The price is very reasonable and this township got hypermarket - Tesco.
Very nice place and good for investment

im one of the early buyers there... they said gonna build tesco and giant there. uitm main campus will be in puncak alam by 2015 (i think).
a lot of lecturers buying housed there already. and there will be a new highway currently build (i forgot whats the name) to ease access to other cities.
overall, i think its a good investment in the long run wink.gif

afaik, the highway will be DASH which will commence in Nusa Rhu area (Puncak perdana). However, i came across Metrogen's page on their Xara project in Nusa Rhu, mentioning bout Sprint 2. Anybody have idea where the highway commence? hmm.gif hmm.gif

Hopefully DASH contruction will start the soonest. Anyway, there also another new highway plan for this area called Sprint 2. Don't know how true it is.. see here http://www.metrogen.com.my/xara-location.html

Landed dsl house also already completed & few owners already move in.

newly completed house 20x70 also sell around rm420k

Puncak bestari (24x70) built-up is bigger than MKH + ... leasehold tenure year is more than mkh hillpark.

maybe later owner can form an association then hire guard.
but surely some owner not willing to pay.

its really good if can d guarded & gated. Puncak alam area got lot of cases especially during daytime

Huhuhu just feel half a million House now with no Fencing around the cendana phase a&b.. Time has really change. Money is worth less :-(. But then it is the best value price around that area.

May i ask wth a budget of less thn 7k i can get a decent alarm wth cctv, grille and Auto gate system? Wth the cendana. Will you inc grilling the private garden..

I think i'm just going to grill the top of the Garden so that i do not need to grill the 1st n ground floor..for budget sake. I do not know if It can be done Huhuhu.

So for your guys bank loan agreement, how much u get a Discount for lawyer fee?

let the courtyard be more visible.

hack the right and left of the courtyard wall and replace with glass.

so from living hall and kitchen can have the courtyard view.

A great idea for future innovation.. At the moment, budget is strict. It is a good View of the p.garden wall when it is replace by glass. At least us doesn't feel trap in the House with all those grill.

I do not think we have fencing surround the cendana or a guard House. Irene my Agent have told Me that. Unless i misunderstand his words but according to my snp.. I dont see any of that inc. in the plan. Only she said two exit for phase b..i believe it is roadway

I believe another spending in grill and alarm ccrtv is critical in the area, as it still under Development and not Yet matured sweat.gif .but for 600k house wthout guarded emmm seem our cendana not so expensive.

I dont think so as the worldwide aprtment should be build next to cendana phase A.. But i think the sentrovue cant match the ijm aprtment in term of facilities..ahem the Price of course is 100k more.

Second picture-bottom Left. The White one, the Land is reserve for pump stesen. Another land is reserve for pusat kesihatan smile.gif. After the low cost, puncak bestari is officially complete...

If they learn from mistake... That meant it is good for purchaser right. I just knew about worldwide recently, i nvr know about its Company. I just feel the surrounding is nice. I hope the place be a shah alam sattelite city someday.

unifi is confirm already .. just a matter of time .. u may ask TM centre at jln meru.
SU already got unifi,.. hillpark will get soon.

access road to pck alam is bit dangerous .. but just drive carefully la.

Guard and Fencing i think so if community approve it, is still under discussion between cendana purchaser. But the layout by worldwide is without guarded and gated. Unless you go one higher up which the worldwide semi d belian and bangalow next to cendana which is fully gated and guarded. Next to tesco, small quantity elevated higher than the tesco itself.

I think we can freely readjust according to community budget. How much your full house grill cost at hillpark, i am yet to find a good contractor.

Visited here couple of weeks ago. Quite like the design and i think its value for money in term of price and size. Just that the location i think its not for me. It is far as I am working in KLCC.. Does the price from developer for unsold has been revised? Anybody knows?

From klcc its very far estimate distance is in btwn 40-50km.. unsold price start at phase 1 for near to 500k. Now for phase 2, start at 588k and at present start price is slightly above 600k before discount. Which is 7% n extra 3% for bumi( i think).

Probably near klcc can look up for condo or service aprtment. Try season garden aprt 450k bfore discount. Low booking fees. Next to duke highway.

wow... rent it out for now? but the rental yield for this area and landed is super low... even hillpark also commanding 1000-1300 rental per month only... not even half of the installment...

I dont have plan or decide for rental yet. As long as i can maintain the house is ok. If i wait another years or 2 to buy, probably its be to late to buy terrace house.

Kl, working around here and staying around here.
At present with the same price and size, impossible to get near kl.
Even hillpark olive 22x75 is rm580k after discount, wth 17xxsqft.
Cendana size is like we have a four 800sqft aprtment hahahaha smile.gif.

earlier phase also cannot get below 300k for DSL 20x70 .. unless a desperate sale by owner.
nowadays, only basic 18x60 can get below 300k

Few contractor said that i know, hillpark is construct by panel wall. Where as cendana is brick by brick. I forgot the term that describe the process. They said hillpark will encounter problems when they try to renovate.

Its not my expertise in this, i just quote wht they said to me. In the end, wether mkh ijm eco ww, its the main contractor they hired that make the quality different.

IBS? If IBS, the quality shall be better than conventional method brick by brick. But as u said, if want to hack the wall to do renovation it will be problematic since inside the concrete wall is made of by steel frame. If do hacking, it will tear of overall structure of the wall.

Yes the contractor describe as something like that. And the eco granduer main contractor they said should be check by buyer before buying. They heard some pretty nasty stuff-i do not if it true. But for the invester overthere should be careful.

They said klk coalfield has a pretty good workmanship. And kind of weird that WW release the cendana without electricity. They nvr heard prob such as this.

