want to use different loan lawyer.

mean didnot go through her, sorry la dude i m chinese educated poor english

for our case, LOAN legal fee we need to pay right ... but we still opt for their panel lawyer, so the free S&P legal fee we still can enjoy

ohh ... ok ... never been to the PJD you one in usj before. haha ... just wondering will it be like individual shoplot without aircondition at the corridor type or it will be closed environment like a mini shopping mall.

If those type of shop lots, donno will be good or not leh. I just worried no ppl want to rent only. Usually in other places, these type of shoplot will be either boutiques, massage center (usually tinted very dark) or pubs and cafe? hmm.gif

lol... this project is tie up with bank d, mean bank will follow the developer loan lawyer..... haha so dont need worried, just prepare about 6-7 k for loan agreement will do...pls correct me if i m wrong ...tq

Developer no need loan lawyer. but developer do have their own panels of SPA lawyer if the developer offering free SPA legal fee. To entitle the free SPA legal fee, buyer need to use back the same SPA lawyer as their loan lawyer and which the loan must secured from any of the developer bank panels.

Is around 6k for loan agreement + stamp duty. If 50% stamp duty waiver kick in, around rm 900 to 1k will be deducted out.

i think they won't refund the 5K ... they will deduct it from the maintenance fees or other deposits that we need to pay once complete.
