if i'm not mistaken most of the units are sold already.
The price is very reasonable and this township got hypermarket - Tesco.
Very nice place and good for investment

consider ok la, for landed house ...

as for tesco .... not sure when but in planning...

im one of the early buyers there... they said gonna build tesco and giant there. uitm main campus will be in puncak alam by 2015 (i think).
a lot of lecturers buying housed there already. and there will be a new highway currently build (i forgot whats the name) to ease access to other cities.
overall, i think its a good investment in the long run

afaik, the highway will be DASH which will commence in Nusa Rhu area (Puncak perdana). However, i came across Metrogen's page on their Xara project in Nusa Rhu, mentioning bout Sprint 2. Anybody have idea where the highway commence?

I think shud be expiring on 2107. Typo maybe. The new highway called DASH in planning but not sure when it will commence.

Hopefully DASH contruction will start the soonest. Anyway, there also another new highway plan for this area called Sprint 2. Don't know how true it is.. see here http://www.metrogen.com.my/xara-location.html

Huhuhu just feel half a million House now with no Fencing around the cendana phase a&b.. Time has really change. Money is worth less :-(. But then it is the best value price around that area.

May i ask wth a budget of less thn 7k i can get a decent alarm wth cctv, grille and Auto gate system? Wth the cendana. Will you inc grilling the private garden..

i think its more than 7k if u want mid range quality for all those thing.

i think to do gate and guarded will be difficult for cendana.

do we already have fencing to separate cendana house area from its surrounding?

do we already have a guard house with security gate?

at least if developer built that for cendana residents, than it will be easier to form gated community.

if don't have, then need to collect fund from all residents to built the above.

this will not be an easy task.

rm50 per month is not much but for sure some residents will not want to pay.

A great idea for future innovation.. At the moment, budget is strict. It is a good View of the p.garden wall when it is replace by glass. At least us doesn't feel trap in the House with all those grill.

I do not think we have fencing surround the cendana or a guard House. Irene my Agent have told Me that. Unless i misunderstand his words but according to my snp.. I dont see any of that inc. in the plan. Only she said two exit for phase b..i believe it is roadway

I believe another spending in grill and alarm ccrtv is critical in the area, as it still under Development and not Yet matured .but for 600k house wthout guarded emmm seem our cendana not so expensive.

is this one under Puncak Bestari? Because I was told in front of cendana, will built one medium cost apartment.

I dont think so as the worldwide aprtment should be build next to cendana phase A.. But i think the sentrovue cant match the ijm aprtment in term of facilities..ahem the Price of course is 100k more.

Last time the 1st phase owner got the LD. Maybe WHB learned from it..

yeah .... last time bcoz the delayed bcoz of issues with infra & utilities eventhough the house is already completed.

I dont know wht is LD?.. But does my booking will be contra with the utilities. I hope everything will be good in the end..

not at all .. PB located at the high area.
Only small portion of pck alam got affected.
jln bt Arang is ok .. only main road nearby McD & econsave was affected too.

is there plan for Unifi to be offered in this place?

yes .& the whole area of pck alam will get unifi ... maybe around mid next year

where do you get the source? is it confirmed?

most of batu arang road is single lane only and don't have any road lights. feels a bit dangerous.

how is it accessing puncak alam during night time?

unifi is confirm already .. just a matter of time .. u may ask TM centre at jln meru.
SU already got unifi,.. hillpark will get soon.

access road to pck alam is bit dangerous .. but just drive carefully la.
even the h/way with full of lights also dangerous

the facade and design really not bad... i think in puncak alam... the cendana design really nice and spacious... hillpark and EG more focus on small built up with huge land....

Guard and Fencing i think so if community approve it, is still under discussion between cendana purchaser. But the layout by worldwide is without guarded and gated. Unless you go one higher up which the worldwide semi d belian and bangalow next to cendana which is fully gated and guarded. Next to tesco, small quantity elevated higher than the tesco itself.



This the last phase for puncak bestari before PB2 next to masjid. Discount will be expired before october, price already jump to 600k.

hopefully everybody will agree to build & share some cost for setup fence & guard house

i think... we from hillpark also thinking the same... as it is really important for the residence in it... somehow its not a significant cost compare to paying maintenance fees to a condo....

I think we can freely readjust according to community budget. How much your full house grill cost at hillpark, i am yet to find a good contractor.

Visited here couple of weeks ago. Quite like the design and i think its value for money in term of price and size. Just that the location i think its not for me. It is far as I am working in KLCC.. Does the price from developer for unsold has been revised? Anybody knows?

Yup..when launched price start at 500k now i think around 560k remaining unit

From klcc its very far estimate distance is in btwn 40-50km.. unsold price start at phase 1 for near to 500k. Now for phase 2, start at 588k and at present start price is slightly above 600k before discount. Which is 7% n extra 3% for bumi( i think).

Probably near klcc can look up for condo or service aprtment. Try season garden aprt 450k bfore discount. Low booking fees. Next to duke highway.