For defect they said that only once you have reach the expiry date. When purchaser try to take money from lawyer or something like that for penalty of overdue defect correction. Then usually they will come sad.gif

yeah... its some sort like super hard panel wall... basically hard to any hacking... the air cond pipe that needed to be conceal... many contractors dont dare to hack the wall and conceal... and its super hard wall... its either u hack til ur neighbour there or not at all...

how about the defects of cendana? still quite decent? acceptable level? water ponding ok?

huh? not repair the defects for you as you requested? what kind of response is this? doesnt make sense wor bro... MKH there... the contractor help us repair until he also pengsan... every owners keep calling MKH to repair the defects before moving in or reno....

without electricity doesnt make sense also... hillpark VP with water electricity.... we should be using the same source of electricity supply from TNB... how can they VP without electricity....

I think the contractor is referring to hillpark maple phase which use pre-cast wall with panasonic technology. All other phases should be using conventional brick. Meranti one is using AAC block (autoclaved aerated concrete) as shown by member of meranti phase. I personal think it seems not easy to renovate for hillpark maple since it is pre-cast wall, maybe they need new method to renovate.

My friends in renovation industry, he told me nowadays hard to find quality main con despite the project is from prestigious developers. The market is short of good quality main con coz too many projects launched in recent years. What we hope is the house built with less defect or not serious defect. My friend built his own land into bangalow with cost more than a million (construction cost only), everything using premium material but still water leaking and some cracking on wall. Sigh

If not mistaken under defect liability period if the contractor dont rectify your defect in 4 weeks time, u have the right to ask outside contractor to do the job and u can claim it back to the contractor. As a buyer u should know your right as it is protected in legal agreement.

Can hack the wall but need to use special tool. For conventional brick wall, just hit with hammer will do laugh.gif

olive hillpark also not using brick... haha also using some sort of concrete wall... when some of the owners wanna do drilling or hacking for air cond pipe... the contractor give up half way because it super tough and hard... its either u hack til ur neighbour wall or you dont... haha....

I dont know about others, but cendana defects is quite small at my house. Probaly need to spend a few months to see any crack or leaking. But at the moment you can feel the quality in the workmanship.

not trick lah...all SPAs are standard de.....

bcos developers cant control what 3rd parties like TnB ad Syabas schedules like.........

maybe developer didn't pay enuf angpow...or donation to the parties.

I ever hear some developers vped but you cant even move in for the next 6 months.....

setia eco glades also vped without power....contractor just tapped into common power supply and did reno.....best of both worlds rclxms.gif

there are many horror stories....more so if your house is not under schedule H or G......which is standard spa under HDA.

Cherry is using brick but olive is IBS. It is in the house spec under structure. But nowadays even brick has many types. Unlucky if the contractor using low cost brick to gain more profit.

SOHO can be under HDA also.

I would say all landed usually yes protected under HDA.

Not all highrises condo or those looks like condo feel like condo live like condo but not condo are not under HDA protection. You think all home buyers are full of knowledge before they inked their SPA?

Need to wait... the extended highway latar highway to perak and highway to klang, super hospital will happen in 5years time. After that this place will boom, like shah alam the old days. But i do like it now, highway is smooth and place is not crowded.

night life normal only... mostly also did their dinner and entertainment near subang or setia alam before come back.... tesco crowd... normal.... not to the extent of crowded.... restaurant.... those near alam jaya doing okay... MCD full house during lunch and dinner....

Night life is far from entertaiment like kl subang shah alam or pj. Can sleep peacefully smile.gif. Many restaurant offer low to moderate price. Satay still at 80sen. Nasi lemak have bigger portion of rice sambal and egg.

as long as you work within the radius of 30 mins driving distance should be okay... not much industrial hub in puncak alam itself.... setia alam, meru, subang, shah alam are better bet for you to shift your career....

Now distance office to house is just 10km (KL), but 40mins driving..
no choice since current job involves lots of "on call basis outside meeting/travelling" sweat.gif

i used to be staying in cheras.... going my work place uptown... 20km... but every morning and off work... one hour +..... damn.... since from here go also one hour.... not too bad... at least i am stepping on pedal more than brake....

I bought at rm580k inter. Before me, my neighbour bought during soft launch is rm520k for end lot. Now is rm680k inter. Discount need to call them as it change according to sales.

best case is remain the same as per your time... otherwise.... u will make paper losses already if they gave out too much discount to clear stock.... also i think currently at puncak alam... no any developer did so yet.... make it cheaper than the earlier buyers...

I also dont believe at 1st. But She show me the calculation made by his bank agent for end lot. Shes a gov servant. Not from whb. But she book it during expo or something like this, i think it call soft launch.

Anyway ijm just start new project beside pb 2, land clearing is under way. The new ijm condo is still not fully sold, they already start a new one smile.gif.

LBS project emmm i hope they make a short cut road through latar. Dont know what project they make, no ones know their project phase layout

As for LBS project, jv with worldwide.. . I've seen few fb ads about their DSL 20X60 price almost 400k for bumi. Also townhouse unit with price slightly more than 300k.

Also there will be new route to Latar from junction puncak alam jaya (kfc area) to Latar.

i recently bought at cendana puncak bestari.
b4 that also compare with eco grandeur ..
but I more prefer cendana bcoz the house is more spacious & nearby schools
EG landscape is very nice ..but i choose house rather than landscape

Same with me. The weather is killing nowadays. In picture look nice mcm mendung2 camtu. Reality peluh x ingat. Only night can stay longer in those places.

Anyway, since PH takeover the gov. I hope if they have plan for puncak alam the future.

I think pck alam is more to housing area.. Place to live n play.
Commercial area maybe more to sme industry..
But i saw a big warehouse for car spare part nearby econsave..
